Set foot into Ashtree House, a detached holiday home, lovingly refurbished to provide comfortable accommodation, and your seaside holiday can begin!

Perfect for families and couples alike, Ashtree House has everything you could possibly want from a holiday base. The property includes a fully equipped kitchen/diner overlooking the pretty landscaped garden. The spacious lounge area offers a Smart TV and feature wood burner for those cosy winter days.

Upstairs are three bedrooms including an en suite shower room to the master bedroom. The property sleeps up to six guests (maximum 5 adults) comfortably.

The house comes with parking for up to 3 cars and a fully enclosed sun-filled landscaped garden so you can be sure your furry friends will enjoy their holiday too.

Just a short stroll takes you to the clifftops at Barton-on Sea and the coastal path stretching along the edges of The Solent. The far-reaching views showcase The Needles and Isle of Wight in one direction, and Christchurch Bay and Hengistbury Head in the other. A selection of local beaches are within easy travelling distance, with the closest beaches of Barton and Milford dog-friendly all year round. The nearby town of New Milton has all your shopping needs, and the pretty market town of Lymington also worth a visit. Just a 10 minute drive and you are in the New Forest National Park with miles of tracks to explore on foot, bicycle or horseback, making Ashtree House a perfect base for your holiday.

Kitchen/diner with Dual fuel Range cooker, hot water tap (no kettle), fridge/freezer, dishwasher and Nespresso coffee machine. Dining area with seating for six. Bi-fold doors leading to garden.  
Lounge with comfortable seating, wood burner, Smart TV, Bluetooth speaker and bi-fold doors leading to the Sun Room with comfortable seating and French doors leading out on to the patio.
Cloakroom with hand basin and WC.
Utility room with sink and washing machine.
Stairs to first floor.
Bedroom 1 with king size (5ft) bed, built-in wardrobes and en suite with walk-in shower, hand basin and WC.
Bedroom 2 with twin (3ft 6) beds, wardrobe and drawer unit.
Bedroom 3 with single (3ft 6) bed, with trundle pull out and up bed underneath (3ft 6). Please note when trundle bed is used space in this room is restricted. Built-in wardrobes and drawer unit.
Family bathroom with shower over bath, hand basin and WC.

The garden is south facing and laid out over different levels. Leading from both the sun room and dining area onto a sandstone patio with large shaped sun lounger and easy chairs. Here you will also find the brick built charcoal barbecue for you to use during your stay. (Please note the barbecue must be maintained by guests.)

Steps down lead to a further paved area with large corner sofa and coffee table which can be raised into a dining table for al fresco dining.

There is a small lawned area next to the sun room for children and pets to play.

 

Parking for up to 3 cars on the private driveway. Parking must not spill on to the lane as access is required at all times for neighbouring properties.

EV Charging: It may be possible to charge your electric vehicle at this property. Please let us know at the time of booking; there will be a £30.00 per vehicle per week charge. Please bring your own charging cable.  

Included: Bed linen, towels, WiFi, central heating (gas) and electricity. High chair, travel cot and stair gate available (please bring own cot bedding).
Children: All ages welcome.
Pets: 2 dogs welcome. Must be over the age of 1 year old (unless agreed with the owner prior to booking) and dogs must be fully house trained and well behaved. Please note there is a standard charge of £30 per pet per week.
Bike storage: No covered bike storage available, bikes may be stored uncovered in the garden through the lockable side gate.
No Smoking.
Shops: Barton on Sea convenience store, a few minutes’ walk, Lidl supermarket a few minutes’ walk. Many shops on Lymington Road and New Milton Town Centre, including M & S Simply Food and Tesco, just a short drive away.
Pubs, Restaurant & Cafes: The Cliff House offering panoramic views of the Solent serving food all day is just a 10-minute walk away. The Beachcomber Café is a few minutes’ walk.
Short breaks: Available anytime, bookable from Friday or Monday anytime outside of school holidays. Call the office for further information.

as guests of Apple court house the gardens were available for us to browse- however, one day we found out someone had opened the gats and entered the gardens for themselves arguing that they had driven from Devon. Wrong time of year to get the advantage of the beauty but could visualise the attraction

Hordle Lakes Course Fishing

A carp fishery set in 11 acres with seven individual spring fed lakes, Course Fishing at Hordle Lakes is a chance for all ages and abilities to enjoy a day of fishing.  With plenty of parking a short walk from the activity, fish for Bream, Tench, Perch, Rudd, Chub and Roach with huge bags being taken all year round.

Highcliffe Castle

This magnificent Grade 1 Listed Cliff top mansion was built by Lord Stuart de Rothesay in the early 1830’s. Derelict for over two decades, the Castle is now fully restored externally, although not internally. Within the rooms visitors can find information on the Castle’s intriguing history as well as an extensive programme of exhibitions

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

A picturesque, tree-lined beach of shingle, and sand at low tide. Good facilities on the cliff top including an excellent tea room, public toilets, baby change and a children’s play area in the Castle gardens. Plenty of parking and sloping access down to the beach. Highcliffe Castle beach is dog-friendly all year round.

Highcliffe Beach

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

Milford on Sea

A beautiful shingle beach with pretty painted beach huts, plenty of parking, and excellent coastal walks along Hurst spit to Hurst Castle with clear views of the Isle of Wight and needles. The superb Raft Rocks Restaurant is worth a visit with its Art deco style and roof terrace. You can also walk across the wildlife marshes to Keyhaven harbour and (in season) take the boat to Hurst Castle or the Isle of Wight.

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

Good place to go if you have a buggy or wheelchair as there is a tarmac path along the top of the cliffs with great views of the Needles, plenty of parking and a kiosk serving refreshments.

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

Avon Beach

A family friendly beach close to Mudeford and Christchurch Harbour with plenty to do for all.  For those with disabilities or small children there is a beach level carpark, and to keep everyone safe there is a designated bathing area and a seperate area allocated for watersports, all overseen by lifeguards in the summer months.  This pretty sand and shingle beach is backed by trees and countryside and if you fancy some fresh local seafood or simply a coffee, ice cream or a cold drink, the beach is home to the excellent Noisy Lobster, serving breakfast, lunch and supper all year round.

Nice beach with good facilities

Beautiful beach, lots of sand for youngsters- definitely been high on our favourites list, for more than 30 years and still is now the 'children' are nearly 30! - well worth the drive from New Forest. The Noisy Lobster is great and now has an 'outdoor upstairs' too. The Beach Cafe, half-way along, is excellent too- used to do very good carrot cake! The connecting beach towards Steamer Point is dog-friendly all year which is a bonus. Walking to the quay end, you can catch the ferry to Hengistbury Head which is beautiful beach too and often quieter (top favourite!) Even this last week (JULY 2021) the 'kids' wanted to crab-fish from Mudeford Quay!!

August 2023 Such a beautiful place to stay! The property is exquisitely furnished and the space is such a pleasure to spend time in. The bed was comfy, the kitchen well equipped and the garden really was an extension of the indoors with the bi-fold doors. The beach is only a short walk away - perfect!

It was within easy walking distance to the coast and was in a lovely location. Dined at The Cliff House on a couple of evenings which was great, food was really good and hospitality was first class. Would highly recommend staying at Ashtree House.

November 2023 The place was beautiful, well appointed and very clean and spacious. We had a very happy, relaxed stay and used the house as a base for exploring the sites and settlements of the New Forest, which isn't far. The house is also located a short walk from the coast, which offers a breathtaking view and some epic action. I certainly intend to return, with friends this time rather than just a family of three, as this is a place worth sharing.

6th November 2022 The house was just perfect. We love Barton-on-Sea whether rain or shine. We had a rainy weekend but still managed to squeeze in lovely seaside walks and, of course, several trips to our favourite pub The Cliff House. We are sad to leave but have already booked our next trip back to stay at Ashtree House.

Friday 13th – 15th Jan 2023 The 13th is unlucky for some but definitely not for us! What a superb house and facilities! Sometimes the photos make things look better that they are, in this case not! We all loved the house and the location is just as fabulous to explore from! A stone’s throw from a superb beach and dog friendly too! The Lighthouse restaurant was very enjoyable – I can recommend the haddock and chips – yum ? Also the sandy, dog friendly beach at Southbourne only a 20 minute drive. Many, many thanks for providing a luxurious base for us to explore from! Will absolutely recommend to others!

Wednesday 18th Jan – Monday 23rd Jan (5 days) Had a really relaxing break in lovely surroundings. The house was very welcoming and comfortable with plenty of mod-cons. Ideal location, very quiet but close to lots of amenities. We’ll definitely be booking a return trip!

The house was a lovely family home, the toys and children’s books were a lovely unexpected addition, which brought a lot of fun to the children. The house was set up in a way that was perfect for children and the dog, providing a perfect base for beach walking and exploring the New Forest. The house was beautifully furnished with everything we could have wanted. We all had an amazing time and look forward to coming back soon.
