Close to the delightful twin villages of Noss Mayo and Newton Ferrers and only a mile from the River Erme's beautiful wooded estuary and the glorious unspoilt sandy beach at Mothecombe, this lovely house is particularly ideal for families in the summer weeks, but also a must in the low and mid seasons with its under-floor heating throughout and proximity to the coastal footpath. This provides endless opportunities for fabulous walking and exploration in this beautiful part of Devon.

Accommodation:
Steps up to double French doors that open into a superb, bright and spacious open plan living room featuring polished oak flooring and a pitched ceiling with exposed scissor beams. Two five-seater leather corner sofas are grouped at one end and there is a large 37 inch flat screen, wall mounted, TV with Satellite (own card required), DVD and stereo radio, all with surround sound.
A handsome dining table to seat up to 10 is alongside the superbly fitted kitchen area with 5 ring gas hob, eye level electric double ovens, integral microwave, fridge and freezer, washer/dryer and dishwasher.
Off the living area is a master suite with lobby area and plenty of hanging cupboards and bathroom with double ended bath, central taps, shower over, basin and WC. Steps down to spacious double room (5ft bed), wall mounted TV with DVD and stable door to patio area.
Oak stairs lead down from the living room to a lower hallway with access to an attractive shared courtyard area. Spacious double bedroom (5ft bed), wall mounted TV with DVD, large range of fitted cupboards and French windows that overlook the inner courtyard. En-suite bathroom with bath, shower over, basin and WC. Twin bedroom with 3ft beds, fitted cupboard and flat screen TV with DVD. Further twin room with 3ft beds and full size pullout beds beneath for use in any bedroom. TV with video recorder and videos provided. Between the two twin rooms is a large walk-in wet room with basin, WC and large rose-head shower.

Outside: A private gravelled driveway, shared with one other property, leads to the garages, and parking area. A gate opens to the enclosed wide lawns in front of the property with a paved path to the terrace across the front of the house provided with two tables, chairs and barbecue. To the rear of the property is a peaceful shared, part gravel, part lawn courtyard.
