For a thousand years Eggbeer has nestled here, mentioned in the Domesday book it is steeped in history, a timeless world of mellow barns, rambling lawns and paddocks. This lovely thatched medieval farmhouse, divided into two, is perched on its own in Dartmoor National Park, surrounded by farmland and with glorious views towards the Teign Valley and Dartmoor. The farmhouse is full of books, ancient oak beams and inglenook fireplaces. Comfortably furnished in keeping with its period with many artistic touches, Higher Eggbeer is delightfully different, some say magical even. The property is charmingly rustic and rural, with fantastic riding, walking and good fishing available locally, is close to the village and Dartmoor, only 10 miles from the lovely cathedral city of Exeter with all its amenities and only half an hour to the coast and good beaches. Welcome tray. 

Higher Eggbeer is divided into two letting properties that can be let together for larger parties, availability permitting.

Note: From end of Spring 2012 Higher Eggbeer may have the benefit of an outdoor heated swimming pool. Please check website for details and extra charges for use of the pool once operational.

Accommodation West Wing:
From the rear courtyard, entry through an ancient porch and stone flagged hallway with plenty of room for coats and wellies. Sunroom/dining area with wonderful views over the lawn to the countryside beyond. This room is furnished with a dining table and 6 chairs and a Moroccan style chill-out area. Large comfortable sitting room with inglenook fireplace and woodburner stove, two sofas, an armchair and flat screen TV with Freeview and DVD. Spacious farmhouse kitchen with Shaker style units surrounding wood burning Rayburn, electric cooker, dishwasher, larder fridge, separate freezer and microwave. Oak table and seating for 6/8 and handsome dresser. Door to front lawn and patio. Utility room at rear with washing machine. Downstairs cloakroom off utility with WC and hand basin. Stairs from lounge to landing with additional wardrobe. Family bathroom with bath, separate shower cubicle, hand basin and WC. Master bedroom with sloping floor, kingsize bed, chest of drawers and bedside cabinets. A single bed is situated in cosy curtained room called the Princess's room between the bedrooms with a 3' single bed, armchair and chest of drawers. Second double/twin bedroom with 3ft link beds, wardrobe and chest of drawers. Children's twin room with two 3ft single beds, plenty of children's books and a doll's house.

Accommodation East Wing:
From a side gate to front lawn of the house to private front door into hall with charming drawing room with pink washed walls, antique furniture, sofa and chairs, dining table and chairs, huge granite inglenook open fireplace under a massive oak beam. TV, video and videotapes and DVD. Views across the lawns to Dartmoor. Cosy, simple kitchen off the hallway with electric cooker, fridge, box freezer, washing machine and microwave. Adjoining the kitchen is a small, pretty single bedroom (The Snug) with 3ft bed. Door from sitting room to wide curving staircase (narrow treads on one side) with handrail into large double bedroom with 4ft 6in bed, antique furniture and lovely views. Adjoining this room is a large twin bedroom , 3ft beds, (cot and further single bed available), with sloping ceiling and floor! The bathroom adjoins this room through a small lobby (mind your head - low entrance door). Large bath, basin and WC under a pitched roof, with a free standing raised hot water tank.

Outside: Both the East and West wings of the farmhouse share the spacious enclosed lawn in front of the house ideal for croquet and cricket. Equipment available. Garden table, chairs and decked barbecue area. Further 14 acres of farmland available to explore. Ancient cob walled barns surround the grassed courtyard at the rear of the property with stabling available for guest horses. For visiting families, the charming owners are happy to take the children to visit and feed the animals which include ponies, cows, spotted pigs, chickens, ducks and rabbits, a great delight for children! Babysitting is available at no charge.

Included: Bed linen, towels, cot, electricity and first basket of logs with further logs available at cost.  
Heating (night storage) end September to Spring Bank Holiday £25 per week for the East Wing, £40 per week for the West Wing. 
Pets: Well behaved pets welcome. Pet charge £25 per pet per week.
