Situated right on the seafront, Lower Reeds is a comfortable ground floor apartment ideal for couples wanting to experience the beauty of the South Devon coast, love walking with the dog along coastal paths and enjoy pottering around the shops and markets of nearby Dartmouth, Kingsbridge and Salcombe. The living room extends to a fully glazed dining area where it’s easy to spend hours relaxing and just watching the sea. The popular Start Bay Inn serves great seafood, the Seabreeze cafe is a great place to loiter and watch the world go by. The Torcross Ley nature reserve, a haven for bird wildlife just behind the apartment and for those who like exploring further afield Dartmoor is easily accessible and a trip to Cornwall is a very pleasant day out.

We loved our say at Lower Reeds it is the 5th time we have been so that says it all really. And with all the improvements done over the last few years it has become even better. Shame about all the gnats this year not too sure if this is a timing issue we usually go at the beginning of June rather than late April early May and have never experienced so many before. Spoiled it for us a bit as we could not open windows or the lovey big sliding doors onto the patio area. Thanks for such a great place to stay!!!!
A fabulous stay at Lower Reeds. Ideally located right on the beach. So well equipped and furnished. Super comfy bed, we slept so well. It's dark and silent at night so relaxing. Our dog loved being right on the beach or walking around the ley. We would love to return.
What a wonderful place. We really appreciated the effort to deal with the aftermath of Storm Emma. Reeds was one of a handful of properties that was actually open. Excellent facilities. Really comfy bed. Can't remember being anywhere so quiet and dark. The electric 'wood burner' fire was a revelation. Our dog spent the whole time lying in front of it.
Loved it , already trying to book next trip at the reeds as we try to get down about 4 times a year, and family stay in area throught the year.
We had a fabulous week. The weather was mostly dry, bright and cold. Being so close to the beach was amazing, the only downside was our dog begging to go out to play all the time! I cannot recommend this apartment highly enough, it exceeded all of our expectations. Thank you.
The location is fantastic and we really enjoyed our short break here, the property is very nice apart from the few niggles I've mentioned. We have already booked for a future stay here next year and look forward to returning to this lovely peaceful part of our world.
2nd visit to Lower Reeds and really enjoyed both stays. Liked the new sliding doors. Loved sitting on the terrace enjoying the views. Excellent water pressure and shower. Very comfortable bed and linen. Apartment felt very homely. Cons - flying insects were a problem - and sometimes had problems locking the patio doors.
It was great to be on the seashore for the whole week. The apartment is ideal for a family member with limited mobility. The cafe, pub and restaurant are close and food good. Looking forward to next year!
We had a lovely stay in Lower Reeds. We were particularly impressed by the speed and efficiency of sending a gas engineer to fix a problem with the boiler. On a Saturday too!

Very good stay , property good and toad hall excellent as normal
As returning visitors to this property I was delighted the feedback I had given last year had been acted on making the property perfect for our needs. So often comments are not acted on or even acknowledged; therefore, credit must be given to the property owners and Toad Hall Cottages for quality and service. I hope this quality and service can be maintained; this is because I have already provisionally registered my interest in booking this property in 2018. The apartment was very noisy as there are two internal doors that go in to Upper Reeds and our neighbours were very loud and heavy footed. The bed was super comfy, the place was welcoming. Loved the chocolate cake and wine left for us what a lovely touch. The midges were a real nuisance, hundreds of them, a fly screen would be helpful. We had a wonderful stay ideal for the dog.

At certain times of year due to the proximity of the water if there is no wind the may flies may be a bit of nuisance.
