Lower Treluggan is set among 35 acres of beautiful gardens, orchard and grounds belonging to Treluggan Manor. In a peaceful and serene location, Lower Treluggan is the ground floor part of an old stone building, brightly furnished and decorated in a 'Country Living' style and is an ideal place for a couple to escape to, with enough room to accommodate a child or baby. From the gates of Treluggan Manor's drive there are pretty Cornish country lanes to wander along with magnificent views of the River Lynher. Further afield, from this gateway to Cornwall are many interesting sites, attractions and beaches to visit. Eden Project, Lost Gardens of Heligan, Bodmin Moor, the popular fishing villages of Looe, Polperro and Fowey to name but a few. For those who enjoy a game of tennis, a court with its own patio, table and bench is just across the courtyard. The patio is an excellent place to sit and enjoy a glass of lemonade during or after a game or perhaps a glass of wine or two while the sun sets. On arrival at Lower Treluggan, a warm welcome awaits with home-made farmhouse tea and as an optional extra the owner will provide home cooked evening meals. The property is all on one level and would be suitable for those with walking disabilities.

Accommodation
The front door opens into a small hall with coats' cupboard, doorway into kitchen and door to living room. Open plan kitchen/diner and living room with table and corner bench seating 4, cupboards and units to one side, built in double oven, ceramic hob, microwave, fridge/freezer, dishwasher and washer/dryer. The living room has a 2 seater sofa bed, opening to provide a 4ft 6in bed, easy chair, TV/DVD and stereo CD/radio player. French doors open out to the orchard garden and tennis court. Shower room with power shower, basin, WC, bathrobes and toiletries provided. Double bedroom with 5ft. bed and built in wardrobe.

Outside: The drive runs in front of the cottage with a wide grass verge, trees and shrubs opposite. The drive continues around to a large yard adjacent to the orchard with picnic bench, all weather tennis court (please bring own rackets and balls) and landscaped gardens with magnificent views across the surrounding countryside.
Boating: Slipway for small motor/rowing boats or canoes available close by (10 minute walk) on the River Lynher from Treluggan Marina, a local boatyard. It is also possible to arrange for a mooring with the boatyard owners. For sailing and larger boats there is a public slipway at Saltash (4 miles) onto the Tamar.

Central heating (oil) and winter electricity from end September to Spring Bank Holiday £20 per week.
Pets: One well behaved dog welcome. Pet charge £20 per pet per week.

Beaches Whitsand Bay, Downderry, Portwinkle Beach and Seaton Beach 15 , 20 mins drive. Shop/PO and pub in Landrake 1 mile. Traditional pub with live music and speciality fresh crab dishes, Tideford 2½ miles. Plymouth city centre 10 miles.
