This charming end-of-terrace stone cottage is situated off a quiet lane on the edge of the picturesque and secluded village of Kingston. 3 Rock Cottages is a delightful small and comfortably furnished cottage and is a pleasant stroll away from a well-known pub and just a mile from the River Erme's beautiful wooded estuary and, at low tide, acres of golden sands at Wonwell. The cottage has a level and enclosed garden that features a delightful summerhouse and a games room , both great hideaways for inclemant days. For enthusiastic walkers this is an outstanding area with miles of fantastic coastal paths directly acessible from the cottage.

Accommodation:
The front door opens into an attractive living room with white washed stone walls, a large comfortable sofa and chairs, a flat screen TV with DVD and a fireplace inset with a multi-fuel burner. The room extends into a seperate dining area with a circular table to seat 6 and is well provided with children's games, books and radio/CD player. The kitchen is well fitted and equipped with electric cooker with double oven, ceramic hob, small fridge and expresso coffee machine. A door opens to a very useful utility area with microwave and lots of room for storage of coats, wellingtons and surf boards etc. Access from here to the garden and a utility room housing a washing machine, tumble dryer and large fridge/freezer.
Stairs rise from the living room (these are open on one side , toddlers need to take care) to the landing. Small bunk bedroom with a set of full size 3ft bunk beds. Bathroom with bath, electric shower over, basin and WC. Pretty double bedroom with attractive 4ft 6in wrought iron bedstead, fitted wardrobe, pine chest and a sweet 4ft long toddler's bed (180cm long x 80cm wide).

Outside: The cottage is accessed across the front of two neighbouring cottages. A few steps lead up to the attractive, enclosed level garden with a pretty summerhouse, complete with table, chairs and a verandah at one end, and a games room with a mini pool table, at the other. A paved patio area has table and chairs and a barbecue is supplied.
