Thatched Cottage is really delightful; a classic, detached, chocolate-box 17th century Grade II Listed cottage set alongside a quiet Devon lane, on the outskirts of the secluded village of Kingston, that has a good pub, a church, lots of pretty thatched cottages and close to the River Erme's beautiful wooded estuary and, at low tide, miles of good sandy beach at Wonwell. Totally modernised the cottage retains attractive period features that include beamed ceilings and an inglenook fireplace. Here you can curl up in front of the fire on a winter's evening, enjoy bracing walks along the miles of coastal paths close by, or bring the family for super summer holidays as the glorious unspoilt beach at Wonwell is only a mile down the lane. A surprising feature of the cottage is the garden. Spacious and totally enclosed, this wonderful space opens out into a large meadow, equipped with football nets & a trampoline, ideal for children or adults of any age!

Steps up from the lane to the stable front door that opens into the charming, well fitted and equipped kitchen. Pine dining table to seat 6 and large electric Belling range cooker with warming zone, four ring electric hob, grill and double ovens, microwave, fridge/freezer and dishwasher. Door to utility area, with washing machine and tumble dryer, off which is a downstairs shower room with electric shower, basin and WC. From the kitchen an arch opens to an inner hallway that extends on into the most attractive cosy sitting room with an inglenook fireplace inset with a wood burner, and comfortably furnished with two large sofas, wide screen TV with DVD/video/full Sky package. Plenty of games, CD's and videos supplied. Curving, carpeted spiral stairs (toddlers and the elderly need to take care on the narrow treads and beware the low headroom at the bottom of the stairs) to the landing. Pretty master bedroom with a handsome 5ft brass bedstead and pine furniture. Small bunk bedroom with full size 3ft bunks. Further double bedroom with 5ft sleigh bed and pine furniture. Family bathroom with bath and hand shower, separate shower cubicle, basin and WC. Access from the landing to the garden and patio area at the rear.

Outside: At the rear of the cottage is a gravelled patio area with table and chairs. From here steps lead up to a long grassed garden bordered by hedges and supplied with table, chairs and small sandpit. A gate opens out into a large 1.5 acre meadow equipped with trampoline and a mown five-a-side football pitch. Parking for two cars on the lane.
