It is self-contained and has magnificent views across the rich, green rolling fields and wooded landscape of the Avon Valley. Free range ducks and chickens add to its rural appeal. "The Loft" is tastefully furnished in a clean, modern style with reclaimed stripped pine flooring throughout, wood panelling and a feature gable window. Almost on the doorstep is a well stocked farm shop with an excellent range of local produce. There are no shortages of footpaths, one winds its way along the banks of the River Avon or you can follow the disused Primrose Railway to Topsham Bridge, a local beauty spot. Welcome tea tray on arrival.

Entrance into shared lobby. Staircase up to "The Loft" which runs the entire length of the first floor. Spacious tastefully fur-nished living room with two seater sofa, large easy chair, electric 'woodburner' effect fire with remote control, Freeview TV/DVD, feature gable window and two velux windows that open wide with lovely views across the valley. Open plan fitted kitchen/diner with built in oven, ceramic hob, fridge, microwave, dishwasher and dining area to seat 4. Washing machine. Double bedroom with 5ft bed and 2 conservation skylight windows. Shower room with shower cubicle, basin and WC.

Outside: Large lawned garden, part of which is a designated area for guests staying in Linhay Loft with a bench, table, sunshade and views across the orchard and valley beyond.
