We are delighted to be able to offer this wonderful property, new for 2012 and perfect for extended families.

South Barn is an imposing, tastefully converted and modernised home from home, retaining its rustic charm and ideal for extended families and meeting up with old friends.  The peaceful hamlet of Huccombe is situated in an area of outstanding natural beauty and is just a short distance from the coast and the fishing village of Beesands while its central location allows easy access to the South West Coastal Path and the picturesque estuaries of Salcombe and Dartmouth.  The barn, which dates back to the 1850's is set in two acres of grounds with a south facing garden with patio, table tennis and barbecue, an enclosed courtyard garden and a sunny two acre fenced field with two ponds.  Arranged in a reverse level style to take advantage of the views the barn features a wonderful spacious lounge and snug/TV room, divided by a shared woodburner stove.  There is a large dining area adjoining the kitchen with seating for 12 which is a great place for those noisy reunions. Downstairs there are 4 large bedrooms with an additional guest suite having a double and a twin bedroom, so 6 bedrooms in total.  The bustling market town of Kingsbridge at the head of the Salcombe estuary is a short drive away and the many attractions of this popular holiday area are easily accessible by car.  The owners also provide a welcome cup of tea and cake tray and can arrange home cooked meal deliveries by prior arrangement.  Please Note that the sleeping accommodation is best suited for families and family reunions. 

Accommodation:  Main entrance to hallway.  Large modern kitchen with Range cooker, microwave and integrated fridge, freezer, and dishwasher.  Archway to sunny, dual aspect dining room with table and chairs to seat 12, iPod dock and speakers.  Separate utility room with washing machine, sink and additional fridge. Cloakroom with hand basin and WC.  Large through lounge with exposed scissor beams and furnished with leather sofas and armchairs facing a wonderful double sided woodburner stove set in feature stone fireplace, small TV, DVD and radio/CD.  Adjoining snug/TV lounge sharing the same fireplace and furnished with a leather corner unit, armchair and 40 inch flat screen TV with DVD and a good selection of board games.  Stairs down to ground floor.  Bedroom 1. Master bedroom with 5ft double bed, fitted wardrobes and en suite shower room with shower cubicle, hand basin and WC. Bedroom 2. Bunk bedroom with two 3ft bunk beds.  Bedroom 3. Twin bedroom with two 2ft 6in singles that can be arranged as a double bed.  Bedroom 4.  5 ft double bed and fitted wardrobes.  Family bathroom with bath, shower over, hand basin and WC. Guest suite comprising bedroom 5, a double bedroom with 4ft 6in double and adjoining bedroom 6, a twin with two 3ft single beds.  Guest suite has a shared en suite bathroom with bath, shower over hand basin and WC. 

Outside
: Sheltered south facing garden with patio, furnished with garden furniture, gas barbecue and table tennis table.  Courtyard garden which enjoys the evening sun with garden table, chairs and barbecue.  Two acre field with two  ponds, perfect as a children's play area.  This field is completely fenced off with a separate access gate from the other gardens so can be made inaccessible to younger children.

Included: Bed linen, bath towels, (guests must provide their own beach towels), travel cot, high chair, stairgate and electricity.
Oil fired central heating.  Winter heating supplement end of September until Spring Bank holiday £25.00 per week.
Security deposit £200.00.

Parking
for up to three cars and a boat trailer.
Beaches: Beesands (shingle) 1/2 mile. Several sandy beaches within 2.5 mile radius.
Pub: Cricket Inn Beesands (excellent food). Local shop and cafe at Beesands, which is seasonal.  Café at East Portlemouth ferry steps. Garage/supermarket West Charleton 3 miles.
Kingsbridge with all facilities 6 miles.
