Dining area perfect for entertaining, overlooking the gardens with Juliet balcony.
Kitchen with island and breakfast bar, two electric ovens, ceramic hob, dishwasher and American fridge freezer. 
Conservatory with access to upper terrace and barbecue area. 
Bedroom 4, the master bedroom, with 5ft king sized bed and en suite shower room and WC, dressing area with built in wardrobes, Juliet balcony, and french doors to upper terrace. Throughout the property (excluding downstairs bedrooms) runs a whole house audio system with iPod connection.

Private mature gardens and lawn surround the property on several levels, with paved patio areas, garden furniture, charcoal barbecue and gated driveway. Exterior shower adjacent to utility room for washing off when back from the beach.

Hope Cove is one of our most popular and sought-after destinations. A quaint old fishing village sat in picture postcard surroundings, it is home to some of the finest coastal holiday cottages in Devon. Formed around the twin villages of Inner and Outer Hope, the cove benefits from two golden sandy beaches, and an abundance of rock pools for the kids to potter about in, looking for signs of marine life.The beach at Inner Hope often offers perfect conditions for safe body boarding.

Hope Cove is home to the Hope and Anchor pub and The Cove, an uber-cool café bar that serves late breakfasts and sunset suppers just a stone's throw from the scenic beach. The Hope Cove Gallery exhibits wonderful local art and crafts, and is a great place to pick up a souvenir or just have a lazy browse to escape the summer sun. Alternatively, treat yourself to an ice-cream, find a quiet bench and watch the waves gently roll into the bay. The adventurous might be inclined to set forth in search of little-known Beacon Beach, where they are likely to find themselves alone with only the gulls for company, while walkers can take the coast path east towards Bolberry and beyond, or west to South Milton Sands for a swim followed by a meal at the fabulous Beach House.

I remember this place as The Sun Bay Hotel. Wow, what a difference. My son treated me to a belated birthday lunch. The food was sublime served by a delightful young girl. We both adore fish and you did not disappoint. The view overlooking the beach on a beautiful sunny day could not have been better. Thank you. We shall definitely return.

We ate Sunday lunch here during our stay and can honestly say it was the best meal we had during the week. The food was absolutely delicious, and was contemporary in style. Charred leeks and garlic and chilli clams for entree, then lamb loin with chickpeas, soured cream and pomegranate and Dover sole with buerre noisette for mains was amazing. The weather as nice enough to eat outside and the view was great. Staff were very friendly, helpful, professional and polite. Would definitely recommend visiting if you are in the area.

I had a lovely very big meal here on my arrival evening. I find it a bit outdated though. A lot could be done to improve the decor to make it more modern and the staff could lose the penguin suits and just dress smart to make it less formal. That would attract younger people. It is very much for the Seniors! Also you have to pay for set courses. I just wanted a main which they did accommodate after I asked.

Was lovely to see the pub open again and it looks great! However, we were very disappointed and shocked to see that the outside upper seating area (next to the carpark) is shut off and is now residents only (people staying in the pub accommodation) !! It has lovely comfortable chairs with cushions and throws but while we were there we noticed it was hardly used!! This leaves a very small area to the front, next to the road, with no sea view, for everyone else!! We could see that the pub was short staffed and inside the area near the stairs and by the kitchen was shut several times. Over our two weeks The Cove was shut for four nights (2 nights per week) and this obviously made the pub extra busy. The staff were lovely and worked incredibly hard - the service was always excellent and the food was absolutely delicious. However, we encountered a very unpleasant holiday maker who obviously felt it was their right to jump the queue for a table and I fear that this will happen more and more if The pub and The Cove don’t get more staff - I do hope that they manage to.

Plenty of room and helpful staff, although lacks a bit of atmosphere in my opinion. My partner loved his fish and chips however I had the seafood curry and although it was very tasty with a Thai style sauce the quality of the seafood let it down. The mussels were tiny and vastly inferior to others I had eaten that week. There is quite a lot of very good food in the area and although my other half was happy, I wouldn't rush back.

Great pub! Massive improvement on the last time we came before the renovation. On sunny days we say out on the balcony looking out to sea, then when it rained we cosied up inside. The place is huge and the food was really good too. We ended up in there almost every day!

Ordered takeaway fish and chips for 5 on night of arrival. Quantities advised as 'generous', but weren't really. One had just 20 chips (& that included the tiny ones). Acknowledge difficult times for all, and so polite feedback provided in following days, so hopefully portions are improved for subsequent visitors. By comparison our final night Torcross Boat House f&c were far better in taste and quantity and perhaps Cove management should sample there. Other reviews are more favourable so hopefully this was a one off.

Enjoyed Pizzas from the takeaway which were very tasty. The pizzas were ready within about 15 minutes so not a long wait. We had ordered one of the dips with our takeaway which was served in a pot with no lid, asked if there was a lid for the dip and advised there was not. This was a slight problem as we had to walk back to Inner Hope fortunately managed to tuck it into the container with the fries. Well organised with regard to Covid 19 regulations. Lovely balcony to sit and have a drink with views across the bay. Would definitely return.

Me and my partner arrived home from our week holiday at this property yesterday. I have to say Shippen Cottage in Hope Cove is the best place I’ve been too and was the best holiday I have had. The cottage was clean, had everything you would need to enjoy your stay. The log burner made it so cosy in the evenings. The cottage is a few steps away from the beach which was great. We got to watch the sunset over the sea every night which was magical! I managed to get lots of great photos. The back garden area is great to have your dinner whilst looking out onto the beach. So glad we found this cottage and we really look forward to returning.

Now this place needs to get their act together! My holiday was a hiking trip and I found it on my first hike from Hope Cove to Salcombe. I found the staff a tad unfriendly but I did have a lovely coffee and sausage bap to fuel me on my way. There wasn't a problem without a booking. However, my 2nd visit on a short circular walk to Bolberry Down on my last day was very disappointing. I was met with a "Sorry we're closed (at about 11.30am!) and it's bookings only as it's gone past breakfast and lunches are fully booked!" I asked if I was able to just have coffee and a snack and was told I could have cake so I was happy with that. However, he then came out and said sorry that they'd sold out of cakes!! At 11.30am. The possible Manager then came out and said sorry we are short staffed and 30 people turned up this morning and ate all the cakes as no brunch was being served (??!) Really? "It's drinks only I'm afraid, we are fully booked for lunches" Well, talk about mixed messages, bad planning and bad management in what is still the holiday season! They are too keen to ram home that they are a 'fine dining restaurant'! All a bit snobbish and unaccomodating for me! I had to go without and return to Hope Cove where The Cove was much more accommodating.

We had a lovely meal at the Ocean View. It is just off the south west Coast Path and National Trust at Bolberry Down so the setting is stunning. Its a modern restaurant with a varied menu and can thoroughly recommend the fillet steak and Seafood Plate which were both delicious. The staff were really lovely and helpful. I even got a free cocktail (which are excellent) when i received the wrong one initially (which i preferred to the original one so i was quite happy anyway). Highly Recommended.

We had Sunday lunch here on our wedding anniversary. My husband had roast beef, which was excellent and I had sea bass, also excellent. The service was very good and the surroundings are great. If the weather is good you can eat outside on the terrace. We would definitely go back as the choices are varied and interesting. They are happy to accept well behaved dogs and provide towels to wipe down any wet and muddy ones!

On the coast with spectacular views of the sea, Thurlestone Golf Club can be seen from the beach and is fortunate enough to be on a beautiful section of the South West Coast Path. The 18-hole course is a mix of links and cliff top terrain and aims to cater to all ages and abilities with a variety of tees. All visitors are welcome and will be pleased to know that there are two bars on site as well as a separate dining room. Green fees vary according to the season but start at £36 per person in the low season. As with most golf courses, there is a dress code so golf shoes must be worn and denim isn’t allowed, but a full list or restrictions are listed on their main website.

Hope Cove is the perfect name for this inspiringly beautiful little corner of the South Hams. Divided into two areas, Inner Hope and Outer Hope, both linked by a footpath and road, and each with their own respective beaches, Outer Hope is also home to the Hope and Anchor Pub and a collection of shops and cafes, while Inner Hope is a quieter more residential area. At Outer Hope you will find Mouthwell Sands, a sandy cove scattered with pebbles and backed by rocky cliffs with a slipway and steps from the road down to the beach. It’s a popular spot with surfers, despite being a fairly small beach, and watching the sunset from here is a beautiful way to spend the evening. There is a car park by the beach where charges apply so make sure you have cash on you as you arrive, and dogs are permitted out of season with restrictions applying from 1st May until 30th September. Meanwhile, Harbour Beach is a short stroll away and bridges the two villages of Inner and Outer Hope. It is a wide sandy beach that’s perfect for rock pooling and sand castle building, and there is a harbour wall that makes for spectacular crashing waves in the winter as well as a tempting spot from which to jump into the water in the summer at high tide. Just make sure you don’t jump in when the water is low as it’s too shallow. Harbour Beach is also an ideal spot from which to paddle board or kayak across the bay, with the really intrepid amongst us pottering all the way along the coast to Thurlestone and Burgh Island. Finally, at Inner Hope itself there is a small sandy beach that’s accessible down a slipway. This is home to the old lifeboat station and is a quiet spot that marks a juncture along the coast path from Bolberry. Speaking of which, you can walk either way along the coast from Hope Cove, either towards South Milton Sands, Thurlestone and Bantham, or towards Salcombe. If you are making a day of it then why not start at the Winking Prawn at North Sands and stop at Hope Cove for lunch?

Hope Cove is a beautiful place to stay with small but lovely beaches. Sunset is marvellous and views from adjacent hills are excellent. Pubs and restaurants well attended and situated on /near the beach.

Hope cove has many excellent dog friendly eateries and is the perfect spot for a rest after a walk along the coast path. My personal favourite is The Cove as they made us and the dog very welcome both inside and out. Their Burgers are outstanding. There is no phone signal to book your carpark on the Ringo App so either pre-book before you get there or take some change!

Our first visit to Hope Cove and seven night stay at Surf View. Our first impression of Hope Cove exceeded our expectations, unfortunately approaching and entering Surf View was very disappointing. Shabby and not in a chic way. The exterior of the property felt unloved, unkempt flower pots, broken doorbell, and a general lack of upkeep. On entering still very disappointing. The paint work and walls throughout apart from the attic en-suite bedroom are marked, dirty in places and in need of attention. The kitchen wall beside the dishwasher being particularly dirty and badly stained, very off putting. However the kitchen units and appliances were clean and overall good.The grouting in the main bathroom needs attention and felt grubby. In the lounge area tatty placemats, a tie back missing from one pair of curtains. Seem minor points but all add to the presentation of this holiday let.The outside terrace again felt lacking of what could be a more inviting space although with table and chairs provided a sunny spot to sit.The best room in the house is the attic en-suite bedroom which had a fresher, cleaner feel. Furniture met the requirements. The shower albeit not powerful did the job and provided hot water most of the time. The property however is well equipped. Just a niggle;- why a 2 slice toaster which caters potentially for 6 people? A slow breakfast process. The owners have left excellent instructions for use of appliances etc and everything seemed to be working well. The parking can be a little tricky even for just the one car allowed We arrived August Bank Holiday and involved blocking in a car in the allocated area as 3 cars already there at 5pm. A busy day in Hope Cove and no street parking was available until night time. Was ok in the end just needed cooperatIon and understanding. Also not having to use the car from arrival to departure was an advantage. The house was cleaned to a good standard and the extra measures towards COVID-19 Toad Hall are taking are excellent. We took extra precautions throughout the week ensuring surfaces, handles, switches etc were constantly well sanitised. The house is in a lovely location, close to the beach and access to great walks with spectacular views. Surf View provides the basic needs of a holiday stay in Hope Cove especially when accompanied by four legged friends. Wish the negatives were less and the positives more but review Surf View as experienced. We enjoyed a lovely quiet holiday in Hope Cove and the surrounding area but left Surf View wishing we felt less disappointed and could review more positively.

We really liked Hope Cove with the exception of what appears to be a sewage outlet on the smaller beach (inner cover i think). so avoiding that part the outer cove and rockpools on the beach between the 2 were great to explore when the tide was out. restaurant at hope cover was great food, great service, we applaud their efforts during the corona malarky. and the little shop is well stocked with all seaside things you need. including hoodies of all sizes if its a bit nippy.

Nice little coastal village but not a lot there really and spoilt by way too many holiday homes with very little full time community or interest. Lovely small beaches, safe for the youngsters but best avoided at peak times as it simply gets too crowded. Decent pub but they served us a cold meal so we didn't eat there again. Narrow road down to Hope Cove from the main A381 is a nightmare with the traffic using it, the impatience of some drivers not giving enough room and we had our car hit and damaged by some ignoramus builder in a transit who tried squeezing past our stationary car, whilst yelling obscenities from his window even though it was us who stopped when he ought to have reversed back a whole 5 yards. Charming. Expect these sorts of things if driving in and out each day as there's no other roads in and out other than single-track. Clifftop walk in either direction is stunning and it's well worth the walk towards Thurlestone until you reach South Milton Sands Beach which is simply lovely...a real cracker of a beach with lovely views and plenty of room. Beware the kite surfer school who think that they own the beach as they had the cheek to ask people to move as they were about to hold a class in the water near the rocks where lots of kids were rock pooling. They needed to be reminded that it was not their beach... From Hope Cove, the walk to Bolt Head was very pleasant and then on towards Salcombe. Hope Cove itself seems to have very little community atmosphere and no-wonder as it comprises 250 full time residents scattered between inner and outer Hope Cove and up to 5000 visitors staying in holiday homes. Practically the whole village is made up of holiday homes with the only industry being hotels and the pub, a few B&Bs and the odd fishing boat. Such a great shame as it seems to have no sense of "self" which you get with a living, thriving community but to be expected as our small fishing fleets are all but killed off. Still, a nice place for a short break.

A beautiful coastal village with two sandy beaches. The village centre has some pretty thatched cottages and there is a good choice of places to eat most with sea views. We ate most nights at the Hope and Anchor and they are dog friendly. We enjoyed walking along the coastal paths with fine views from both sides of the village. Hope Cove is a good base to explore South Devon with Salcombe, Kingsbridge and Totnes within easy reach.

A long stretch of sand broken only by the South Milton Ley freshwater reed bed, South Milton Sands is a dramatic beach that’s exposed to the elements, making it something of a chameleon throughout the year. Rugged in its beauty, there’s nothing quite like watching the sun set at this beach behind an iconic rock archway in the water; it really is spectacular, particularly if you do so over dinner in the summer months from The Beach Café, a small but perfectly formed restaurant and café that’s perched just above the sand. If you want a table inside then you really do have to book this one, but if the weather is fine then eating outside is a joy. The beach is sandy and popular on windy days with kite surfers and windsurfers, but in calmer weather is perfect for a summer swim. Dogs are welcome at South Milton throughout the year, there’s a National Trust car park by the beach which costs from £5 for the day, £3 after 4pm or is free for National Trust members. There are also toilets nearby. It’s also worth knowing that in the summer months lifeguards are in situ from 6th July until 8th September, keeping everyone safe in the sun, sea and sand. When the weather is less conducive to sitting and admiring the view, South Milton is perfectly placed for a stroll along the coast path either towards Hope Cove and around towards Salcombe if you fancy making a day of it, or in the opposite direction you can walk towards Bantham and Bigbury on Sea. It’s a wonderful place to explore and watch Devon’s wildlife in all its glory.

South Milton sands is a beautiful beach. Arrive early to get a good parking space as it does get quite busy. The beach is sand and shingle. £5 per day for parking, great value. The only shame is that there were too many paddle boards getting in the way of swimmers. Maybe a cordened off area for swimmers would be better.

We loved this beach and returned a number of times during our stay. Safe shallow water for the family with some good waves for body-boarding as the tide came in and friendly life guards in attendance all day! Spoiled for us by the large numbers of kite surfers dominating the water along with the surf school who took little account of those families enjoying the beach ordering people out of the water when they had a schooling session on. Words were had. They need to understand it isn't their property and if people want to enjoy the beach, they need to move to a spot where they aren't bothering people. Good car parking and a nice little cafe selling cakes/flapjacks and coffee with WC next to it, so beach-goers are well catered for. Could have done without the thump thump music and bar flies in shades but that's typical of many such places these days. On the whole a great beach with decent accessibility via car or foot and preferable in many ways to the larger beach at Thurlestone during peak times, and preferable to the beaches at Hope Cove when busy.

A small sandy beach belonging to Thurlestone Golf Club, those who have been on regular Devon weekend breaks and holidays will have seen this beach change somewhat in recent years thanks to storm damage, but the evolving landscape merely adds to its charm. A 200-metre walk down a paved path from the golf club and its car park and you find yourself heading down a gentle slope onto the sand, with the option of enjoying the beach in its own right or walking along the coast in either direction towards Bantham or South Milton Sands. Dogs are allowed here at any time, which of course adds to the appeal for walkers, and if you fancy stopping somewhere for lunch then Thurlestone village nearby is home to a charming pub that’s cryptically named The Village Inn, which is suitable for the whole family and wonderfully cosy in the winter months. Alternatively head to the Beachhouse café at South Milton for lunches and evenings meals with a view of the sunset, or cups of tea and brownies from the Gastrobus at Bantham. It is one of the area’s quieter beaches, often acting as a place to wander past rather than one to spend the whole day on, but given its easy access and the proximity of the car park, and the golf club, it’s a delightful little spot in which to while away the afternoon.

We like this beach. We walk to it from the property we stay in in Thurlestone. It's always quiet. There are lovely views out to sea and you really feel close to nature when swimming. Nestled between the cliffs in the undulating Devon landscape, Soar Mill Cove is something of a hidden gem, only really accessible on foot. The easiest way reach it by walking down from the Soar Mill Cove Hotel, where there is a car park, or if you’re making a day of your jaunt, why not stroll along the South West Coast Path from Bolberry or even from Salcombe? The beach is a mix of sand and stone and has seen a fair amount of weathering in storms in recent years, which has merely added to its character and charm. There are no facilities in the immediate vicinity unless you wander up to the hotel. Dogs are welcome throughout the year at Soar Mill Cove, and it’s definitely worth the effort to visit!

Lovely walk from Salcombe, peaceful in october

Booked a meal here for my sisters birthday on July 4th. Welcome to restaurant was poor and service could have been better a little too hap hazard for a four star hotel. Food quality was not great. The crab starters were not chilled they were Arctic cold as were the plates this reduced the taste and flavour. They may have been frozen! I was pleased when the hotel rang to say they had sourced Lobster which shouldn't have been an issue as the local shops were full of them. Due to the cost we thought we would share one between the two us when it was served it was luke warm and again was tasteless was it fresh or frozen?? My husband had a well down done steak which was pretty poor with a very watery peppercorn sauce. Really! Perhaps the four star chef was on a night off? No mention of my sisters birthday despite reception making a note by the booking. £195 for the 3 of us and so not worth it. The Millbrook Inn, South Pool, Gara Rock, Salcombe, The Cricketers at Beesands all offer superior dining.

I love Soar Mill Cove. We used to go as a young family and stay in a house/cottage called Hamstone which I think isn't there any more. I had a lovely afternoon savoury tea at Soar Mill Cove Hotel. I had booked lunch there in advance and called to say I wouldn't make it from my hike in time and could I possibly have an afternoon tea instead. This was no problem for them and I was even a bit late. They were super friendly and accommodating and their cheese scones and coffee fabulous. Would love to stay there!

Recent storms have left piles of seaweed and rocks across the beach. The rocks made it impossible to swim and board in with my family.

This has been a hidden gem for many years with our children enjoying wonderful swimming and body boarding. I cant explain how disappointed I was to arrive in August 18 to find piles of seaweed but more importantly the damage caused by this years storms. There are rocks all over the beach where you would normally surf or swim. This has ruined a wonderful beach for the time being and will not be returning anytime soon.

Over a (rather large) hill along the road from North Sands and around a 30-minute walk from the centre of Salcombe, South Sands is a sandy beach, with a stream running through it, that’s particularly geared up for water sports. South Sands is also accessible from the centre of Salcombe by the South Sands Ferry, a merry looking yellow, blue and red boat that takes around 15 minutes at a cost of £3.60 per adult and £2.60 for children over the age of three. You’re then greeted at the beach by a sea tractor to take you onto the dry sand, where you will find the South Sands Hotel as well as the enchanting Bo’s Beach Café. The beach café is a family run business serving all the necessities for a day on the sand including tea, cake, coffee and light lunches as well as beach essentials and toys. It runs in conjunction with Sea Kayak Salcombe who provide kayak and paddle board rental and tours for all levels. During the Salcombe Town Regatta, South Sands also plays host to the annual sandcastle competition, an illustrious occasion that welcomes all participants with enthusiasm, so make sure you keep an eye out if you’re a budding architect or artist, or potter along and take a look at the local and visiting handiwork if you’re more of a spectator. It’s worth noting that there’s limited parking at South Sands so it’s a good idea to either walk to it, park at North Sands a short walk away, or park in Salcombe and catch the ferry over. Dogs are also welcome at South Sands.

The new Harbour hotel at South Sands has wonderful views over the estuary and is worth stopping there for a quick lunch before continuing up to the overbecks

A beautiful sandy beach that is superb for children as you have to go out quite a way before the water gets deep. Water sports available. Access is via very narrow lanes so be prepared to reverse and parking is very limited.

We found the house to be spacious and the kitchen was well equipped but there is a lack of seating and despite the house book asking not to put drinks on the floor there are no side tables. The windows inside and out plus the staircase were dirty and the upper windows and conservatory had an unacceptable amount of cobwebs which I would guess had been there for months. The twin bedroom does not have wardrobe space and the master bedroom is sparse. Travelling home with a bag of wet towels is not ideal. We loved Hope Cove and would return but not to this house,

Love this Cottage second time we’ve booked and have pencilled in next year only issue we had was heating boiler was giving off a very strong smell of oil you sent out an engineer who replaced a seal however did not think that was the problem did not seem to solve the issue. However we had a lovely holiday thanks to both you and the owners of Primrose Bank .

Primrose Bank was amazing. It was perfect for our family gathering. We all had a wonderful Easter week. Also admired the owner Helens paintings on the walls.

This was our second family holiday at Primrose Bank and we had a great time. The location is ideal - very quiet and peaceful, but close to the coast and the amenities in Hope Cove. The house is perfect for 3 couples ... and a dog.

Despite the comments above, we all really enjoyed our stay - the house was an excellent size and layout. The proximity to the beach was good and Hope Cove is such a lovely place! We would return. It may be useful for the future to know that a standard stairgate needed for the infants fitted.

Really amazing property - the best holiday let that we have EVER stayed in - in this country or elsewhere (and we have stayed in quite a few). Is even better that the pictures. Fantastic location in Hope Cove (which is a beautiful spot anyway). Everything you could ask for is in the property and of the highest quality. I only hope that we will be able to stay there again in the near future. Many thanks to the owners for allowing us to stay.
