Set in one of the most desirable estuary locations, Kingsgrove is a substantial detached house suitable for both family or friends sharing. Surrounded by its own mature gardens with magnificent views across the estuary , it is only a few minutes walk to some of the best beaches on the Salcombe Estuary - Sunny Cove, Millbay and Small's Cove are all within a short distance of the house. The East Portlemouth to Salcombe ferry make Salcombe's pubs, shops and restaurants easily accessible, with an evening water-taxi service during Easter and from May to mid-September. A unique feature of this property is that it has its own Boathouse on the beach , with a good collection of beach accessories.

Accommodation:
Front door from parking area into entrance hall . Staircase up to the kitchen and dining area with seating for up to 8 people and French doors out onto superb south-facing stone balcony with gas barbecue and patio heater. Well equipped kitchen with electric eye-level double fan oven, halogen hob, microwave, dishwasher, fridge/freezer. Washing machine, tumble dryer and extra freezer are in the garage. Plenty of cutlery, utensils, china and knives - all you should need to bring is your food! Comfortable spacious l ounge with sofas, chairs and an open fire. 32" flat screen TV, DVD, video recorder and a CD and stereo hi-fi with iPod dock/charger. Patio doors open out onto a second stone balcony . Upstairs hallway. Master bedroom with 5ft king size double bed, built-in wardrobe, TV. Twin bedroom with two 3ft single beds, chest of drawers, built in wardrobe. Bathroom with basin, bath, power shower over and heated towel rail. Separate WC. Off the downstairs hallway is a bunk room , 3ft single bunks plus a pull out 3ft truckle bed beneath, 32" flat screen TV with Wii games console. Shower room with power shower, wash basin and WC. 

Outside: Outside: Private driveway. Stone steps leading to well stocked gardens, sloping lawn and stone patio and views towards the Salcombe estuary. Across the lane steep steps lead down to the Boathouse on Millbay, fully equipped with fridge/freezer, barbecue, kettle, sink, table, electric shower, life-jackets, windbreaks, deck chairs, beach toys. There's simply no need to cart your
belongings to and from the beach every day! Access to two private moorings (which dry out for one hour).the beach every day! Access to two private moorings (which dry out at low tide).

Note:    Millbay beach is a private beach of which Kingsgrove is a part owner.

Included: Bed linen, towels  (not beach towels, guests to provide their own) travel cot, high chair, stair gate, electricity and heating (night storage).
A supply of Logs and coal are provided (but please replenish as used).

Beach Millbay 50 yards.
Shop and pubs via passenger ferry to Salcombe less than quarter of a mile and takes about 5 minutes to cross  (there can be a queue during summer high season).  An out of hours water taxi runs to 11pm from April to 11 September. East Portlemouth by road or footpath about three quarters of a mile.
Market town of Kingsbridge 9 miles.
