Set back from the pretty lane that winds down to Bantham beach, one of Devon's most popular surfing beaches, 1 Upton Barns is at one end of a desirable group of barn conversions above the Avon Valley, with far reaching views across the beautiful Devonshire countryside. The property has been completely redecorated and furnished to a high standard in a fresh, new contemporary style. On three floors, with bedrooms above and below the ground level living room and kitchen, it provides comfortable and superbly placed holiday accommodation for families or groups of friends wishing to enjoy such a prime South Hams location.

Accommodation
The front door leads to an entrance hall with cloakroom, WC and basin, kitchen/breakfast room and living/dining room. The L-shaped kitchen has views to the garden in one direction and across the courtyard to open countryside in another. There is an extendable table with seating for 4 - 6 in the breakfast area, fitted wooden fronted cupboards, built in electric oven and hob, microwave, fridge/freezer and dishwasher. The living room has two 3-seater sofas, two easy chairs, TV/DVD and stereo/CD player and a drop leaf dining table seating up to 8. Open tread stairs from the hall lead up to two bedrooms and a bathroom on the third floor. The master bedroom has a kingsize 5ft double bed, exposed scissor beams and a large velux window. The twin bedroom also has beams, two 3ft single beds and a window overlooking the garden. Bathroom with bath, shower over, basin and WC.
From the entrance hall a separate staircase leads down to a lower hall with a utility room, bathroom and two further twin bedrooms. One with 3ft beds and the other has 2ft 6in beds that also link together to form a double bed. Bathroom with bath, shower over, basin and WC. The utility room has an oil fired boiler, sink, washing machine and small airing cupboard. A stable door leads out to the courtyard, car park and steps up to the gardens and drive.

Outside: Grassy banks with spring flowers, mature shrubs and trees slope down from the higher drive to a large lawn with garden table and chairs, perimeter stone wall, shrub borders and a delightful summer house. The lower driveway leads to the courtyard with parking outside each barn.
Note: Young children should be supervised in the garden as there are low walls in places and steps that could be a hazard.

Central heating (oil) and winter electricity end of September to Spring Bank Holiday £30 per week.

Village Shop/PO and pub with excellent food 1 mile. Kingsbridge 5 miles. Salcombe 9 miles. Totnes train station 30 mins drive.
