Early Tide is a charmingly updated 18th century cottage enjoying a spectacular waterfront location at Bridgend in Noss Mayo on the Yealm Estuary. Steeped in history, with beams reputedly taken from Napoleonic warships, Early Tide now makes a stylish, welcoming and comfortable retreat. Furnished and decorated in a contemporary beach house style with a nautical flavour, the cottage has its own, two-tiered terrace right over the water with stunning views of the river - herons, egrets, ducks and swans are all regular visitors. The outlook extends to the opposite village of Newton Ferrers, down the estuary with all its colourful boat life, to the wooded headland above the beach. A short walk takes you into the centre of Noss Mayo with its two excellent pubs. The beautiful woodland path beyond the village leads to the coast with spectacular sea views and to the secluded Cellars Beach.

Entrance from roadside into porch. Porthole door into living room with sofa, chair and chaise longue, TV/DVD, stereo/radio/CD player and decorative fireplace. Stairs lead down into the kitchen/dining room with stunning views onto the estuary and back door onto the terrace. Modern fitted kitchen with electric built-in oven and hob, combi microwave, dishwasher and fridge. Dining area with table and direct river views. Door to two waterfront terraces with table and seating. Two out-houses with washing machine/dryer, counter top freezer and separate WC and tap. From the living room stairs lead to landing. Double bedroom with beamed ceiling, 4ft 6in boat bed and painted furniture. Sliding door off landing to cosy, beamed bathroom with bath with electric shower, basin, WC and heater. Both rooms look directly onto the estuary. Further stairs up to a twin bedroom overlooking the garden with 3 ft beds, TV and DVD, painted furniture and wooden sea chest. Please note: Unfortunately this property is unsuitable for children under the age of 6.
At the rear of the cottage are two waterfront terraces with breathtaking views, the top terrace outside the kitchen/dining room has table, chairs and parasol.
On road parking is usually available close to the property.

superb location with waterside views. Allocated parking would make it perfect. A warm lovely little cottage and for what we paid, very good. An added bonus was the second toilet outside but could be tidied up by removing the spare flooring slates stacked inside. Clearer instructions on what exactly can go into the bins or where other recycling facilities can be found in the village would be helpful. Overall a very nice stay. The pubs were very good too and the food in the Ship was fabulous making a bonus for the lovely village. The bus service through the village to Plymouth was another bonus. Walking from the cottage to the numerous coast paths were excellent. All in all a very good week indeed. Thank you.

Loved the cottage and location. Some of the cooking equipment wasn't clean, grill pan, a saucepan and a couple of mugs. Would definitely stay here again. Parking is an issue, there is none!
We very much enjoyed our stay at Early Tide. The views from the terrace are stunning. The cottage interior was delightful; clean and light. We did not want for anything. There are many beautiful walks to take in the area and the Ship Inn was brilliant. I gave a good mark for cleanliness, rather than excellent, only because some of the kitchenware wasn’t very clean. This did not bother us greatly and I expect it was down to the previous user, rather than the cleaner – who I would not reasonably expect to clean every last pot and pan each time anyway. Lovely stay; very comfortable accommodation, Parking can be a problem. Information pack was hidden in a cupboard, found after 2 days, should be left out and needs updating. The closet pub 5 mins away is closed and has been for a year!!. On arrival key pad to obtain key very difficult to open. Lovely holiday. Thank you
We had a great times and the walks in the area are outstanding, the views from the terrace are wonderful and lovely place to sit and enjoy a large glass of wine and listen to the bird and watch the boats, thank you
We loved this very comfortable cottage which has many personal and interesting touches which make it an enjoyable place to stay. The view from the terrace is wonderful and there are many things to do close by. We hope to visit again one day.
This is an excellent cottage in a great location, with walks available from the front door. We strongly recommend it.

We have stayed here several times and love the cottage primarily because of its location and view from the terrace. We do feel that it could do with refreshing regarding some of the furnishings. As mentioned above the sofa is really uncomfortable as it is really a sofa bed and is too deep to sit on comfortably and the side and back cushions keep falling off. The TVs is too small for the size of lounge. The rest of the cottage is cosily furnished and well equipped with kitchen items.
The thing that makes this cottage is it's location which offers beautiful views of the estuary and we really enjoyed our stay there. The bed was excellent which is an essential for any holiday accommodation. It is obviously someone's much loved home and was a very nice place to stay in so it seems a litle churlish to make negative comments. However, there was a problem with a dripping tap in the kitchen, which clearly needs a washer replacing; the freezer appeared dirty so we did not risk using it; there was little storage space in the kitchen for food purchases if, as we do, you like to cook at home; and finally the home was a little too cluttered for my taste but that of course is a very personal issue and I recognise that others would perhaps like this. Parking in the area is an absolute nightmare, which is more of an an issue when you have two dogs to get in and out especially when it's wet!! We had a problem with our set of keys during the visit which was entirely my fault; they eventually turned up in the wardrobe, having dropped out of my trousers pocket!! The support and service provided by Sal Reilly was absolutely superb on the day and we couldn't have asked for more from her. She deserves 10 out of 10 for the service she provided. Rich Ivett
Our visit to this idyllic spot on the Yealm river at Noss Mayo looking across the creek to Newton Ferres was sadly shortened due to a family bereavement, but so worth the trip down for 4 lovely peaceful days. An area of natural beauty, so unspoilt, so picturesque, offering fantastic coastal and woodland walks. Early Tide was perfect in every way, so well appointed, offering everything plus more that we needed: cosy to return to after damp walks, so relaxing and peaceful sitting out enjoying the evening sun on the tiered, well furnished decking watching the boats, ducks, egrets and world pass by with a glass in hand! Totally idyllic! We will be back without a doubt, but not without our dog, Hendrix, who thoroughly loved every minute of our short stay!
A return visit after 3 years to this cottage. Idyllic setting especially when the sun shines. Disappointed to find there is still no access down the spiral staircase outside. Health and safety regs I guess!
Our only criticisms are that having stayed with a 7m baby - and all the trimmings that accompany them..!!!!! - having 'nearby' parking wasn't that practical. Being dog friendly makes me think - in my mind - that there is somewhere to let a dog out to do it's business last thing and first thing without the need to get dressed - but no real dog friendly outside space. However, the cottage was lovely and the above points really are specific to us. Really I should have checked a bit more in depth when booking. Our first time away with baby and I myself probably didn't realise how having actual parking would have been better. A lovely place and a very sweet cottage.

We will definately use toad hall cottages again, they provide a lovely selection of accommodation and the booking process is so simple and efficient, it takes all the stress out of booking that all important holiday.
Delightful little house - a proper home from home.
Wow, thew website does not do credit to this beautiful, tastefully decorated and quirky cottage - we wish we could move the whole house and views back to home. Very well equipped and a lot of thought. Both pubs in Noss Mayo are great. Our dog loved the decking view being teased by sea gulls. What a fantastic location, fab view and great walks. We hope to return as it was a truly tranquil setting.
The cottage,location and views were fantastic.The local butcher in newton is a must the meat was the best for miles.We had food in the SWAN pub,the food was fabulous,the landlord and landlady made you feel very welcome.The down side was lack of parking and no mobile or wi-fi conection
The photos on the website were in no way misleading - a true representation of a lovely cottage in a great location. Even in October we were able to sit on the terrace with a cup of coffee in the morning and a glass of wine in the afternoon!

We have used Toad Hall Cottages on several occasions now and on the whole have been very pleased with our choices. We usually find what we are looking for in the area we want to visit and at a price which suits us. I do feel that some descriptions such as "ten minute walk to the shops" need to be more accurate!! We are not all fitness freaks.
