Outstanding is the word for this magnificent property, Old Traine Barn is a 14th Century tithe barn for Modbury Church with an adjacent smaller barn Old Traine Cottage. Both properties have been converted to the highest standard. Within the mellow ancient walls the light, spacious living areas have large windows that overlook the low walled gardens with meadows and hills beyond. The beautifully finished kitchens and bathrooms, fine oak and slate floors, slate window sills, gothic style wall lamps and bedsteads and handsome comfortable furniture combine to make these exceptional properties. Situated on the outskirts of the charming town of Modbury with its dignified terraced houses and enticing old fashioned shop windows that give it a timeless character. This little town is a hive of activity and is readily accessible to wonderful beaches at Wonwell, Mothecombe and Bigbury, and only half an hour from Dartmoor or the historic city of Plymouth. Garden furniture and barbecues are supplied. The barns are located at the end of a quiet unmade road.

Large glazed doors open into a very spacious entrance hall with Pool table. French doors lead out to the patio and garden. Oak stairs wind up to superb sitting room, part galleried with fine exposed A frames and ceiling trusses. Huge comfortable sofas gather around the corner woodburner. Large 32” TV/DVD/video and French doors that open to a railed balcony with views across the garden and rolling hills beyond. With access from the driveway the spacious and superbly fitted kitchen/diner has a marble top central island, a magnificent four oven gas Aga, microwave and built-in belfast sink, fridge and dishwasher. A large dining table seats up to 10 (for combined parties of up to 16 there is an extra table and chairs). The utility room off the kitchen has a washing machine, tumble dryer and large fridge/freezer. Stairs up from the sitting room to 3 bedrooms, a double room with 5ft king size bed with tiled en-suite shower room with corner shower, basin and WC, 2 twin bedrooms with 3ft beds both with hanging rails and a family bathroom with free standing bath, hand held shower attachment, separate shower, basin and WC. Further double room and cloakroom with WC and basin on the kitchen level. Door to courtyard. Off the hallway is another double bedroom with 5ft king size bed, stone mullion windows and en-suite shower room with corner shower, basin and WC.
Old Traine Barn has an extensive paved patio area, raised beds and lawns surrounded by a low stone wall and with access to a public footpath across the fields.

Lovely barn, Ideal for family Christmas. Gorgeous decorations. Good games area, Well utilized. A great Christmas with many memories made. Very comfortable. Apart from memory foam toppers on bed. (I don't like them, so sleep deprived by end of week!) Short cut to village ideal. It's a barn so noise for me was an issue with 3 generations under one roof.

We had a great week, with exceptional weather. The cottage had everything we needed including two high chairs for two infants. The location so close to Modbury and yet facing onto the fields was convenient, but also private.
Second time staying here and loved it. Only comment to make is sofa's aren't overly comfortable but loved the Aga and Pool Table
The barn was spacious but warm and cosy. Well equipped. Choice of good eating pubs/cafes within 5 minutes walk. Lots of walks around Modbury for dogs and owners. Would love to return.
Lovely barn in a great location. Was fantastic that you were able to decorate the barn for the anniversary celebrations. Instructions for rubbish disposal very basic, doesn't mention how to recycle at all. On the whole clean, but a small issue with cobwebs and dust in some bedrooms.
We have annual family holidays. Old Traine Barn is the first with an EXCESS of equipment for all of us rather than not enough. Well done. An excellent place to stay. Large but homely. Great outdoor space and good views.

This is the 2nd time we have stayed in a Toad Hall property and was not disappointed. The standards are so high, there was nothing we could have wished for that wasn't provided for us. The owners/caretakers take great care to ensure that everything you need is provided. I would say its a real home from home, but I would be very lucky indeed to have a home like the one I have just stayed in. I have recommended a stay in one of your properties to all my friends.
The Old Traine Barn provided our party (6 adults and 3 very small children) with just what we needed for a great holiday. It was comfortable, well equipped and spacious. Also it was perfectly situated, having views over open fields at the back while being only 10 mins walk from the shops in Modbury.
Old Traine Barn was an exceptional property for a holiday with nothing left out of the amenities provided. We were blessed with dry weather so we're out every day but it was a comfortable house to be in and relax should you choose to stay in by the fire.

We had a fab holiday at Old Traine Barn. It was warm and cozy with lots of room to find a quiet corner. The free pool table was a great hit with us all and the lovely views and peaceful location was idyllic. The Aga had us all wanting to cook, so we stayed in quite a lot which was really nice (and economical!). There were loads of bathrooms/toilets so there were no queues in the mornings. Powerful showers and endless hot water was great too. Bedrooms were spot on, with lovely clean smelling bed linen and very comfortable beds. Wouldnt have changed a thing and would definitely recommend Toad Hall Cottages for their un-fussy but efficient service. Would certainly love to return in the future.
