This gorgeous traditional stone Cornish farmhouse, with a striking converted extension at the rear, provides fabulous, extremely spacious accommodation set in 20 acres in a secluded valley overlooking Dartmoor National Park and the Tamar Valley. Tucked below Kit Hill, one of the highest points in Cornwall and with lovely views across its own peaceful wooded valley, complete with a stream, Lower Crockett Farm offers privacy and seclusion, is centrally located and not far from the A30 providing access into the very heart of both Cornwall and Devon. This exceptional house, a must for large family groups at any time of the year, is superbly comfortable and features a splendid farmhouse kitchen that forms the hub of the house, a Mediterranean style courtyard and gardens.

Door from the courtyard into entrance hall. Cloakroom with basin and WC. Most appealing large farmhouse kitchen with oak kitchen units, granite work surfaces, a four oven oil-fired Aga with integral ceramic hob, separate electric cooker, dishwasher, larder fridge, washing machine, tumble dryer, microwave and fridge/freezer. The dining table seats 10. Pantry with shelving. Superb slate floored sitting room with two large leather sofas and an armchair grouped around a very large open fireplace. CD player and double doors to the courtyard. Adjacent storage room with shelving, large fridge/freezer and football table. Delightful second sitting room of great charm with south facing windows, window seats, comfortable sofas, chairs, wide screen Satellite TV (Sky World), beamed ceiling and an inglenook fireplace with two bread ovens and inset with a wood burner.
An oak staircase from the sitting room leads to a galleried study area with a piano, comfortable sofa and glazed door to the rear terrace and gardens. From here a corridor leads to Bedroom 1: Master bedroom, a bright dual aspect room with vaulted beamed ceiling, a 6ft bed and French doors to a paved terrace and gardens. Bedroom 2: Twin bedroom with 3ft beds, French doors to a safety balcony. Between bedrooms 1 and 2 is a fine Jack and Jill bathroom with access to both bedrooms, a double ended spa bath with head rests, shower over, twin wash hand basins and
WC. From the study area a further corridor leads to the older part of the farmhouse. Family shower room with double shower cubicle, electric power shower, basin and WC. Family bathroom with basin, WC and bath with central tap. Bedroom 3: Attractive double room with pretty wrought iron 5ft bedstead and fitted cupboard. Bedroom 4: Twin bedroom with 3ft beds. Outside: The driveway leads to the front of the property, to a parking area. A farm gate opens into the courtyard formed by the farmhouse and a range of stone and slate outbuildings. A sunny spot in the courtyard is provided with tables, chairs, parasols and barbecue. The farmhouse is surrounded by gardens to the front and side, mainly lawns with shrubs and fruit trees. There are 8 acres of pasture, sometimes grazed by sheep, and the land drops away to a valley bottom and over 3.5 acres of woodland, a stream, a haven for wildlife and most enjoyable for rambling along the private walk through the grounds.

Pets (maximum of two) welcome but by arrangement with the owners and Toad Hall Cottages only. Pet charge £25.00 per pet per week.
