Here is an opportunity to enjoy being in the centre of Kingsbridge, South Devon, the hub of the South Hams at the head of the Kingsbridge Salcombe estuary and where within a few miles are some of the best beaches in the South West. No. 78 is very much a family home, comfortably and attractively furnished and within a few minutes' walk of the centre of town. This is an end of terrace house with steps at the side that lead up to a wide decked area and garden, furnished with table and chairs and this is a lovely spot to unwind in the sun and enjoy the views over the rooftops of Kingsbridge.  A short walk will bring you to the centre of this pretty market town and from here you can catch the River Maid ferry down to the lively seaside town of Salcombe, where you will find a host of beaches, restaurants, pubs and shops to keep you entertained.  There are plenty of scenic walks, both country and coastal, interesting towns and pretty villages to explore and the beautiful Dartmoor National Park is only short drive away.

 Accommodation:
Steep steps up to the front door and porch with hooks for coats. This opens out into a handsome kitchen diner , with large dining table to seat 8, a well fitted and equipped kitchen with fitted units, microwave, larder fridge, dishwasher, 5 ring gas hob with oven and grill under and door to rear courtyard. There is a decorative hearth, exposed stone wall and wall mounted TV/DVD. Door to the sitting room with a wood burner and well furnished with 3 generous sofas, large flat screen TV/DVD with video, Xbox, an iPod dock and Play station . French doors to courtyard.
Stairs (unguarded on one side) to the landing. Two twin bedrooms , both with two 3ft beds, pine wardrobes and chests, and wall mounted TV/DVDs. Double bedroom with 4ft 6in bed, hanging hooks and wall mounted TV/DVD. Smart family bathroom with Jacuzzi bath, basin, WC, ladder radiator and separate shower cubicle with electric shower and towel rail.
Across the gravelled courtyard is a utility/shower room with shower cubicle and electric shower, fridge/freezer, separate freezer, washing machine and tumble dryer. Separate outside WC with hand basin.

Outside: Rear decking with garden table and chairs with steps leading up to a terraced garden that overlooks the town and rooftops.  Lower front walled courtyard with table and chairs.
Please note that owing to the number of steep steps this cottage may not be suitable for the elderly or infirm.

Included: Duvets, pillows, bed linen, towels (guests must provide their own beach towels) electricity and gas central heating .
No smoking.
Pets:
One well behaved pet welcome.  Pet charge £25 per week.
No telephone, mobile reception good.
Parking for two cars off road opposite the property.
Beaches: Several south coast beaches accessible within a short drive.
Pubs, restaurants, shops, supermarkets, banks, cinema and sports centre all in Kingsbridge.
