This is a really charming detached cottage, full of character and comfort, very much a home from home and frequently used by the owners, so there are lots of home comforts from books, interesting pictures to attractive knick knacks. Situated within its own most attractive, enclosed gardens and bordered by a small brook, in the centre of the very pretty village of Kellaton, the cottage is tucked down winding lanes in a peaceful valley just 1.5 miles from the totally unspoilt beach of Lannacombe on the glorious coast of the South Hams. This is a lovely spot from which to explore the never-ending delights of the sea and countryside in this special part of Devon.

Accommodation
Front door to hallway. Most attractive roomy sitting room with two large sofas, chairs, rugs, plenty of cushions, books, pictures, ornaments, digital TV with basic Sky package and a wood burning stove. Pretty cottage windows overlook the lovely gardens. Two steps down to a spacious farmhouse kitchen with ceiling beams, electric hob and oven, washer/
dryer, dishwasher, microwave, fridge/ freezer, dining table to seat 8, feature wood burner (not operative) and stable door to the garden.
The first staircase (open tread) leads from the sitting room to the landing. Attractive double room with 5ft bed and walk-in wardrobe/alcove. Bunk bedroom with a set of 3ft bunk beds, lots of books and even a doll's house and small rocking horse. Single bedroom with 3ft bed. An extra 'Z' bed is also provided. Bathroom with large shower enclosure, electric power shower, basin and WC.
The second staircase leads up from the kitchen to a very pretty double bedroom with 5ft double bed and en-suite bathroom with bath, electric power shower over, basin in vanity unit and WC.

Outside: A gated driveway has parking for 3 to 4 cars with access to the most attractive fully enclosed gardens that feature level lawns, a pretty summer house, ornamental statues tucked in corners, apple trees, palms, roses and benches tucked in sunny spots. A level gravel area outside the kitchen has benches and table for al fresco meals.
A running mooring for small boats at Yalton, East Portlemouth can be arranged with the owner.
