It is reputed that, in days of yore, a light was placed in the window of Lower Manor Farm as a signal to the waiting smugglers in the cove that all was well and the booty could come ashore! The owners of Lower Manor still carry on the tradition but without the expectation of barrels of brandy!

Lower Manor Farm, a large rambling, comfortable family house with origins in the 13th Century, is in an idyllic very peaceful setting on the edge of the village of Ringmore, just 10 minutes walk through National Trust land to Ayrmer Cove. The beach can only be reached by footpaths or boats, so is never crowded, and for enthusiastic walkers there are miles of fantastic coastal paths directly accessible from the property. A must for large family groups, this unusual house has a large garden with views to the sea and benefits from a huge games barn, a great spot for music and games whatever the weather.

Accommodation:
Stone steps up to front door and hallway, off which is a large cloakroom with basin and WC. The well-equipped family kitchen has fitted cupboards, a dining table to seat 12 with chairs and a bench, dishwasher and oil fired Aga. The adjoining utility/storeroom has a large fridge/freezer, washing machine, tumble dryer, microwave and a Baby Belling electric oven with twin hob. There are two comfortable sitting rooms, both with sofas and chairs. The main sitting room has a door to the front garden, TV and an inglenook fireplace. The second smaller sitting room has a TV with DVD and video and fireplace (not for use). From the inner hall, original spiral stairs lead to the first landing. Master bedroom with 5ft bed, feature fireplace (not in use), fitted cupboard and en-suite bathroom with large bath, basin and WC. Twin bedroom with 3ft beds and a further double room with 4ft 6in bed. Family bathroom with bath (hand held shower attachment) and basin. Separate WC. Stairs up to the top floor lead directly into a children's room with four 3ft beds. Bathroom with bath, basin and WC and a further twin bedroom with 3ft beds and sea views. A second flight of spiral stairs rises from the first floor landing.

Outside: Approached down a private drive, the house, the last in the village, faces over a large courtyard area that is bordered on one side by a magnificent barn. There is a small garden off the sitting room that is partly walled with a lawn and has steps down to the courtyard. The driveway, leads around the side of the barn to a large area of lawn with a pond, stream and views along the meandering valley to the sea. A large trampoline provided here (for use at own risk). A deck area off the barn is provided with garden furniture. The ground floor of the barn is used for storage of garden furniture and access to the deck and garden. The top floor, a huge play space, is provided with a skate ramp, table tennis table and pool table.
