Warren Cottage originally a large house is now divided into two and is situated in an absolutely outstanding and unique position on the waters edge at Warren Point opposite Noss Mayo. For those looking for an adventurous and outdoor holiday on the water this is an ideal property. There is no TV reception. The views are totally spectacular, particularly from the half mile unmade up farm track down to the cottage. There is a rowing boat for the use of guests at their own risk. The property is comfortably but simply and practically furnished, also has its own boat house (shared with owners). An evening row across the estuary to reach the waterside pubs in Noss Mayo and Newton Ferrers can be great fun, but watch the tide! This is truly a lovely setting and the cottage has wonderful scenic views over the water from most rooms.

Accommodation:
The property is mainly situated over the boat house, and is therefore on the first floor. Dual aspect south/east facing open plan room divided by an archway. Sitting room area with open fire, small sofa and armchairs, stripped pine floor with rugs, French doors to balcony overlooking the estuary. CD/cassette player. Kitchen/dining area with pine dresser, table and chairs, new fitted kitchen, electric hob and oven, microwave, fridge, (no washing machine). Double bedroom (5ft bed) with ample hanging space. Twin bedroom (3ft beds) with basin, (no hanging cupboard). Each bedroom contains a chest of drawers. Bathroom with bath, basin and WC.

Outside: Areas of lawn and garden. Fairly steep grass footpath leads to the cottage (50 yds).

Duvets, pillows, bed linen, electricity, logs and heating (night storage) all included. Standard weekly charge of £15 between mid September and Spring Bank Holiday. No towels, cot or high chair.
Pets may be accepted by prior arrangement with owners and Toad Hall Cottages with £50 Security deposit payable to owner on arrival. Pet charge £20 per pet per week.
