This lovely cottage is utterly delightful, tucked away in a peaceful valley in the folds of rolling Devon hills, a haven of seclusion and privacy and a real hideaway. Attached on one side to a 17th century farmhouse, the cottage is entirely separate with its own front door, separate driveway and the spacious, most attractive sitting room has French doors onto a south facing flagstone terrace that overlooks a beautiful half acre orchard and fenced ponds. Here it is possible to enjoy a summer evening barbecue, or stoke up the fire for a cosy night in after an autumnal walk along the nearby coastal paths. Perfect for two or three people the cottage can accommodate up to 5 with the use of a sofa-bed. Lambs gambol in neighbouring fields and the resident chickens and ducks complete the rural idyll. Delicious home cooked meals can be provided on request. Pippin Cottage is close to some of South Devon's best surfing beaches with the beautiful estuary of the River Erme and Mothecombe beach a couple of miles away. The twin villages of Newton Ferrers and Noss Mayo with popular riverside pubs are on the nearby Yealm estuary, itself a boating haven for all manner of craft.

Accommodation:
Steps up to the front door into a flagstone hallway with glazed door into the dining room. This bright and cheerful room has a dining table to seat 4 and a separate kitchen, that is well fitted and equipped with electric cooker with ceramic hob and double ovens, microwave, fridge/freezer and washing machine. A short flight of stairs lead down to the charming sitting room, a lovely room with French doors to the terrace. Very comfortably furnished with three sofas (one a double sofa-bed), digital TV/DVD with Freeview, stereo CD player and a fine open fireplace with an attractive tiled Victorian hearth. Under the stairs is a boiler room with hanging for damp gear. A short flight of stairs from the dining room leads up to the bedroom, a very pleasing room with 4' 6" bed, a sofa chair (this opens to a 3' single bed) and a contemporary en-suite shower room with large shower cubicle, heated ladder towel rail, WC and hand basin.    

Outside: A gated driveway leads to an ample parking area (up to 3 cars) and a brick laid path leads to the front door. The orchard extends out in front of the cottage with a terrace provided with table, chairs, hammocks (summer) and gas barbecue. A stream runs across the end of the orchard with attractive fenced ponds surrounded by trees.
Note: The property is supplied with its own UV filtered and tested spring water.

Included: Bed linen,  towels (guests to bring own beach towels), travel cot, high chair, electricity, oil central heating and initial supply of logs.
Pets: One well behaved dog welcome, although must be kept under control as there are sheep in neighbouring fields.
