Hill Quay sits entirely on its own in an enviable position along the banks of Bow Creek, a dreamy wooded, tidal inlet of the River Dart. This charming house, reached down a long private drive, faces the river with its own private, 300 yard river frontage, moorings (dinghy provided) and surrounded by 10 beautiful acres of fields and a National Trust wood. Here you can mess around in the boat on the river, row downstream to an excellent restaurant/pub, enjoy the luxury of a sauna, sip cocktails in the evening sun from a lovely viewing area overlooking the river, while the children play table tennis in the games room, or simply relish the comfort and style of this quite exceptional property.
Originally a gamekeeper's cottage the house has been sympathetically extended and provides a very comfortable and attractive home in a quite outstanding setting. For those looking for a romantic retreat, or a wonderful playground for both adults and children alike - a more heavenly spot than this would be hard to find.

Accommodation:
Front door into bright hallway. Steps down into living room with polished wood floor, open fireplace, satellite TV, sofas, chairs and a door to the verandah, terrace and the river bank. An extending table seats up to 10 and is alongside the beautifully fitted kitchen area with double-oven Aga, ceramic electric hob, larder fridge and arch through to utility area with built-in washing machine, tumble dryer, dishwasher, microwave, storage cupboards, hooks for coats and stable door to the terrace. Accessed from the verandah is a store room with further large fridge/freezer and additional fridge.
From the central hall, steps up to two carpeted double bedrooms, (one with two 2ft 6in beds fitted together, the other with 3ft zip linked divans) both with fitted cupboards and lovely views of the river through pretty leaded windows. Adjoining tiled bathroom with bath, hand-held shower attachment, basin and WC. Master bedroom with 5ft double bed, under pitched panelled ceiling, fitted cupboards, floor to ceiling windows and door to paved area, the lawns and river. Adjacent shower room with power shower, basin and WC. Further bedroom with twin 3ft pine beds, large floor to ceiling windows under pitched roof and sturdy ladder steps up to mezzanine play area and satellite TV.

Outside: The private drive runs along the riverside and leads to ample parking area. A paved terrace in front of the house is amply provided with benches, tables and chairs, and the lawns run down to the water's edge. (Note: the riverbank is not fenced). A superb games room
is situated in the grounds near the house and incorporates two old lime kilns, a tiled floor, wood burning stove, table tennis table, football table and a fully enclosed, wood-lined, coin operated sauna and shower room. Fields and National Trust owned woods surround the house on three sides, a total of 15 acres to explore with a pathway up to a level viewing area with table and bench. A small rowing boat with oars is provided and for use at own risk.
