Quirky and unique, 42 Above Town is ideally situated in the popular area of Above Town in Dartmouth. The spacious accommodation offers the perfect mix of old and new with the original cottage having been extended to provide a delightful open plan living space complete with a contemporary kitchen and fully glazed bi-fold doors. The original part of the cottage has retained plenty of character features with pretty french windows in the comfortable sitting room, and a woodburning stove in the snug.
Upstairs, the master bedroom enjoys lovely views of the River Dart from its bay window and a further spacious twin bedroom with an ensuite bathroom with a lovely roll-top bath.
The cottage also has the added benefit of a pretty enclosed garden with steps up to a stylish roof terrace complete with glass balustrading from which to enjoy the views towards the River Dart.
Dartmouth has much to offer the visitor, with a quayside that enables you to enjoy the spectacle and atmosphere of this busy boating Mecca with its proud naval traditions. Medieval buildings cluster around the quayside and provide a wide selection of restaurants, cafes, inns, boutique and curiosity shops. The beaches of the beautiful South Hams are a short drive away as is the English Riviera and Dartmoor National Park.

Kitchen with ceramic hob, electric oven, microwave, dishwasher, fridge freezer and bi-fold doors opening into the garden. Dining area with table to comfortably seat 4, corner sofa, TV and sliding doors to the garden. Steps down from hallway to a wet room with shower, WC and hand basin. Stairs to light and airy double bedroom with a 5ft cast iron bedstead and lovely river views. Twin bedroom with views over the garden and two 3ft beds. En-suite bathroom with roll top bath, shower over, hand basin and WC.

Designated space for Jawbones car park which is approximately 10 minutes walk away and involves a steep hill. Unloading is possible outside the property.

Absolutely loved it.. the house was extremely comfortable and perfectly located. We couldn't have asked for a better holiday.
The views from the main bedroom were a bonus - great to wake up to. The glass doors to the kitchen / living area really created a pleasant living space. Daughters loved the sitting room - really bright and a relaxing place to retreat and read after a full day.
We did enjoy our stay very much, the house more than met our expectations with excellent access to outside via the bifold doors so lovely and airy. And fab view from bedroom. Being dog friendly makes it excellent for us.
The information folder needs to be updated,to include the correct parking information. Also I think it is worth letting people,know that the park and ride can be used for a 24 hour period I.e. Cars can be left there overnight. If you are going to leave your car there for multiple days without using it you just by a,ticket for each 24 hour period. Access to the parking for 42 above town on jawbones hill is not for the faint hearted!!
Very comfortable property. It would have been quiet if it wasn't for lots and lots of building works in that area of town, which show no sign of abating in the near future. Only complaint is that the car parking permit was not left for us.
We found the property very comfortable, welcoming and in a very private location. It's ideal for central Dartmouth too. We loved the underfloor heating in the kitchen extension, particularly during our first few days when the weather was especially wintery. We spent most of our time in the kitchen area- this space definitely enhances the property overall. The owners have made 42 Above Town a lovely property and the added bonus of a parking space on Jawbones Hill (despite a steep climb) makes this a good place to stay in Dartmouth Unfortunately our week stay coincided with building works that were taking place during the week on nearby properties and at certain times we felt we were living in the middle of a building site (eg scaffolding being taken down at 8.00am to very loud music, dumper trucks relaying past the property). There was also external work being carried out at 42ABOV which we were only made aware of a few hours before our arrival. The builders were, however, very accommodating and considerate, working around us during our stay. The foreman Brendan was particularly helpful and understanding.

Yes we did enjoy our stay very much.....lovely property where contemporary meets traditional. Very convenient location to town , not too many steps and fabulous views across Dartmouth and Kingswear from Jawbones. Great area to walk the dog!

The cottage was very comfortable and the views were amazing even if you did have to be a mountain goat to get to the car! We would definitely stay here again.
We loved the property, very well placed in the town. So quiet at night the only noise we heard was the odd owl calling. We only used the snug once and didn't use the lounge at all, we spent most time in the kitchen extension. We'd never visited Dartmouth before but will definitely be coming back.
We loved it here and would like to thank Toad Hall and their lovely staff for saving us when we locked ourselves out... The great guy who came with the key was so nice and understanding. Thank you.

Everything we had hoped for. Lovely comfortable cottage, quiet and secluded yet very close to the centre of Dartmouth. We enjoyed the circular walk to Dartmouth Castle and Little Dartmouth, perfect for our dog.

This was our 5th visit to 42 Above Town and once again it was fantastic, the owner has carried out a fantastic and extensive renovation to the kitchen and added another room onto the property as well as a decking area above the extension which provides fabulous views of the River Dart. All in all a great place to stay in Dartmouth and already booked it again for 2016 /2017 New year week. The staff at Toad Hall Cottages offices are always exceptionally helpful and efficient 10 / 10 all round. Thank you Toad Hall b& the owner of 42 Above Town for making everything so perfect for us.

42 Above town was a comfortable and relaxing property to stay in. The location was very good being 5 minutes walk into town and there was a pleasant garden with views from the top decking to the river.
What a wonderful house, with beautiful views across Dartmouth and the River Dart. Thoroughly enjoyed our stay, and, with our two little Jack Russels, had great walks out to Dartmouth Castle and beyond. It is a perfect base to see all that Devon has to offer. Thank you

Gorgeous house and even more lovely than the photos. We felt at home instantly and will definitely return. It was one of the best holidays we have ever had and we were really sad to leave. Also, there is so much to do with a toddler in Dartmouth and the surrounding areas.
We have stayed in the same cottage, 42 Above Town, for the last 3 years over the New Year period and we have already booked for next year in the same cottage in Dartmouth. It is truly a beautiful cottage in an excellent position and we feel it is just like home from home for us. The owner is very obliging and the staff at Toad Hall Cottages are always very helpful.
