Carriage House Cottage is a traditional cottage tucked away on a New Forest small holding which includes the owner’s home, horses, chickens and ducks.  Originally a carriage house, the dog friendly cottage has been converted to provide comfortable family accommodation for up to six in two bedrooms with spacious ground floor living. You can also bring your horse on holiday as there is stabling and grazing available within the owners yard which is situated a few metres from the cottage.

This rural property has direct forest access for walking, cycling, horse riding and possibly carriage driving. Picturesque Beaulieu with its famous National Motor Museum and the Michelin Star restaurant at the Montagu Arms Hotel are within four miles drive.  The popular coastal town and Quay of Lymington offer an abundance of restaurants, pubs, shops and Saturday market.  It is possible to catch a car ferry from Lymington to Yarmouth on the Isle of Wight for a fun day trip exploring the quaint Island.  You will not be short of things to do here!

Entrance into cottage through the conservatory which has table and seating for four.
Kitchen with electric cooker, microwave, fridge-freezer and washing machine.
Door into the spacious traditionally furnished lounge/diner with comfortable seating, TV, DVD player, electric fire, dining table and seating for six.
Cloakroom with WC and hand basin.

Bedroom 2, double bed (4ft 6in), single bed (3ft), TV and ample storage.

The property is set within the grounds of the small holding.  The secluded, enclosed, pretty south west facing garden is laid to lawn and patio with garden furniture. Perfect for relaxing after a busy day exploring the New Forest National Park or south coast.

Stabling and grazing for up to four horses is available at Coombs Gate Farm (adjacent to the cottage) by separate arrangement with the owners.  Please call the office for details.

Surrounded by open forest, yet only a mile to the Solent Shoreline, the hamlet of East End encapsulates the serenity of a New Forest holiday. The rural beauty of this part of the forest is quite stunning, offering peace and relaxation throughout the year - even in the height of summer. There are endless walks and tracks for cycling through the woods, past ponds and streams frequented by free roaming ponies, donkeys, cattle and the odd pig or two. The coast is a fabulous spot to spend some time and offers glorious views to the Isle of Wight.

The closest shop is in the next village – East Boldre. For more shops and supermarkets, the pretty Georgian marine town of Lymington is just 4 miles away. You won’t have to get in the car for a wonderful meal though, The East End Arms owned by John Illsley of the Dire Straits is a short walk away. It’s a friendly pub with superb food and drinks.

East End Arms
(Less than a mile)

A really friendly pub bought by John Illsley, bass guitarist of Dire Straits in 1990. It’s still very much a local pub to pop in for a drink with the villagers. The pub wins well deserved rave reviews for its superb food, well-kept ales, wines and lovely staff.

We enjoyed a wonderful Sunday roast for 8 people and 4 dogs in the tent in the garden of the East End Arms. The staff were warm and engaging and the food was delicious and beautifully presented! Whilst on the pricey side, I would highly recommend a visit to the east end arms.

April 2024

Very good food and pleasant ambience.

July 2023

Great pub - very friendly staff and good selection of ales and wines by the glass. The wine always tasted as though it came from a recently opened bottle. We didn't eat there but have spoken to someone who had an 'exceptional' meal recently. Only one downside - the locals (whose pub it is after all) do like to make themselves heard!

September 2022

Beautiful food and great atmosphere- slightly pricey but well worth it.

August 2022

Lovely pub with good food and if you like donkeys, you will be well away. They congregate outside the pub and are quite friendly.

March 2022

Excellent food and service well worth a visit

September 2021

Very disappointed that this pub in the forest does not allow dogs inside. We wanted to book at birthday meal with family, we were on holiday from Brighton, but as we had two dogs we could only sit outside under the tent which is not want you want to do on an evening in October.

October 2020

Sat outside. Quite expensive for what we got. Waitress unable to say what specials came with and ended up with just a fish and salad garnish! Fish bit overcooked. So maybe other non fish meals are better but didn't feel inclined to go back even though 10 mins walk from cottage.

September 2020

Enjjoyed a really excellent evening meal here. Good service, good atmosphere.

August 2020

Excellent food provided , good service and a log fire.

November 2019

During our 2 week stay we dined at the East End Arms four times. Every meal was excellent, the menu seemed to vary a little each time which I assume was due to what fish or meat was locally available. The staff in the restaurant were friendly. Nice choice of wines.

September 2019

Went in to book a table for a Sunday evening, but was told that they did not serve food on a Sunday evening, although their website seemed to think they did! The barmaid was talking to a customer when I first went in. The customer left the bar area to return to his seat and instead of her asking me what I wanted, decided to ignore me. Not very good customer service! I had to say excuse me and then she looked shocked that I was there! I wanted to give no stars, but had to pick one star!

May 2019

Really good pub with pricing along metropolitan 'gastropub' lines - backed up by the quality of the food and surroundings. The weather for our stay was perfect so we could sit in the garden with our dog for our meals. On a rainy day it wouldn't have been so comfortable as the bar (the only other places dogs are allowed) is only tiny.

July 2018

Great lunchtime treat with reasonable kids menu and lovely grown up food. Home made ice cream went down very well too.

November 2017

Always excellent choice and calibre of food each time we have visited.

July 2017

Friendly pub, always busy. Not so good if you have a dog - they are welcome but space is limited. Luckily we had good weather & sat in the garden. The food was excellent & staff friendly.

July 2023

Very traditional forest pub. No gastronomy offerings but good pub grub. Garden needs a bit of a tidy up.

June 2023

Walked here from our cottage in East End. Warm welcome & delicious food - would definitely return & recommend.

May 2023

Really enjoyed our trips to the Turfcutters Arms when staying just down the road. Friendly landlord (and locals) welcoming to us and dog, fantastic sized garden with lots to do, play area and snooker table for kids, loads of space, pretty flower hedging; just a really nice place to while away a sunny afternoon. Didn't eat there but was busy at lunchtime so assuming pretty decent!

May 2022

We thoroughly enjoyed eating out at the Turfcutters; staff were friendly and the meal was good value for money

May 2022

Really great pub with exceptionally friendly and helpful staff. We ate here twice during our holiday and the food was excellent. It's advisable to call up to reserve a table as they do get booked up.

April 2022

A very busy and popular pub with pleasant staff and varied menu (just a 5 minute walk from our accommodation). We had a problem with our meals on our first visit which was dealt with promptly and without fuss. The second visit was 100% fine. We can recommend the 5 mile Turfcutters Arms circular walk.

September 2020

We had several great meals here during our stay. The staff worked hard to ensure everyone was safe and provided good service, drinks and food.

July 2020

Visited during a recent beef festival weekend. Good family atmosphere and the food was good without a huge wait considering the garden was so busy. Plenty of different beers and ales to try along with the popular festival fizz. We will visit again.

August 2019

Was disappointed with the food and the lack of customer service behind the bar! Will not be going back!

May 2019

We ate here on our first night in the New Forest. We booked in advance but it was not too busy. The menu is typical pub food but of a good standard. The vegetarian 'Homity' pie was appreciated by one of our party. Staff were friendly. The pub is an easy walk from the cottage.

August 2018

What a gem of a pub! Lovely people, lovely food!

July 2018

A lovely 'local' with good food, great selection of ales and a friendly owner / manager and staff. They even had dog biscuits for our hound!

A good honest pub with good cider and a good range of meals on offer.

June 2018

Excellent food a great pub and helpful staff.

We had a lovely evening meal at the Turfcutters - proper home made food in a real country inn - brilliant!

August 2017

This is a lovely pub! The staff are very friendly, food is good honest pub food, with some lovely 'specials' available too. Very dog friendly!!! A must visit for anyone staying close by! Will visit again next time we're in the area.

June 2017

Great pub, friendly staff and in the heart of the New Forest. Make sure you plan a visit and enjoy the garden, food and a few drinks

A big, bright and spacious free house serving a good selection of well-kept real ales, wines and spirits. A popular haunt for the locals, who gather for the notorious daily carvery.  There’s a main menu with all the usual dishes, or pick from the Specials Board which showcases local produce.

Booked to eat here on a Thursday night and it was amazingly quiet for some reason. Good food and good service in a nice clean environment.

August 2020

We had an evening meal here including children. The food was very good and the staff most welcoming - we felt sorry that everything was so well prepared for safe distancing and so few people there. There was plenty of room for evceryone.

A 2 minute walk from Island Point. Excellent food (especially Sunday lunch) and a warm welcome from Rob, the landlord.

November 2023

Excellent food and very friendly staff

September 2021

We stayed in the Lymington area during August, and enjoyed our visits to the Ferryman. A couple of excellent meals, along with numerous visits for the odd G&T! Staff extremely friendly and helpful.

August 2018

Do not go there if you have to be somewhere else to bewithin the hour as the service was very very slow (and that was on a quiet day). However, all off the staff were very friendly, and very helpful.

June 2018

A lovely bar and a welcomed stop for refreshments following our IOW ferry trip.

Fabulous food in a fabulous building. I especially enjoyed the goats cheese starter

September 2023

Our first visit in years. The former somewhat homespun ambience has changed to a high-end gastropub, with prices to match. Whilst our food was extremely well cooked and presented, it was overpriced. Service was extremely attentive whilst we were the only diners, then when it began to fill up we felt forgotten and neglected. So on balance, unlikely that we will return.

July 2023

Very friendly and lucky to have as your local pub

April 2022

Wonderful food and very lovely friendly staff. Highly recommend.

February 2022

Yes we visited in November , what a lovely welcome when we enquired about if we could take our dog in, We was welcomed by a lovely lady not sure of her name think it was Keran , The atmosphere was fantastic with the little snug pub with a coal fire and the food was to die for, highly recommend proper la carte food!! Well done guys I give you 5 stars !! Will be back from Warrington x

November 2021

Excellent meal and host - new owners and definitely worth a visit or two

November 2021

We did visit for an evening meal. The menu was much more limited than we expected - Although the food was v good - suspect this is due to an imminent management change.

Wonderful 1833 pool - I preferred the 20 degree temperature to the stifling 30 degree in the Leisure Centre. Very friendly staff. The most spacious pool I've swum in anywhere. Swam here most days £4.00 for two hours a bargain.

September 2023

We swam here pretty much every morning of our stay that it was open. Good value for general swimming - the more expensive inflatables course looked like great fun but we didn't try it ourselves. Such a good way to start the day, and a great facility for the town as there's no beach. Would have been even better if it opened earlier or later in the day.

September 2023

We spent an afternoon there and the children enjoyed the inflatables. The weather was good. Changing rooms not clearly signed though.

August 2023

Brilliant place loved it although water was bracing

August 2023

This is a must for everyone, especially for teenagers who love a challenge. We left our two on the assault course for 2 hours whilst we wandered the salt marshes on the Solent Way nearby. The ice cream kiosk next to the baths is value for money too and sells the local ice cream with generous portions.

August 2022

Planning to go there as looked good with all the fun equipment you could hire but found the cost for a family of six (two adults, four children) too expensive so did not go after all.

August 2021

We had a great time on the inflatables one morning. My son loved it! Friendly staff and good to hire wet suits.

August 2021

Did paddle boarding here, a great safe place to give it a try.

August 2021

Great activity, kids loved it! Harder than it looks.

August 2023

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

June 2023

September 2022

July 2022

A proper gem. Great location for the new forest. The village is great and was only a short walk from our house. Not too busy or full of holiday makers. We will be back.

October 2021

One of my favourite places

July 2021

Good place to go if you have a buggy or wheelchair as there is a tarmac path along the top of the cliffs with great views of the Needles, plenty of parking and a kiosk serving refreshments.

September 2020

Lovely village with adequate shops on a very pretty green.

September 2019

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

June 2019

Love Milford on Sea so old fashioned hasn't changed much since I use go as a child in the 1960/70s

April 2019

great walking area, small cafe-the needles, children climbing play park- crashing waves over stoned beach

March 2019

Barton on Sea
(9 miles)

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Highcliffe Beach
Highcliffe Beach
(10 miles)

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

July 2023

Lovely comfortable cottage. Loved the secluded garden for having our meals al-fresco. Easy to cycle from the cottage, and to keep the bikes under cover. Set within the Forest, so animals wander nearby. Host very friendly.

November 2022

A comfortable stay in a character cottage .Lovely location .

September 2022

Lovely location

September 2022

We had a lovely stay here. The cottage was very well equipped, clean and the host was very helpful and friendly.

May 2022

We had a wonderful stay in the carriage house, just what you would expect from a classic, peaceful country cottage. Had everything we needed, yes the shower head is more suited to sit down showers, but that was fine. We had no problems with wifi for normal browsing & streaming on one device, intermittent phone signal but not a big deal. Great garden for sitting and dog exploring, friendly hosting, lovely walks on the doorstep and the Turfcutters Arms down the road was welcoming and has a fantastic garden.

April 2022

Really enjoyed it thank you, Great cottage, very clean, comfortable beds. Host very good and attentive. Good value and felt standard of facilities/equipment reflected this. Very happy with the stay.

March 2022

It was a lovely area and the cottage was very clean on arrival. A shop within walking distance would have been helpful, but not a deal breaker. The hand held shower in the cottage was very awkward and needs changing. The Wi-Fi was very hit and miss and could be improved. The host was friendly, helpful and unobtrusive. There was a tv in both bedrooms, which was great and the garden was lovely. The parking was a little awkward, but manageable. All in all, it was a lovely place to stay, but needs a few minor adjustments.

November 2021

Margaret is a charming, friendly and helpful host, very dog friendly, great walks.

October 2019

August 2019

Yes Nice owners

July 2019

Hosts very friendly and helpful but not at all intrusive. Location absolutely lovely directly opposite the heathland with ponies and donkeys passing by each day. Thank you for a lovely stay.

June 2019

We had our third lovely stay at Carriage House Cottage, thank you. We love the location for local walks to the beach and the pub, short drives to Brockenhurst and Lymington and this time we went to Muddeford Seafood Festival and even played in the May sunshine and sand at Avon. A cinema and shopping trip to Southampton made a lovely 'town' day out. We tried to use the New Forest card a few times and there were restrictions eg Brockenhurst Riding Stables don't allow in school holidays and the Brockenhurst Delicatessan/Ice cream parlour doesn't offer discount on ice creams. But we were able to use at Longdown Farm, thank you.

May 2019

We had a lovely holiday in The New Forest. The accommodation was very homely and comfortable. Margaret and Ken were excellent hosts and the fresh eggs from their hens were delicious. The rural location overlooking the open forest was perfect and lots of ponies and cattle to see. Lots of enjoyable walks from the location and a short drive to all the forest villages, towns , beaches and attractions. The little garden area is very pretty and an excellent place to enjoy breakfast on a warm morning. We enjoyed seeing the baby pheasants. I would definitely recommend this cottage and be happy to return.

April 2019

As above, the cottage and its environment were wonderful; perfect; magnificent. and the owners were friendly and helpful. My wife and I will definitely try to re-book in time for next year's bluebells!

July 2018

Delightful cottage tucked away in the heart of the New Forest. The owners are on site should you need any local advice and the forest is literally over the small quiet road. I took my dog and walked miles, there's also a large pond for him to cool down in, lepe Beach is a small drive away just past Exbury gardens and dog friendly. The cottage was clean and cosy and the beds extremely comfortable, the kitchen is well stocked with crockery, pots, pans and utensils should you want to cook. There is also an outside eating area, the garden is safe for dogs. Towels, tea towels, dog towels, water bowls all provided, the owners Ken and Margaret are a delightful couple and Kens pictures of animals in the forest adorn the walls and some are for sale in the reception. I would visit again. The shower attached to the bath taps was difficult for my Mum, but she too would go back. Thank You Ken and Margaret, hope to see you again. Mich

July 2018

The cottage was just what we wanted - a peaceful location with plenty of walks close by for us and our dog and two good pubs for food within walking distance or a short drive. Margaret and Ken were perfect hosts - accessible and helpful when we wanted to pick their brains on the local area.

April 2018

wonderful - would go again in a heartbeat.

April 2018

We had a fantastic stay again at Carriage House Cottage. Margaret and Ken are very welcoming and extremely knowledgeable about the local area. The cottage is warm, cosy, comfortable and well equipped - has everything you need for a week or more's stay. Little things like the dog towels provided for soggy dogs are extremely handy! Location is fantastic, rural and peaceful yet Lymington, Beaulieu, Brokenhurst, Lyndhurst are all easily accessible from here. We will definitely be back. Thank you Margaret and Ken!

November 2017

We had a great stay. Perfect balance of walking into East End and down to the beach at Tanners Lane Beach, plus trips to Lymington, Brockenhurst, Ashurst and Go Ape at Moors Valley Park. The cottage was a lovely base for our week and was warm and cosy with all the equipment we needed. Thank you to Mrs Travers who looked after us very well. Hope to return next year. September 2017

We enjoyed very much our stay. Magaret and Ken are great hosts and the farm and gardens are great. Although the cottage has not many comforts and its old fashioned, it's a lovely place to spend a few days.

June 2017

We were very happy in the the hospitality of the owner of the the cottage and enjoying staying there.

June 2017

We all enjoyed our wonderful relaxing stay,so much so we would like to revisit at some time. We also met Margaret and Ken the (hosts)from the neighbouring cottage who were a delightful couple with much knowledge of outlying areas and also the natural knowledge and exceedingly lovely friendly people. The cottage was well equiped and the garden beautifully kept.

A very cosy cottage and a warm welcome from the owner. it felt like nothing would be too much trouble. We will almost definitely return (and we have only ever repeated holiday accommodation once before).

March 2017

We have returned here many years now and this time we have the pleasure of bringing my horse along too! Cottage is homely and we always have a relaxed stay, and it great to be have access to extra towels if required for our dog! Stables are perfect for the stay (straw is provided, although I cannot use straw for mine as she just eats all her bed!) and a lovely field to turn out in! We look forward to returning again this year!

September 2016

Couldn't ask for a more comfortable cottage and amazing facilities for our neddies!! Had a fantastic week, location perfect and Margaret and Ken the nicest hosts. See you again next year!

August 2016

Lovely cottage! We hope to come back soon

April 2016

The cottage was very comfortable and clean with everything thought of that we could need. We had a lovely welcome and good recommendation for a local dog friendly pub. There were lovely walks right from the front door or we were really central for visiting the attractions and towns. Wonderful time, didn't want to come home!

April 2016

The cottage is well located with lots of walks from the door but also central for visiting the attractions all around. It truly is a dog friendly cottage as the enclosed garden is totally secure and the provision of dog towels was welcomed. Very comfortable and cosy with a very warm welcome. Would definitely stay again.
