Church Cottage is a charming cottage in an unspoilt Devonshire village where there is a delightful mix of small thatched and slate cottages along with an awarding winning pub. Holbeton is a beautiful and picturesque village which has often served as a film location, notably for International Velvet, Sense and Sensibility and Rebecca. Close to the delightful villages of Noss Mayo and Newton Ferrers and only a mile from the River Erme's wooded estuary and the glorious unspoilt sandy beach at Mothecombe, this lovely cottage is a must throughout the year due to its proximity to the South West coastal path. Church Cottage provides endless opportunities for fabulous walking and exploring this beautiful part of Devon.

Accommodation: Entrance from road into beamed living room, kitchen/diner with large inglenook wood burner, TV, DVD and video and bright comfortable sofas and chairs. Fitted kitchen with washing machine, tumble drier, fridge with ice box, hob and built under oven, microwave and dining table to seat 4. Rear door out to garden. Upstairs, double bedroom with 4ft 6in bed. Twin bedroom with two 2ft 6in beds. Bathroom with bath and electric shower over, basin and WC.

Outside: An enclosed lawned garden with picnic table. Parking and large orchard at the rear of the property, an ideal place for a picnic and for children to play (by arrangement with the owner).

Duvets, pillows, bed linen, (not towels) and electricity included. High chair, travel cot and stair gate by arrangement with owner.

Heating Night Storage heating. First basket of logs/coal supplied for wood burner, whilst further supplies can be brought from the village shop or garage in Yealmpton.

Telephone Incoming and emergency calls only. Mobile reception good outside.

Pets Two well behaved dogs welcome. £20.00 per pet per week.

No smoking within the cottage please.

Mothecombe sandy beach 1.5 miles. Two Pubs (the Dartmoor Union www.dartmoorunion.co.uk and the Mildmay Colours) and excellent shop (fresh croissants every day) in the village. Noss Mayo 6 miles and Newton Ferrers 5 miles. Yealmpton 3 miles, Modbury 4 miles. Bigbury 7 miles. Plymouth 9 miles.
