The fabulous South Devon coast, sandy beaches of the South Hams and Dartmoor are all within easy reach of Bluegate Barn,  a  beautifully renovated detached barn on the outskirts of the popular market town of Modbury, South Devon. If you are looking for space for all the family, homely comforts and superb luxury interiors you need look no further. With huge spacious kitchen diner, underfloor heating, sumptuous furnishings and thoughtfully equipped with every modern convenience, this stunning holiday home offers a wonderful base for families and couples from which to enjoy the immediate area and South Hams beyond. Set on the edge of a  3 acre meadow which slopes down to a trickling stream, adjacent to a small, quiet, working farm a path leads directly from the meadow below the property,  along a country lane directly into the heart of the town less than a mile away, where a fabulous array of cafes, pubs galleries and independent retailers can be found.

The ground floor, with underfloor heating throughout, opens into a beautiful spacious hallway, through double glazed doors to the lounge with sofa, armchairs, large flatscreen TV with DVD and freeview, double doors leading out to the garden. Large contemporary kitchen diner, beautifully fitted and well equipped with electric range cooker, microwave, large fridge freezer, dishwasher and washing machine.  There is also a TV and an ipod dock. Extending dining table which will seat 8, door to rear patio and door to front garden. Cloakroom with WC and basin. Open tread oak staircase to First Floor: Master bedroom with 5ft king size bed, chest of drawers and chaise, walk-in dressing area, en suite shower room with WC, basin and shower cubicle. Bedroom 2: Large spacious bedroom with apex windows, 5ft king size bed, built in double wardrobe, chest of drawers. Bedroom 3: Single bedroom with 3ft bed, chest of drawers. Family bathroom with bath and shower over, basin and WC.

Gravelled driveway and front lawned area with table and chairs. To the rear of the property is a patio with garden furniture, extending washing line, oil-drum barbecue (charcoal)
The garden leads to sloping and undulating meadow of 3 acres, with a stream running alongside. From the bottom of the meadow there is access to a country lane which leads direct to the village of Modbury, just under a mile’s walk.

What a beautiful location and a stunningly beautiful cottage that was well presented. On arrival the master en suite was found to have a blocked shower waste pipe and had obviously overflowed with previous tenants, but this was only a minor inconvenience as their was another shower available.

We had a wonderful stay and have messaged Sue Cross to tell her. I have never stayed in a better equipped cottage. The scenery was stunning and the three chickens a delight, especially for the grandchildren. We would definitely book it again.

We thoroughly enjoyed our stay. The location is perfect for exploring the coast and countryside. The accommodation was so enjoyable and so well equipped it was hard to leave! Fabulous views and safe and secluded area that our two year old granddaughter was able to run about without us worrying. The chickens were an added bonus!

Cottage was fine. Well equipped. Think you may need to specify the exact way you walk to town and that you'll need a torch at night and wellies most of the time. More so if it's been raining. Also that the path is hilly. I wouldn't put it in the category of pub or shops nearby.

The description details that the path into town is accessed from the property along a country lane directly into the heart of the town less than a mile away, we have added that the path is accessed from the field below the property. Our criteria for nearby pubs or shops is less than a mile, and we trust this clarifies. We are pleased that you enjoyed your stay in the South Hams.

Thoroughly enjoyable and the born met virtually all expectations of it. Toothbrush beaker had not been washed and some jeans found in washing machine, but nothing to spoil our enjoyment.

Sorry we missed those couple of items, but glad you had such an enjoyable stay in this wonderful barn.

Loved the cottage, very well equipped, comfortable, and beautifully decorated. Grounds were fantastic for children and adults to enjoy and explore, and my six year old became very attatched to her new role as "chicken farmer"! Kitchen was a joy to cook in. Re the cleaning - it was pretty good but I did have to clean the hand basin and loo in the downstairs bathroom when we arrived. Also towels were lovely - all brand new - but it would have been nice if the sticky labels could have been removed from them and given a quick wash... It's a lovely place though and would love to return one day!
