Situated in an elevated plot on the creek side of the popular yachting haven of Noss Mayo, Outport is ideally placed to take full advantage of the wonderful views and the beautiful local area. Most rooms in this modern and comfortable house overlook the water towards the twin village of Newton Ferrers and a fabulous sunny balcony runs the width of the lounge providing an ideal spot to relax, observing the comings and goings of this popular yachting haven. Alternatively, enjoy a pre-dinner aperitif on the lower terrace, watching the sun go down. A perfect holiday home at any time of year, ideally situated just a short drive to the coast, to the beauty of Dartmoor or, with lovely walks from the doorstep, an ever-changing view, and a fantastic village eatery within easy walking distance you may choose not to move the car all week and enjoy all that the immediate area has to offer.
Steps lead down from parking to front entrance hall on First Floor. Large lounge diner with fabulous full floor patio doors and balcony with glass balustrade commanding fabulous estuary views. Comfortable sofas, flat screen TV and DVD player, sideboard with plenty of books and games, dining area to seat six. Kitchen with superb views, built in electric oven, ceramic hob, microwave, dishwasher, fridge freezer and washing machine. On this level adjacent to the lounge is Bedroom 1: Twin bedroom with 3ft single beds, drawers and hanging hooks. Lower level: Bedroom 2: Double bedroom with 4ft 6 inch bed, built in wardrobes and beautiful views, en suite shower room with shower cubicle, basin, WC and heated towel rail. Bedroom 3:Second double bedroom with 4ft 6in bed, built in wardrobes and door to upper level sun terrace. Family bathroom with bath, pedestal basin, WC and heated towel rail and separate shower cubicle.
Steps lead down to two levels of paved terraces overlooking the estuary with garden furniture, sun loungers and charcoal barbecue. The patio can also be accessed from the second double bedroom, a perfect spot for morning coffee.
It is to be noted that the balcony and terraces have several steps, levels and drops and is not ideal for young children as constant supervision is essential.

We had a lovely week in this comfortable house with it's ever-changing view of the river and creek and enjoyed some interesting chats with local characters. There are some good walks around the coast without having to use the car and it's handily placed for National trust properties, nearby villages and Plymouth, for rainy day visits, although my husband didn't enjoy driving the narrow lanes. The sunbeds on the terrace were very welcome after all that walking. We enjoyed 2 meals at the Ship Inn and made use of the fish & chip van that comes to Noss Mayo on a Tuesday night (6.45 pm) The P.O & Tearoom on the Green in Newton Ferris provide good tea & cakes.

We thought Outport was great. The location was fantastic and the property was perfect for us. The homemade cake was delicious, perfect after a long journey and the wine was gratefully received.
Property is well presented although a little expensive for what it offered.
Great cottage - only been available since last year and expect it will become very popular. Its views are sensational and there are some great walks to the coast. It is very nicely furnished, bright and spacious. The position means you are very near the pubs but also high enough to have a fabulous view. Noss is great for a walking/beach/pub holiday - less good for a touring holiday as the roads immediately around it are very narrow and frustrating to use in summer.
The location and outlook were stunning.
Toad hall properties are of a higher standard. I have recommended the site to others.
