Harbour Studio must be one of the most unusual and inviting cottages in Polperro. Tucked on the side of the inner harbour alongside the famous Roman bridge, the cottage was originally owned by Frederick Cook a well known local artist and his wife, an illustrator for Enid Blyton, this is evident by the large amount of light that floods the living room of this delightful cottage. The stunning harbour views from every room complement the tasteful interior decor of this very well equipped and charming cottage. A railed balcony runs the length of the cottage and overhangs the water, a wonderful spot for al fresco meals or to watch the resident wildlife and drink in the atmosphere of this extraordinary village.

Accommodation:
The front door opens from The Warren, down a step to the flagstone hallway and leads into the smart, well equipped kitchen with a fine range of oak units, small fold down table to seat 4, a handsome LPG gas fired Aga with twin hobs and double ovens, separate gas hob, microwave, coffee maker, integrated washing machine, dishwasher, fridge with ice compartment and tumble dryer. A low stable door opens to the balcony that overhangs the harbour. A downstairs cloakroom with basin and WC is adjacent to the downstairs twin bedroom with 3ft beds, fitted hanging cupboard and TV .
Oak stairs lead up to the most attractive sitting room handsomely furnished with a leather sofa and two chairs, a wood burning stove and the double aspect windows and sky lights flood the room with light. There is a large flat screen 36" TV with Satellite Freeview and DVD. On the same level is a luxury bathroom with contemporary bath, power shower over, basin and WC. Door into double bedroom with a 4ft 6in bed with a pressure relieving mattress, fine leather headboard, TV , pine wardrobe and dressing table.

Outside: The railed balcony runs the length of the cottage and overlooks the water at high tide. Note: The balcony is not suitable for young children and can be slippery when wet.

Because of its location this property is not suitable for children under 5 years.

Parking: One designated parking space in the main car park. Please Note: Transport into the village from the main car park is either by horse and cart, electric tram or your own two feet, the harbour being approximately half a mile away. Some vehicle access is possible, but not to all parts of the village and is especially difficult during the summer.
Beach: Polperro beach 5 minutes walk. Talland beach 1 mile. Other beaches are easily accessible by car.
