The Boathouse is a delightful, detached, very romantic, stylishly furnished, waterside holiday Cornish cottage situated on its own quay with water on three sides. All rooms have river views. Sit, glass in hand, in the comfort of the stunning conservatory and watch boats, birds and the wide stretches of the river flow gently past. This heavenly spot is set on the Cornish side of the Tamar in the peaceful village of Cargreen with glorious views from every room across the water to the rolling fields of Devon. St Mellion Golf & Country Club is a few minutes drive, further on are sandy beaches and excellent restaurants, with the Eden Project, The Lost Gardens of Heligan, the historic City of Plymouth, several National Trust properties and much more, all within easy reach of this idyllic haven.

Accommodation
Entrance hall and cloakroom with basin and WC. Attractive dining room with large table and seating for 8. Double-glazed doors into spacious, very comfortable, sitting room with a large raised natural stone fireplace inset with a coal flame effect fire, two sofas (one incorporating a 4ft 6in sofa bed), armchair and a flat-screen TV with DVD/CD player/video recorder. French doors open onto a paved patio overlooking the water and a further set of double doors lead into the conservatory with all round views of the river. Doors open from here to the lawn and patio area. The roomy kitchen has a ceramic electric hob and built-in eye level double oven, microwave, washing machine, dishwasher, fridge/freezer and lots of storage space. Carpeted stairs to landing. Double bedroom with 4ft 6in bed and fitted wardrobe. The adjacent tiled bathroom has a corner bath with shower over, bidet, basin and WC. Small bedroom with large bunk bed, the lower bunk 4ft 6in double, upper bunk 3ft. Further large bedroom with 4ft 6in double bed plus a single 3ft bed and an en-suite bathroom with bath, shower over, basin, WC and heated towel rail.

Boating Facilities: This is an ideal location to bring your own dinghy or canoe. A one ton davit for lifting into the garden and space for a small boat trailer immediately in front of the house are available. There is a slipway alongside the house and steps leading from the garden directly to the river. For larger boats a nearby mooring buoy is available in the river, details from the owner. Note: The estuary is not suitable for swimming.

Outside: Enclosed walled garden and patio with garden furniture and barbecue.

Included: Bed linen (beds normally made up), no towels (except for overseas visitors) and summer electricity.
