Toad Hall Cottages

The Cottage is a small, cosy, detached, former stone barn conversion tastefully refurbished to a high standard by the owners. Birch Cleave Barns are set back from the road, in the village of Simonsbath, surrounded by National Park woodland in the midst of Exmoor, and are set in a woodland enclave and bordered by a stone perimeter wall with a gated entrance from the road. There is easy access for walking on Exmoor. Horses and ponies can be hired from nearby Brendon Manor Stables for riding over some of the most picturesque landscapes of the moor and the Lorna Doone Valley. In the village, the Exmoor Forest Inn opposite, The Simonsbath House Hotel and Boeveys Tea Rooms a short walk away, all offer a warm welcome and serve excellent food.

Accommodation
Entrance into small hall with double full length curtaining. Downstairs cloakroom with WC and basin. Fully fitted kitchen with dining area, table with seating for 4 and two fold away stools. Fitted units, built-in electric oven, hob and fridge with cupboards over. Washing machine in large cupboard next to kitchen. L-shaped living room with two 2 seater sofas, 2 cube cushion seats, TV with DVD and video, some DVDs and videos available but no terrestrial TV, radio/CD/tape player. Beige carpet and fireside rug, electric woodburner effect heater. Upstairs: Double bedroom with 4' 6" bed and colourful bed cover, pine furniture and window to woodland views. Twin bedroom with 3' single beds and pine furniture. Landing with airing cupboard. Bathroom with basin, WC and fully tiled walk-in shower (very low access). Note - the doors to both bedrooms are extremely low, adults will have to duck to avoid hitting their heads.

Outside: Garden furniture in secluded gravelled area at the front of the property.
