For a thousand years Eggbeer has nestled here, mentioned in the Domesday book it is steeped in history, a timeless world of mellow barns, rambling lawns and paddocks. This lovely thatched medieval farmhouse, divided into two, is perched on its own in Dartmoor National Park, surrounded by farmland and with glorious views towards the Teign Valley and Dartmoor . The farmhouse is full of books, ancient oak beams and inglenook fireplaces. Comfortably furnished in keeping with its period with many artistic touches, Higher Eggbeer is delightfully different, some say magical even. The property is charmingly rustic and rural, with fantastic riding, walking and good fishing available locally, is close to the village and Dartmoor, only 10 miles from the lovely cathedral city of Exeter with all its amenities and only half an hour to the coast and good beaches. Welcome tray.

Accommodation:
From a side gate that leads onto the shared front lawn of the house, a private front door into a sunroom/dining area with wonderful views over the lawn to the countryside beyond. This room is furnished with a dining table and 6 chairs as well as a sofa. Stone flagged hallway between the lounge and kitchen. Large comfortable lounge with inglenook fireplace and woodburner stove, leather sofa, three armchairs and flat screen TV with Freeview and DVD. Spacious farmhouse kitchen with Shaker style units surrounding wood burning Rayburn, electric cooker, dishwasher, larder fridge, separate freezer and microwave. Oak table and seating for 6/8 and handsome dresser. Door to front lawn and patio. Utility room at rear with washing machine. Downstairs cloakroom off utility with WC and hand basin. Stairs from lounge to landing with additional wardrobe. Family bathroom with bath, separate shower cubicle, hand basin and WC. Master bedroom with sloping floor, kingsize bed, chest of drawers and bedside cabinets. Single bed situated in cosy landing area between the bedrooms with a 3' single bed, armchair and chest of drawers as well as a large curtained hanging space. Second double/twin bedroom with 3ft link beds, wardrobe and chest of drawers. Twin room with two 3 ft single beds wardrobe and chest of drawers.

Outside: Spacious enclosed shared lawn in front of the house ideal for croquet and cricket. (Equipment available). Garden table, chairs and barbecue. Further 14 acres of farmland available to explore. Ancient cob walled barns surround the grassed courtyard at the rear of the property with stabling available for guest horses. For visiting families, the charming owners are happy to take the children to visit and feed the animals which include ponies, cows, chickens, ducks and guinea fowl, a great delight for children! Babysitting is available at no charge.

Included: Duvets, pillows, bed linen, towels, cot, electricity and first basket of logs with further logs available at cost.
Central heating (night storage) end September to Spring Bank Holiday £35 per week.
Pets: Well behaved pets welcome. Pet charge £25 per pet per week.
