Orchard House, with beautiful views over the Dart estuary towards Stoke Gabriel, is a large detached and practical family house, dog friendly and set in an outstanding position amid rolling hills, half a mile down a private drive in a peaceful valley that leads down to the wooded banks of the river between Dittisham and Cornworthy. Wisteria climbs the external walls and the terraces on two sides make the most of the views. The beautiful, mature terraced gardens extend over approximately 1 acre and there is seperate access down to the water's edge. The spacious living areas combine with comfortable furniture and modern essentials to create a wonderfully relaxing location for a family holiday.

Accommodation
A path leads around the side of the house into the front door that opens to a spacious hallway with desk and telephone/fax. The large spacious kitchen/diner has a dining table to seat up to 12 and sliding patio doors to the terrace. The well-equipped kitchen has a modern Rangemaster cooker with ceramic hob, triple ovens and a grill, a large range of fitted cupboards, microwave, fridge/freezer, dishwasher, breakfast bar and stools. Archway into sitting/games area and further patio doors to the terrace. The sitting room is amply furnished with large sofas, wide screen 30 inch TV with video/DVD, open fireplace set in a stone hearth and patio doors to the terrace. Off the hallway is a very useful utility/boot/dog room with washing machine, tumble dryer, large freezer, a dog bed, drinks fridge and access to the rear of the house.

There are two ground floor bedrooms, one a twin room with zip-link 3ft beds, the other a pretty double bedroom (5ft 6in bed) with fitted cupboards and an en-suite bathroom with bath and hand shower, bidet, basin and WC. There is a further large downstairs shower room with WC and basin. From the hallway stairs to the landing. Small single bedroom with a 3ft bed and fitted cupboards. Bathroom with bath, fitted basin and WC. Further double bedroom (4ft 6in bed) with fitted cupboards and a door from this room leads into a children's room with twin pine 3ft beds plus a further single fold-out bed.

Outside: A steep driveway leads up to an ample parking area and garage. The terraced gardens extend on two sides with the upper terraces provided with tables, chairs, and a Weber barbecue. Winding paths and steps lead amongst beautiful shrubs and trees to hidden lawns and the drive provides access to the water's edge across neighbouring land.
