1 Toad Hall has bedroom accommodation for 6 persons but is capable of sleeping 8 with the inclusion of a sofa-bed in the living room. Toad Hall is a most unusual property, formerly stables to a nearby farmhouse, it acquired its name when used as a workshop for coins and medals. Now the building has been transformed into a very special holiday home, superbly furnished with wit and style. The cottage, all on one level, benefits from an attractive summerhouse, is bright and
contemporary with an unusual and pleasing twist (book to find out!). Toad Hall is situated in a peaceful sunny spot tucked in a quiet no through road in the charming waterside village of Newton Ferrers. It is a short walk to the centre of the village with its excellent waterfront restaurant inns and the dreamy wooded riverside of the Yealm estuary. This sailing haven is a gateway to the scenic South West coastal path, the sandy beaches of Mothecombe and Wonwell and just a short drive from the Cornish border.

Accommodation:
Stable door opens into a huge living room with a cloaks and shoe cupboard beside the entrance. This handsome, spacious room has an oak floor, unusual beams and plenty of skylights that fill the room with natural sunlight. Windows overlook the pretty courtyard garden and the sitting area is handsomely furnished with three leather sofas (one converting to a 4ft 6in sofa-bed), grouped around a very contemporary suspended open wood burning fire and a large wall mounted 40" flat screen TV. The kitchen area, superbly equipped, has ivory units topped with black granite surfaces, a gas 5 ring hob,
built-under electric oven, microwave, dishwasher, fridge, separate freezer and a breakfast bar and stools that divides the room from the lounge area. A glass topped dining table seats up to 8. Off the hallway area is a utility room with washing machine and the boiler. A corridor leads to the carpeted bedrooms. Master bedroom with 5ft bed, built-in cupboards with shelving, window to the garden and an en-suite bathroom with bath, shower over, basin and WC. Second double bedroom with 4ft 6in bed, built-in cupboards with shelving and a window overlooks the garden. Twin bedroom with 3ft beds, chest of drawers and ceiling velux. Family shower room with large shower cubicle, basin and WC.

Outside: The gated pathway from the parking area is shared with the Coach House, and a path winds round past the Coach House and up a series of shallow steps to the attractive brick paved courtyard area and garden in front of the cottage. Bordered with attractive flowering shrubs this is a wonderfully sunny and private spot, enclosed by a trellised wall. At the top of the steps is a granite basin with an outside hot and cold shower - ideal for washing off the sand and salt from the beach or a day's sailing. At the other end of the terrace is a delightful summerhouse/conservatory handsomely furnished with cane furniture and a glass topped table, a lovely spot to enjoy an evening drink.

Bed linen, towels (please bring own beach towels), high chair (by arrangement), (no cot), summer electricity , central heating and initial supply of logs .
Central heating (gas) from end September to Spring Bank Holiday £40 per week.
Parking. Plenty of parking on road in quiet side street beside garage. Unloading in front of garage. Parking is not permitted on gravel area.

Toad Hall and the Coach House may be let separately, but are ideal for a larger family group of up to10 persons (availability permitting). The Coach House would provide a perfect bolt hole for grandparents who want some peace and quiet away from the family in Toad Hall.
