Ferncliff House is very special, a handsome spacious detached property, set in an acre of National Trust woodland and gardens and situated only 50 yards from Mill Bay, one of the most beautiful beaches on the East Portlemouth side of the Salcombe Estuary. A wonderful base for family holidays this exceptional property offers all the comforts for both a seaside and countryside holiday and is tucked away at the end of a secluded driveway with many rooms providing wonderful views over the beach and estuary.
There are glorious doorstep coastal and country paths through National Trust land and the valley has an abundance of mature trees that fringe the sands of Mill Bay. Salcombe, with its shops, quays, restaurants and pubs is easily reached by the East Portlemouth ferry, a ten minute walk from the house. In summer the estuary becomes a boat lovers haven, mixing luxury yachts, powerboats and racing dinghies. Seasonal activities include regattas, fishing, a water treasure hunt and even a sandcastle building competition. For large family groups this house is a must with its lovely gardens, general comfort, space and outstanding location.

Accommodation
Entrance via a spacious games room/bunk bedroom with laminate floor, 3ft bunk beds and single 3ft 6in bed (this room for 3 children), table football and TV/video. Adjacent cloakroom with WC and utility area with washing machine, tumble dryer, fridge/freezer and shower cubicle. Stairs to a large most attractive living room, most comfortably furnished with generous sofas and chairs, open fireplace, TV/video and patio doors to balconies on two sides. This room extends into a study area. Modern, spacious, beech and stainless steel kitchen with laminate floor, dining area and door to furnished balcony with estuary views. Superbly equipped, the kitchen has a halogen electric hob, built-in eye level double ovens, dishwasher, microwave, large fridge/freezer and central island with stools. On the same level are four bedrooms. Large double bedroom (6ft bed) with TV and en-suite shower room/WC. One double bedroom (with 5ft bed) with en-suite shower room (no WC) and doors to balcony with estuary views. One twin room with 2ft 6in beds. Childrens room with 2ft 6in bunk beds and 2ft 6in single bed with en-suite bathroom/WC with over-bath shower and bidet. Family bathroom with bath, shower over, basin and WC.

Outside: A long gated private drive leads to a parking area for up to 4 cars. A patio terrace extends out to the terraced level lawns (unfenced) with children's swings on one level, the whole area extending to an acre. Gas barbecue, space heaters and garden furniture supplied.
