Sandycoombe, one of a pair of terraced cottages, has been lovingly refurbished and cleverly extended with a spacious sunroom/dining room and raised decking area overlooking a secluded garden and tree lined landscape. In the heart of the South Hams, set in a quiet location in the village of Aveton Gifford this delightful cottage is a short walk from the Avon estuary and a pleasant 4 mile drive from the popular surfing and family beaches of Bantham or Bigbury. Sandycoombe spans 4 floors and is full of character, a welcoming and delightful holiday cottage with a fresh and lively feel.

Accommodation:
Steps to door into galley kitchen with beamed ceiling and spotlights, built-in electric cooker, hob, microwave, fridge/freezer and washing machine. A few steps down into sunroom/dining room with polished wood floor, large 5 seater corner sofa, wall mounted ceramic flame effect electric fire, iPod speakers, dining table with seating for 4 and French doors to the deck area. Stairs up to a bright, open plan living room with two 2 seater sofas, exposed stone fireplace with wood burning stove, new 32in backlit flat screen TV/DVD, radio/CD player with cable for iPod and recessed windows with views. Stairs to a landing, bunk bedroom with CD/radio, 3ft bunk beds, and bathroom with bath, shower over, basin and WC. Further stairs to double bedroom in roomy attic conversion with low level 4ft 6in bed, CD/radio & TV, window and velux window above. Sandycoombe has recently undergone an extensive redecoration and improvement programme.
Outside: Good sized railed decking with garden table and chairs, recessed footlights and views over garden and wooded landscape beyond. Enclosed garden, mainly lawn with flower beds and high stone wall. The shared path leads through a gated access to a public footpath, alongside a stream and playing field, to the estuary tidal road and public slipway onto the river. There is a fenced play area for children and tennis court (vouchers available in local shop).
Note: This property is not suitable for elderly or infirm. There are several open stairways - toddlers and young children will need supervision.
