Youngcombe Farm is tucked away deep in the countryside, only a mile from the main Kingsbridge/Salcombe road with easy access to the glorious beaches and coastline of the South Hams. This farmhouse is early Victorian and has a very welcoming family atmosphere with good sized rooms, all extremely comfortably and attractively furnished with some lovely pieces of furniture, pictures and ornaments. This is very much a home from home property with every comfort provided. A charming, quiet and very rural retreat with spacious gardens and a local footpath close by that leads to Woolston and Salcombe. Originally the farmhouse of the land surrounding the property, the house, now owned separately, still feels very much part of the farm with the stables and courtyard just opposite. The farmland is grazed by dairy, beef cattle and also sheep.

Accommodation:
Back porch entrance. Utility room with chest freezer, washing machine and tumble dryer. Attractive, newly fitted farmhouse kitchen with large pine table seating 8, pretty painted shelves and cupboards, superb Rangemanster cooker with double oven, grill, griddle and hob, fridge, microwave, dishwasher and TV. Central hall with glazed door into the garden. Elegant dining room with beautiful pedestal oval dining table with seating for 8, walnut dresser and piano. Dual aspect windows to the garden and courtyard. Comfortable sitting room with open fireplace, antique chairs and small sofa, TV with video and DVD. Garden views. Walk in larder with generous shelving, slate slab and further refrigerator. Carpeted stairs to landing. Two pretty bathrooms, both with bath and electric power shower, basin and WC. Double bedroom overlooking the stable yard with handsome 5ft bed and further single divan bed (3ft) with cushions. Basin and fitted wardrobe. Very pretty double bedroom (5ft bed) with dual aspect windows, rosewood wardrobe, painted Victorian fireplace, and basin. Small sunny single bedroom (3ft bed) with window overlooking the gardens. Another attractive double bedroom with twin 2ft 6in beds that can be zip linked to form a 5ft double, with garden views, painted Victorian fireplace and basin.

Outside:
The lovely enclosed gardens of about three quarters of an acre extend in front of the house and slope gently up to a higher lawn at the side, with attractive trees, shrubs and extensive lawns, all bordered by fields full of friendly cows and sheep! Table, chairs and barbecue. Access is via a narrow hedged country lane to stable yard with parking for three cars.

Duvets, pillows, bed linen, towels, cot, high chair, fuel for fire, electricity and heating (night storage) all included. (Please indicate if twin beds and cot are required).
Pets: One well behaved dog welcome. Pet charge £20.00 per pet per week.

Thurlestone beach 3 miles.
Shops, pubs and restaurants at Kingsbridge just over 2 miles, and at Salcombe 5 miles.
