Nestling in the very rural tiny hamlet of Eastcott, which consists of a handful of similar period properties, stands this large detached old cottage which backs onto a small working farm (north wind does bring the occasional farmyard smell) and is set within its own quarter acre garden. The surrounding countryside is totally unspoilt, some of which is uncultivated, with pretty wooded lanes and natural grassland. The nearby village of Kilkhampton (two and a half miles) where the local people are particularly friendly and helpful, offers a good range of shops including a small supermarket, pubs, a fish and chip shop; and a little way out of the village, on the road to Bude, there is a first class farm shop. Morwenstow is by the sea and is approximately 3 miles away. The coast here is quite spectacular, some of the highest cliffs in England and there are marvellous scenic walks along the coastal path and also from Gooseham to Marsland Mouth. Golf at Westward Ho!, Bude and Holsworthy. Riding one and a half miles away at Gooseham Barton; surfing at Bude and Westward Ho! and beaches within a short drive include Duck Pool (3 miles), Sandy Mouth (5 miles), and Welcombe Mouth (4 miles).
The cottage is comfortably furnished, in keeping with the style and age of the property and has a lovely restful atmosphere, which may lead one to imagine that Eastcott is still much the same now as it was over a hundred years ago.

Open entrance porch. Small hall. Snug/sitting room with wonderful inglenook fireplace having canopy over open fire, sofa, armchairs and antique pine furniture. Second very comfortable and cosy sitting room with TV/DVD and VCR. Pine fitted kitchen with electric cooker, old oil fired Rayburn, pine table, benches and chairs. Scullery/ utility room with microwave, dishwasher, fridge/ freezer and washing machine/ tumble dryer. Bathroom with bath (shower over), basin and WC. Fairly steep staircase from hall to small landing. Dual aspect double bedroom (5ft bed). Twin bedroom (2ft 6in beds). Further twin bedroom (2ft 6in beds which can be pushed together). Two single bedrooms (both with 3ft beds), there are no wardrobes in the single bedrooms though hooks are provided on the back of the doors. Old fashioned style bathroom with bath, basin and WC.

Outside: Paved patio area with table and chairs. Quarter acre enclosed garden mainly laid to lawn surrounded by trees and shrubs. Garden furniture.

Parking: Off road parking alongside the gateway at the end of the driveway for 3 to 4 cars. Narrow driveway (small cars only) with no turning area - reversing is necessary and difficult.
Shop and pub Morwenstow 2.5 miles. Beaches 3 and 4 miles.
