Higher Sutton, a delightful Grade 2 listed Farmhouse dating back to the early 17th century,  is located just outside the coastal village of South Milton in the small hamlet of Sutton. Tucked away up a rugged farm track lies this handsome and unique property, perfect for families looking for something special. A large cosy lounge plus an extra sitting room both boast exposed beams and log burners, perfect for relaxing in. The open plan kitchen diner provides the perfect space for large family suppers, complete with AGA and French doors leading out to the sunny patio area. Upstairs are 5 charming bedrooms with sizeable proportions and characterful features.

The pretty garden wraps around the house, leading to the play barn with table tennis, pool table, and darts. Located in the midst of a working farm, but set back in its own grounds, guests can enjoy this rural setting, just a short drive from Thurlestone Sands and many other glorious sandy beaches. Thurlestone, Salcombe and Kingsbridge are all within easy reach offering many independent shops, quirky cafes and exclusive restaurants. The South West Coast Path is just under a mile away, providing bracing coastal walks with magnificent scenery along the way! A holiday to Higher Sutton certainly offers the whole family everything and you won’t be disappointed.

A path leads directly from Higher Sutton to Thurlestone Beach, a beautiful stroll and direct from door to beachside. 


Fabulous 17th Century porch entrance, leading to the beautiful Sitting room with large comfortable sofas and beautiful slate floors, log burner and window seating area.  More formal Lounge with parquet flooring, large sofas, log burner, table football and TV.  Farmhouse Kitchen diner with  electric oven and ceramic hob, American style fridge freezer, microwave, farmhouse dining table to seat up to ten,  French doors to patio. Glazed lean to with additional drinks fridge, ideal space for storage of sports equipment. Door to cobbled courtyard and Games Barn opposite. 1st staircase leading to Bedroom 1 with king size bed and en suite shower room.  Bedroom 2 with kingsize bed, sink and chest of drawers. Bedroom 3 with 4ft 6in double bed and one 3ft single bed, chest of drawers. Bedroom 4 with kingsize bed, chest of drawers and large built in wardrobes. Bedroom 5 Twin with two 3ft single beds and built in wardrobes. Family bathroom with polished wooden floors, shower cubicle and separate bath, pedestal basin and WC.  2nd Staircase leads down to sitting room.

Large mature gardens surround the property, with garden tables and chairs, charcoal barbecue available. Rustic outdoor play barn with table tennis, pool table and dartboard.

Lovely property- beautiful house and furnishings. Could have done with a mop over the ground floor- kids feet were black very quickly so we mopped it (water was black so it was evident floor does not get washed between rentals- it was clear it was hoovered which is a positive) - we shouldn’t have to do that on arrival. This combined with the dog poo from the farmer’s dog dampened the start of the holiday. But once dealt with, we did indeed enjoy the property. Very well kitted out! Fabulous TV and access to channels- great once the kids were in bed!

The path to the beach is inaccessible, and if it were cleared would take over an hour to reach. The description is therefore misleading . Wasn’t as clean as most toad hall accommodation. Hoover at property was completely block and had to be emptied and cleaned. Farm is very busy and large noisy vehicles move around the property over 10 times a day. Even during the night !

Thank you for your feedback, we think you may have taken a left turn on the path as the usual route is clear and accessible, convenient for going door to door to the beach! We have passed on your feedback to the housekeeping team who will ensure the property is thoroughly cleaned. We really enjoyed our stay. Lovely big house & garden & games room. Location was perfect for a family wedding at The Barn in South Milton. Peaceful and quiet. It became the perfect base for visiting South Devon after the wedding.

There was a power cut on our second night and the help and support we got from Toad Hall Cottages was amazing. The chap on call (Dan?) was so helpful and nothing was too much trouble even on a cold, Saturday night. He is a credit to your business. We really enjoyed our stay and the property was lovely. We particularly enjoyed the play barn as an added bonus to a normal holidy home. Our youngest daughter loved the dolls house.

Yes loved it. Big rooms and really comfy beds with lots of new beds and all new duvets/ towels etc Overall a high standard throughout and a really cozy funky old style farmhouse. Lovely furniture and tastefuldecor. loads of space for 10 people.
