Shady Combe is an exceptional country cottage, one of a pair of Grade 2 listed miner's cottages that has been very tastefully restored and retaining much of its original charm and character, some of it dating back to the 16th Century. It sits in the hamlet of Hoo Meavy, part of an area of outstanding natural beauty on the edge of Dartmoor National Park and within easy walking distance of open moorland and the nearby village of Yelverton, which has excellent riding facilities. For climbing enthusiasts the famous outcrop at the Dewarstone is only a mile and for walkers or cyclists there are endless opportunites to explore this beautiful part of Dartmoor.

Accommodation
Entrance porch with part glazed stable door to small reception. Door to dining room with beautiful exposed beams, dining table seating 6. This room has the lowest ceiling in the house, anyone over 6 ft will have to be careful not to stand up suddenly! Door into kitchen with modern cupboards, stainless steel sink with mixer tap and large window above to side view over countryside, oil fired Rayburn, LPG hob, microwave, fridge/freezer, dishwasher. Open staircase leading to double bedroom, with 5ft bed, built-in wardrobe and countryside views. From the dining room, another door leads into the living room with inglenook fireplace, housing a wood-burner, two sofas, TV with VCR and stereo CD/radio. Further door into small study with concealed washing machine and bathroom off with bath, electric shower over, wash basin and WC. From the dining room, staircase to a master bedroom with a double 4ft 6in bed and a twin room with 3ft beds, both with pine wardrobes and chest of drawers.

Outside: Pretty enclosed front garden with garden table, chairs and barbecue. At the rear, small enclosed courtyard. Opposite the cottage, 50 yards along the lane is the main enclosed, private garden, with lawn, trees, shrub borders and a number of outbuildings, suitable for storing bicycles or a small boat.
