NEW TO TOAD HALL COTTAGES FOR SUMMER 2019!

Charming and spacious, The Linhay is perfect for a family, couples or friends.  The accommodation is well-equipped yet quirky with vintage signs, antiques and contemporary art works throughout. There is a dining kitchen with pantry and a utility room perfect for leaving your coats and boots after a countryside walk. Also, on the ground floor, there is a lounge with open fire, garden room and a cloakroom.  On the first floor there is a contemporary shower room, spacious master bedroom with views over the garden and a good sized second bedroom with adjoining dressing room.

The Linhay also welcomes up to two well behaved dogs and has the benefit of a lovely garden to the rear (not enclosed) with a seating area with table and chairs - perfect for a spot of alfresco dining. Guests are also welcome to explore the owners surrounding fields or climb the hill to watch the sunset.

Smithincott Barton Farm is a real delight, home to both the welcoming owners, who live in the adjoining farmhouse, and a range of small farm animals, including chickens and sheep and there are free range eggs often available. 

Smithincott is nestled in the beautiful Devon countryside on the edge of the Blackdown Hills, the location is peaceful and quiet, yet only 5 minutes from the M5 and within easy reach of Exeter, Exmoor, Dartmoor and the South and North coasts making this an ideal base to explore the area. The village of Uffculme, complete with café, shop and pub is also just a mile away, perfect if you want to leave the car at home for the day.

Please note this property can be booked together with two other properties located within Smithincott Barton Farm – The Old Stables and The Loft (potentially providing accommodation for groups of up to 8 + guests).

Ground Floor: Front door to entrance hall/utility room with washing machine, sink and door to cloakroom with WC. Kitchen dining room. Dining area with table to seat 4 (this can be extended to six or more if required).  Kitchen area with full-size dishwasher, built in electric oven and electric induction hob (please note Aga seen in photos is not in use) and door to pantry housing a fridge/freezer and microwave. Door to inner hall (where stairs lead to first floor) with door to lounge. Lounge with two sofas and 42” Smart HD TV and French doors to garden room. Garden room with table and two tub chairs and door to garden.

First Floor: Twin aspect master bedroom with views over the garden and 5ft x 6ft 2 bed (as wide as a king, but same length as a double).  Shower room with WC, basin and walk-in shower. Bedroom 2 with 4ft 6 double bed and adjoining dressing area with double futon.

To the rear of the cottage, accessed from the garden room is a country garden with a patio area furnished with table and chairs. Please note although some areas of the garden feel very private, it does adjoin the owners garden and is not fully enclosed.

  • Included: Bed linen and towels (guests are required to provide their own beach/dog towels). Water, Electricity, oil central heating.  Travel cot, high chair and baby bath available on request. One complimentary basket of logs is provided on arrival, additional logs can be purchased directly from the owner for £5 per basket.  The open fire will be available October to March.
  • Internet and Telephone: Fibre Broadband Wi-Fi available free of charge. Regret, No landline telephone available. Mobile reception generally good with 4G widely available but please check with your provider prior to booking.
  • Pets: 2 well behaved dogs welcome. Additional dogs may be considered by the considered by the owner.  Dog charge £30.00 per dog per week.

A beautiful place in a beautiful area! With it’s closeness to both the north and the south coast, it’s perfectly situated if you want to explore Devon. We stayed at the Linhay (the biggest of the 3 properties at Smithincott Barton Farm) with two bedrooms, and couldn’t have been happier! Every room has very high standards, and you can also see that the owners love interior design. Added to that, the garden is just amazing! The hosts couldn’t have been more helpful and caring - we will definitely go back!
