Tucked high in the oak, beech and sweet chestnut woods above the beautiful Millpool in a very quiet and secluded spot is this charming attached converted barn with glimpses through the trees down to the large Millpool leading into the River Dart and the picturesque village of Stoke Gabriel. This is a perfect spot for a truly relaxing holiday with the option of doing nothing in the comfort and seclusion of this most inviting, spacious and attractive cottage with its beamed ceilings, exposed stone walls, terracotta floor tiles and attractive Millpool views through the trees. Visit medieval Totnes, just 10 minutes by car, whilst a few miles further lies Dartmouth with its famous steam railway (summer only), cruises and boat hire on the River Dart. The village is a boater's paradise, with some of the finest sailing waters. Holidaymakers can apply to the active Stoke Gabriel Boating Association (SGBA) for temporary membership entitling them to use of club boats; membership is available to experienced dinghy sailors and the application form can be obtained from the Membership Secretary, whose contact details are on the SGBA website. Alternatively you can use Overcreek's own double canoe on the Millpool or the River Dart (at user's risk). Agatha Christie's country house and gardens at Greenway are a few minutes down river. Stoke Gabriel is located 4 miles from the golden beaches of the English Riviera with the rugged beauty of Dartmoor just half an hour's drive away.

Accommodation:  Stable door into very spacious kitchen/dining room with warm terracotta tiled floor, dining table to seat 6, sofa and fitted pine kitchen with electric hob and oven, microwave, dishwasher and larder fridge. Utility room with freezer, washer/dryer and door to WC with basin. Most attractive sitting room with 3 sofas, TV/DVD player, pretty pine furniture, wood burner in a stone hearth, French doors to the terrace and large windows. Stairs to the landing. Two twin bedrooms both with fine 3ft bedsteads and pine wardrobes. Large double bedroom with 5ft bed,
magnificent bedstead, range of newly fitted cupboards and ensuite shower cubicle. Family bathroom with slipper bath, shower attachment, basin and WC.

Outside:  A shared private drive (fairly steep) leads up to the property through the woods to a parking area for 2 cars.  Steps from here up to a large railed, split-level patio terrace (with a gate), with views through the trees to the Millpool and provided with table, chairs and barbecue. Below the drive is an acre of private woodland with a steep path down to the Millpool and a ten minute walk to the village via the weir.  A longer walk down the drive and around the top of the Millpool also leads to the village (15 minutes).

Note: Toddlers need to be supervised on the terrace and the elderly or infirm need to be aware of the number of steep steps from the parking area to reach the cottage.

Electricity & central heating (electric) metered and deducted from security deposit (charges can be fairly high if heating is left on continually). 
Security Deposit A deposit of £100 is payable to caretaker from which the electricity & heating costs deducted.
