This superbly positioned detached cottage overlooks the Taw estuary with unspoilt countryside views that look across the water to rolling hills. Ashford is a small village, only three miles from Barnstaple leisure centre and restaurants, just six miles from the best sandy surfing beaches and golf course, and ten miles from Exmoor with riding and fishing. The cottage provides simple, no frills (reflected in the price), fairly spacious accommodation. It enjoys its own private garden and offers peace and quiet in this lovely corner of north Devon.

Accommodation:
Entrance porch. Front door into hallway. Comfortable sitting room with a cottage style three piece suite, bright rug and TV/video. Door to garden. Kitchen/diner, equipped with electric cooker, fridge, microwave, separate walk-in larder, pine table seating 5, and small pine dresser. Separate utility room with washer/dryer. Cloakroom with WC. Upstairs to three bedrooms, one single room with 3ft 6in bed, a double bedroom with 4ft 6in bed and cot, and a further twin room with 3ft beds. Bathroom with bath and rubber hose shower attachment, basin, and WC.

Outside:
Private lawned garden, with bench, table and chairs, and use of owners' garden, which borders the cottage garden, and has lovely views of the estuary.

Duvets, blankets, pillows, bed linen, (not towels), cot, high chair and night store heating included.
Electricity and electric heaters by £1 slot meter.
Pets welcome. Pet charge £20 per pet per week.
No telephone, mobile reception good.
Parking: Ample parking in private yard shared with owners.
Beach and golf 6 miles. Shops, pubs and restaurants 3 miles.
