It is reputed that in days gone by, a light was placed in the window of Lower Manor Farm as a signal to the waiting smugglers in the cove that all was well and the booty could come ashore! The owners of Lower Manor still carry on the tradition but without the expectation of barrels of brandy!  Guests to Lower Manor Farm will enjoy the benefits of staying in a beautiful large, rambling family house crammed full of character with its origins in the 13th Century, which has been sympathetically and handsomely renovated providing a most comfortable and well appointed, yet practical holiday home for large family gatherings. The emphasis at this unique property is most definitely on relaxing and having fun; idyllically located in a peaceful valley on the edge of the village of Ringmore the farmhouse is just 10 minutes’ walk through National Trust land to Ayrmer Cove and a short walk to the superb village pub. The beach can only be reached by footpaths or boats, so is never crowded, and for enthusiastic walkers there are miles of fantastic coastal paths directly accessible from the property. This unusual house has a large garden with views to the sea.

The beautifully fitted bespoke kitchen includes built in electric oven and ceramic hob,  large fridge freezer, dishwasher, washing machine and tumble dryer. USB charging ports. The original farmhouse kitchen now serves as a spacious dining room with oil-fuelled AGA, sink and further kitchen equipment, dining table to seat 12 with chairs and a bench.There are two comfortable reception rooms, both with sofas and chairs. The  large main lounge has a door to the front garden, large flat screen TV with Sky and a fabulous inglenook fireplace, comfy sofas and armchairs, wifi and telephone. The second smaller sitting room/snug has a TV (no reception, for playing DVDs) sofas, books and games. Original spiral stairs with rope banister lead to the first floor landing. Bedroom 1: Master bedroom with 5ft king size bed, built in wardrobe and dressing table, en-suite bathroom with rainfall shower over the bath, basin, heated towel rail and WC. Bedroom 2: Twin bedroom with 3ft single beds, chest of drawers and wardrobe. Bedroom 3:  Further double room with 4ft 6in bed, hanging hooks . Family bathroom with bath,hand held shower, basin, heated towel rail. Separate WC. Stairs and separate spiral stairs up to the Second floor and Bedroom 4: Children’s room with four 3ft beds, wardrobe and chest of drawers. Bathroom with bath, hand held shower over, basin and WC. Bedroom 5: Twin bedroom furnished with 4ft 6 inch double bed and 3ft single bed, chest of drawers and sea views. 

Approached down a private drive, the house, the last in the village, faces over a large courtyard area that is bordered on one side by a barn. There is a small rambling garden off the sitting room that is partly walled with a lawn and has steps down to the courtyard. The driveway leads around the side of the barn to a large area of lawn with a pond, stream and views along the meandering valley to the sea. A deck area off the barn opposite is provided with garden furniture. The ground floor of the barn is used for storage of garden furniture and access to the deck and garden.

  • Included: Bed linen (not towels), WiFi, travel cot, high chair, initial basket of logs (winter), oil fired central heating and electricity.
    Towels may be hired from an independent local company, please enquire for details.
  • Pets: Well behaved dogs are welcome. (not permitted in bedrooms or on furniture). Pet charge £25.00 per pet per week.
  • Telephone: For incoming and local outgoing calls. Mobile signal poor. Wifi available. 
  • Local Facilities: Beach half a mile walk at Aymer Cove. Pub, the 13th Century Journey’s End, 5 minutes walk
    Excellent village shop & Post Office and pub at St Anne’s Chapel 1 mile. Golf at Bigbury 3.5 miles. Modbury 5 miles.  Kingsbridge 9 miles.

An excellent location for a family week with wonderful walks, views and beach. Perhaps it would be useful to warn that the property and grounds may be dangerous for young children - e.g. The "play barn" had opening first floor doors!

We rented this house for a family celebration, there were 12 of us in all, and we had a really wonderful time. The house has been recently refurbished and looked lovely, far exceeding our expectations. Having two kitchens and two sitting rooms was ideal for such a big group and gave us plenty of space to cook and relax. It was really well equipped, with more than enough of everything - especially in the kitchen. Best of all was the setting, being just a short walk through the fields to Ayrmer Cove or a slightly longer walk over the cliffs to Challaborough and Bigbury. I would highly recommend this property to anyone wanting a holiday with a large group.
