38 The Salcombe is a two bedroom waterside apartment located in the very heart of Salcombe with a large balcony that enjoys glorious panoramic views of the estuary and sandy beaches. There really are few spots in Salcombe that can boast such a view.    

The property has excellent facilities including a private parking space, access to the communal gardens, use of the shared outdoor heated swimming pool (seasonal opening times and strictly for guests of 'The Salcombe') There is also a great choice of pubs, restaurants, shops, cafes, art galleries and the passenger ferry to popular sandy beaches all within a short stroll from the front door.

Please note that the communal facilities at 'The Salcombe' (laundry room, shower, toilet) may be closed depending on Covid guidance at the time.

For 2024 the pool will be open from 3rd May until 28th September, from 8am until 6pm (8am - 8pm in July and August). The Salcombe Management withhold the right to make changes regarding pool access. There is no lifeguard - guests must sign a user agreement.

Entrance to hall leading to open plan lounge and kitchen. Lounge area with two sofas, Smart TV, folding dining table to seat 4 and patio doors to balcony. Kitchen area with electric cooker and hob, fridge freezer, dishwasher and microwave. Bedroom 1 with double bed, TV, patio doors to balcony and en suite shower room with shower, basin and WC. Bedroom 2 with twin beds. Family bathroom with roll top bath, separate shower, basin and WC.

Coin operated washing machines and dryers in communal laundry room on ground floor of the building (£3.50 per wash. Drying £1.00 per 15 minutes).

Large balcony with table and chairs, sun lounger and ‘Fat Boy’ bean bag. Stunning panoramic views over the estuary. Balcony also overlooks The Ferry Inn garden. Use of communal gardens and swimming pool. 

There is a small boatstore on site which can be used for storing kayaks and paddleboards (space permitting). 

The beautiful waterside town of Salcombe, with its outlook across the stunning harbour to golden beaches and the sparkling sea beyond, is one of South Devon's most desirable holiday cottage destinations. A mecca for sailors and water sports enthusiast, and a playground for the rich and famous, Salcombe is the UK's answer to Saint-Tropez.

In the summer months, traditional sailing boats race past the Princess Yachts moored in the harbour, while sports cars cruise through Fore Street, past buzzing designer clothes stores and local boutiques. The shops and restaurants located by the waterfront exude the perfect nautical vibe, complementing the boatbuilding heritage that has long served the local townsfolk lucky enough to live in this scenic, naturally sheltered harbour. 

Strolling down Fore Street you will find a tempting selection of cafes, delis, restaurants, and pubs to frequent, whilst children (and adults!) will insist on a trip to the old fashioned sweet shop, Cranch's, or treat them to delicious local ice cream at the Salcombe Dairy. The recently refurbished, family and dog-friendly pub, The Victoria Inn, serves excellent food and also operates a 'man crèche' that may be useful for more relaxed shopping trips!

A little ferry makes the short trip back and forth to the golden sands of East Portlemouth and the dog-friendly beaches at Mill Bay and Sunny Cove, whilst the energetic can pick up the South West Coast Path from here to enjoy unrivalled scenery from the rugged clifftop trail. The beach at North Sands is an easy stroll from town, where you'll find The Winking Prawn, a child-friendly institution amongst locals and holiday makers alike, where diners can enjoy delicious food and drink for breakfast, lunch or dinner... or all three if you fancy a full day on the beach.

The exquisite Overbeck's National Trust, just a little further along the coast at South Sands, is well worth a visit for the spectacular views and world famous gardens, capable of growing a broad range of rare and exotic plants not commonly found on these shores thanks to the site's unique location, perched high on the coastline and open to the Gulf Stream.
Outside of the peak season, visitors can expect to find a much quieter town more akin to a sleepy West Country village. However, the shops and restaurants generally stay open throughout the year, and the natural beauty of the area is so abundant that Salcombe remains a fantastic holiday destination all year round.

Food and service poor on the one occasion we ate here. Food took along while to arrive and when it did part of the order was wrong. The steak in the steak sandwich was undercooked and tough. Service was poor, cutlery not provided, we weren’t asked if we needed any sauces or asked if everything was ok with our food. Unfortunately that meant we didn’t eat here again during our two week stay.

Very short trip by Ferry from East Portlemouth Ferry landing £2.30 one way - Aug 2022. Access to ferry is down the steps next to Venus Cafe. Ferry Inn is as you'd expect, right by the Ferry landing - Salcombe side. Good beers and G&T with great views if you're luck enough to get a waterside table as we were.

This is our favourite pub in Salcombe. We had a lovely Sunday roast here. Very tasty and hubby had fish and chips later in the week which he really enjoyed. The fish was a whopper. Very filling. The beer garden is a real suntrap and must have the best view in Salcombe. The staff are always very welcoming and friendly too. Our pooch loves it here as she always get a biscuit.

I ordered 4 meals from the takeaway menu, and all were extremely poor, tasteless, and bland; The burgers were served on soggy buns, the Thai Curry was so runny it was effectively a Prawn Soup, and the fish and chips were totally unappetizing in both appearance, and taste. We also had a reservation in the Restaurant for myself and my Wife for 2 days later. I called the restaurant following our poor takeaway experience to report our disappointment, and that our restaurant booking was now in doubt; their response was a very curt "sorry to hear that, we'll cancel the reservation..." . Having read good reviews previously, I was ready to accept the takeaway was perhaps an aberration (new chef, short staff, food supply issues..?) and give them a second chance. Instead I can only comment on the (very expensive, very poor) takeaway food, and the feeling that this Restaurant has greedily bitten off more than it can chew in continuing a takeaway service when its restaurant is full, and that standards have been sacrificed in the process. Unimpressed, unfortunately. I was holidaying alone and booked a table for one in the dining room. I arrived to be shown to a table in the bar right by the busy entrance. The young man attending to me tried his best to find an alternative and I accepted a table outside. I ordered 'chicken supreme' which turned out to be two small pieces of dry chicken with veg and a small amount of gravy, effectively a simple roast dinner. After a tiring day, rather than complaining, I ate the meal, paid and left, but wouldn't eat there again.

Just lovely - all that a proper pub/restaurant should be these days - lovely, friendly, engaging staff - an imaginative and not too bewildering menu - and what we came to regard (three meals in three days) as lightning service. Nothing seemed to be too much trouble. A proper grip on gluten-free food for a lifelong coeliac sufferer, and while (predictably) seafood is a strongpoint the locally-sourced meat - and vegetables - was equally delicious. We understand the present management is retiring this November. Experience this one while it lasts... VERY highly recommended.

A visit to Salcombe wouldn't be complete without some time on the water and Whitestrand have the perfect selection of boats to suit those looking for a few hours or a day on the water; whether you're first timers or experienced. We have been booking with them for a few years and always enjoy our day beach hopping or even pub crawling! It's a novel idea using the boat to get to The Crabshell Inn or The Millbrook Inn. Some understanding of tides is useful. Life jackets provided and children & dogs are welcome aboard.

Hiring a traditional Salcombe Yawl or launch is a fabulous way to explore the Salcombe estuary taking in the beaches and wildlife along the way.  The Salcombe Yawl is an attractive 16ft dingy unique to Salcombe suitable for racing or cruising with the family, or alternatively, less experienced sailors can hire a sturdier harbour launch with inboard engine to potter from beach to beach.  Both are available on a weekly basis along with everything you need to have and enjoyable yet safe time on the water.  Sailing tuition in a Salcombe Yawl, or leisurely skippered sails around the harbour are also available in the safe hands of experienced local sailor Scratch Hitchen.

Accessed either by boat, via a 10-minute walk through the woods from parking at Mill Bay, or a stroll from the Salcombe to East Portlemouth Ferry, Sunny Cove is a sandy beach which, as you might expect, catches the sun throughout the day, weather pending. It’s on the East Portlemouth side of the Salcombe Estuary opposite North Sands beach and Fort Charles, the ruined fortification that was originally constructed during the reign of Henry VIII to defend the Kingsbridge Estuary against French and Spanish Pirates. It’s a relatively gentle spot for swimming and ideal for picnics, lazy summer afternoons, and reaching on kayaks and paddle boards from other nearby beaches as well as being the perfect spot for building sandcastles. That said, the tide can come in quite quickly so make sure you don’t get caught out and be careful of the swell when bringing boats into the beach. Head there for the day in the summer or as a stop off en route to the café at Gara Rock or a longer walk along the coast path towards Prawle Point. A sandy beach on the East Portlemouth side of the Salcombe Estuary, at low tide Mill Bay stretches all the way up the coastline to East Portlemouth beach. It has the most wonderful view of Salcombe itself and is popular with everyone, especially families, because of the large swathes of sand on which you can set up camp for the day and enjoy safe, clean swimming conditions. Parking is limited, so the best way to get to it is either by boat or by catching the East Portlemouth Ferry from Salcombe and strolling along. That way you can also nip past The Venus Café by the slipway to pick ice creams, sandwiches and refreshments before settling in for the day. There are rock pools to explore, sandcastles to build and swimming to be done, just make sure you’re careful of any boats coming in and out of the beach. Dogs are welcome at Mill Bay all year round, and it makes an excellent spot to run around with them whatever time of the year. Like the other beaches along this stretch of coast, Mill Bay makes for an ideal place to spend the day right into the evening, although it is a little stroll to the nearest facilities. It’s also a lovely beach to meander across en route towards Gara Rock or on a longer walk along the coast path.

We attempted to drive to Mill Bay car park- not a good idea in August! No parking spaces, no turning points. We tried another day, parking at Gara Rock and asking down the bridle path. We have a disabled granddaughter, the walk down was manageable but the return walk was much more difficult. Beautiful beach and worth the walk.

The first beach as you walk along the Cliff Road out of Salcombe, North Sands sits in a valley and is a sandy horseshoe shaped beach that’s expansive at low tide. Thanks to its shape and location, it’s extremely popular in the summer because there’s plenty of space to set up camp for the day with buckets, spades and fishing nets in tow for avid marine biologists and sand castle connoisseurs. The beach has a fresh water stream running through it from the top of the valley, which, aside from providing hours of entertainment for accompanying dogs and a marvellous place to wash the sand off your feet, also means that the beach is largely wet sand, so don’t forget to take something to sit on if you’re heading there for the day. Popular with swimmers, despite the chilly water, North Sands provides a wonderful view out of the mouth of the Salcombe estuary and into the deep blue yonder so, for keen photographers, it’s ideal. If the weather is right then it’s a favourite amongst body boarders or even surfers on choppier days, and it’s a great place to take the paddle boards and kayaks if you happen to have them. Dogs are allowed on the beach all year round, unlike many of the beaches in the area, there are toilets over the road and there’s a car park with charges from £1 throughout the year. The cherry on top of this beautiful location is The Winking Prawn café and restaurant that’s right next to the beach. Open all year round they serve everything from breakfast, lunch and dinner to coffee, tea and cake, and in the summer they provide a barbecue in the garden overlooking the sea. It is popular though so leave a little time to queue for that Salcombe Dairy honeycomb ice cream in the height of summer!

What a beautiful place to walk to along Coast Road from Salcombe town. The view through the trees to the amazing colour of the water is breathtaking and North Sands is spectacular. We could have sat just people watching all day. The winking prawn is a lovely place for a drink or bite to eat.

A short ferry ride over the estuary from Salcombe to East Portlemouth, followed by a scenic walk along the coast (around 40 minutes depending on how speedy you are), will lead you to a dramatic headland and beach café known as Gara Rock. With panoramic views of the sea, the café is open for teas, cakes, lunch, and afternoon tea before you descend to Gara Rock Beach below. The beach is a sandy cove flanked by rocks, and can also be reached by parking at the Mill Bay car park which is around two miles away on foot. The beauty of this beach is that it is only accessible either on foot or by boat, so it does have a wonderful sense of escapism alongside its rugged splendour. Although it is a little bit of a climb back up to the café, the proximity of food and toilets means that you can set up camp here for most of the day, dipping into the water as and when you choose if the weather is warm enough. Alternatively, it’s the perfect place for a pit stop if you’re spending the day walking along the coast path towards Prawle Point and Dartmouth beyond. Dogs are allowed on the beach but not in high season, so keep that in mind, and while it’s a slightly tricky beach to get to it’s worth the effort… maybe just see if you can get a takeaway brownie and a cup of tea from the café to keep you going!

Over a (rather large) hill along the road from North Sands and around a 30-minute walk from the centre of Salcombe, South Sands is a sandy beach, with a stream running through it, that’s particularly geared up for water sports. South Sands is also accessible from the centre of Salcombe by the South Sands Ferry, a merry looking yellow, blue and red boat that takes around 15 minutes at a cost of £3.60 per adult and £2.60 for children over the age of three. You’re then greeted at the beach by a sea tractor to take you onto the dry sand, where you will find the South Sands Hotel as well as the enchanting Bo’s Beach Café. The beach café is a family run business serving all the necessities for a day on the sand including tea, cake, coffee and light lunches as well as beach essentials and toys. It runs in conjunction with Sea Kayak Salcombe who provide kayak and paddle board rental and tours for all levels. During the Salcombe Town Regatta, South Sands also plays host to the annual sandcastle competition, an illustrious occasion that welcomes all participants with enthusiasm, so make sure you keep an eye out if you’re a budding architect or artist, or potter along and take a look at the local and visiting handiwork if you’re more of a spectator. It’s worth noting that there’s limited parking at South Sands so it’s a good idea to either walk to it, park at North Sands a short walk away, or park in Salcombe and catch the ferry over. Dogs are also welcome at South Sands.

We had a fabulous stay. The property is in a great location with lovely views and very convenient to walking into town. It was spotlessly clean, the decor was very nice and the furniture and fittings excellent. The kitchen was very well equipped. The outside furniture and balcony were fab! Apart from my suggestion of a mirror in the bedroom we had everything we required. We will definitely book again. The best food was at the Kings Arms, the Fortescue was also good. The Winking Prawn was a real disappointment compared to previous visits and very expensive. We went for a drink in the Victoria but it was not a great experience, it definitely needs a refurb. There was no atmosphere, the staff were unfriendly and the wine undrinkable. It’s so sad as this used to be a favourite venue. The coffee and cake at the Wardroom and the Pantry (both on Fore Street) was lovely. Finally, a big thank you to everyone at Toad Hall Cottages, the professional and friendly staff were excellent. The Welcome Pack was very informative and we can not fault the service we received. We have been coming to Salcombe for over 40 years and previously booked with Coast & Country and Salcombe Holiday Homes but you are significantly better and we will certainly book with you in the future.

We have stayed in Salcombe regularly for the last 40years. The property was perfect. I have dealt with all the booking agents in the town and can confirm that Toad Hall Cottages are by far the simplest to deal with from every aspect. We had a fabulous week. While we were there we did have a problem with both TV’s and no hot water. Oliver was superb, he came out immediately resolved the water issue quickly and did a temp fix on one tv so we could see bbc channels, he then arranged for an Ariel guy to come out the next day. You don’t want to have to meet the maintenance guys while you’re on holiday but Oliver was brilliant.

Number 38 has lost none of its charm since our previous visit a year ago. The combination of its location with the standard of equipment and the excellent quality and thoughtfulness of the furnishing and fittings, must make it one of the very best holiday apartments in the south west. Beautiful apartment with stunning views. Really well-designed with lovely furniture and accessories. Great location - nice and central to everything you could need - pubs, ferry, shops etc. Shame about the lobby and corridors (very dated and tired), but wonderful once inside. Also, a big thank you to Dan at Toadhall Cottages who came to help us with the heating, which had broken and was broken during the duration of our stay (a building issue out of the control of Toad Hall), and provided very effective oil heaters!

We are pleased to see you had such a great stay. We are also pleased to say that there are plans in the near future for the communal areas in 'The Salcombe' to be updated. Fixtures and fittings were great- the only thing that would have made it better would be a washer/dryer ( much needed with two kiddies!) The decor was fab throughout the apartment.

Sorry about that, but washing machines and tumble dryers aren't allowed in the apartments because of the associated noise. However, there is a laundry room in the building for guests to use with both washing machines and tumble dryers.

Number 38 must be one of the best in the old Salcombe Hotel. Its position was excellent with its views out across the estuary and out to sea. The interior design of the apartment was as perfect as you could get for a seaside holiday apartment. The equipment too was of an amazingly high standard as was the cleanliness. The bucket and scrubbing brush was useful for the outside furniture but in the end, the seagulls won. In all, an excellent apartment with everything you would need for a holiday and in the centre of the town. As close to being perfect as one could wish for.

For this standard of holiday let we have always previously been provided a welcome hamper. The communal areas are in serious need of upgrade and fall well below the standard of the apartment itself. During our stay the toilet in the property needed some maintenance work, this was dealt with quickly and conveniently by Toad Hall, thank you.

The property was wonderful and in a great location. It had everything we needed, had clearly been well thought about and was great quality. We planned to do a lot of outings but sitting on the balcony and watching the activity on the water took over! A really relaxing place to visit and stay.

38 The Salcombe is a fabulous apartment in a fabulous location. Very well equipped, comfortable with high standard of fittings and furnishings. We loved it and had a super time. Bravo to the owner. We will definitely be coming back. A few minor issues to pass on: 1. No washing up liquid or cloth to clean surfaces - there is a dishwasher but with it being just the two of us, we didn't use it. 2. Wifi - wifi connection comes from the Salcombe itself and since it's a large building with numerous apartments, the wifi connection was poor, which we found frustrating, especially when wanting to use the Internet to look up local information etc. 3. Strange intermittent water issue: on running the various cold taps in the property, they often ran warm. We had to fill bottles with this warm water and chill it in the fridge as it was too warm to drink. It seemed to right itself on day 3 however and cold taps started to run cold water. 4. On arriving at The Salcombe, we did have problems getting in through the barrier, since engineers who had worked on the barrier earlier in the day had not replaced the fobs on our set of keys. This meant that after a five hour journey, we then had to wait for half an hour for Paul the caretaker to come from Kingsbridge with the right fobs. Also, someone had parked in the allocated parking space (although we did manage to track him down and he did come and move his car and was very apologetic). It was a challenging start. Despite all of the above, however, we were thrilled with the apartment itself. Really super and all our dealings with Toad Hall were friendly, professional and courteous.
