This unique modern house offers a rural haven in the heart of the New Forest. 

A cottage on this site was originally the home of the level-crossing operator (the gate-keeper); the disused railway line that runs alongside it has now been converted into a cycle track and footpath. With direct forest access from the front gate, walks and rides stretch for miles in every direction. From the large windows are spectacular views and there isn't another house in sight. Holmsley Gate House offers very comfortable accommodation for up to 6 people in 3 bedrooms. The enclosed garden is the perfect place to relax and watch the ponies as they wander by. 

A five minute drive or half-hour walk brings you to Burley village centre, which has a variety of independent shops, pubs and tearooms which are well worth a visit.  You can hire bikes from the village or enjoy a wagon ride through the forest. Burley’s local golf course has been created from the New Forest heathland so ponies and donkeys will often be seen watching you tee off. The sea is a 15 minute drive away. You will find good shops, weekly markets, and larger supermarkets in Ringwood and Lymington, each a 20 minute drive from the house.

Entrance: a useful porch with space for boots, coats, and garden furniture. 

From the porch, you enter a stylish and spacious open plan living-room area. There is a comfortable seating-area where you can sit and look out of the large windows at the spectacular views of the garden and open forest. The sitting area also has a wood burning stove, with one bag of logs and kindling provided in the appropriate season. The dining table has seating for up to eight people. The kitchen has an electric hob and integrated oven, microwave, dishwasher, washing-machine, and fridge-freezer. There is TV, wifi, and shelves full of books. 

A step up and a door leads to the bedroom area where you find the two ground-floor bedrooms and a bathroom. 

Bedroom 1 has a king size bed (5ft). There are beautiful views through the big window.  
Bedroom 2 has twin single beds (3ft), and three windows, with views of the open heathland. 
Shower room with shower cubicle, hand basin and WC. 

The third bedroom and second bathroom are downstairs on the lower ground floor.

Outside the house is a small enclosed garden with a lawn and decking. The front gate opens directly onto forest land. The old Brockenhurst-Ringwood railway track passes directly beside the house; the line has been converted into a popular cycle track and footpath. 

Nestling in the lea of a hill surrounded by an area of true outstanding natural beauty is the village of Burley. If you love a bit of peace and quiet, Burley holiday cottages provide certainly that with the New Forest right on your doorstep, allowing you to walk straight out on to open heath and moorland. Burley holiday cottages are a perfect destination to explore the New Forest National Park. With ponies and cattle roaming around the village, Burley has remained untouched by time. Visitors will find many tearooms, pubs and shops to keep everyone entertained.

Get Active

For those who love the outdoors, find Forest Leisure Cycling in the centre of the village where you can hire bikes and enjoy a healthy and active day out in the surrounding area of Burley, touching on the Old Railway, with rides for all ages and abilities. Is horse riding your thing? Get in touch with Burley Manor Riding Stables and explore the New Forest on horseback. Alternatively hitch a ride on one of the Burley Wagon Rides, allowing you to see the New Forest at a leisurely pace. The rides start at 12 noon from the Queens Head car park in the village centre.

Witches, Smuggling and Dragons

Witches, smuggling and dragons are part of burley's unique character. During the late 1950's a famous 'White' witch named Sybil Leek lived here. She was often seen walking around the village in a long, black cloak with her pet jackdaw resting on her shoulder. Unfortunately, because her attire fitted the image of a wicked 'black' witch, the locals were upset by her presence and she decided to live in America where she continued writing many books on the occult and astrology, including "Diary of a Witch". One of the gift shops was named by her and has her picture hanging by the old Jacobean fireplace inside.

 

There is parking for up to three cars directly outside the house. Access is via a narrow road, which is used by locals, cyclists, and ponies.

Old Station Tea Rooms

The perfect stop when out for a walk or destination out in the forest for some scrumptious food and drink. Set on the old station line when steam trains used to ferry passengers between Sway and Burley, these tearooms have a new lease of life. Serving hearty portions of well cooked food and deliciously naughty cakes and cream teas. There’s plenty of seating inside and out on the patios.

A lovely place to have breakfast, lunch or afternoon tea. Cakes are delicious. Individual Lemon meringue cakes the biggest I've seen! Staff very welcoming and dogs allowed. There is currently scaffolding around the building which obviously spoils the look of the place but this is only temporary so don't let it put you off.

A wonderful pub serving imaginative, well cooked food  wit a fast, friendly service. The pub has the décor and ambience of a large country lodge, compete with log fires through the winter months. Huge windows offer views out to a large and beautiful beer garden and terrace. Plenty of space for children to let off steam, and they’ll love the little woodland walk through the trees. Food at The White Buck is beautifully cooked, delicious and creative; and the bar stocks a good selection of beers, ales and wine.

If you’re looking for hearty portions of good, honest pub food at reasonable prices, the Queens Head fits the bill. Located in the centre of the village with plenty of parking, the pub is open for breakfasts and meals throughout the day – they also offer a good selection of dishes for vegetarians and vegans.  This characterful olde worlde pub is steeped in history and atmosphere with regular live music. There are roaring log fires in the winter months, providing a welcome retreat to warm up after a walk in the forest. Outside there’s plenty of seating for the warmer months. If you’ve brought your dog on holiday, they’ll love this pub’s dedicated dog area with water bowls and doggie biscuits.

Amazing experience!! We were a group of four adults and three young children looking for something to do on a rainy Sunday. We found the Deer Safari and thought it looked incredible... it did not disappoint. Our guide was so knowledgeable and put in so much effort even though no one else turned up for the safari. We got to hand feed the deer from the trailer and see one of the stags swimming across the lake! I cannot recommend this enough. Beautiful.

Highcliffe Beach

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

A picturesque, tree-lined beach of shingle, and sand at low tide. Good facilities on the cliff top including an excellent tea room, public toilets, baby change and a children’s play area in the Castle gardens. Plenty of parking and sloping access down to the beach. Highcliffe Castle beach is dog-friendly all year round.

Barton on Sea

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Avon Beach

A family friendly beach close to Mudeford and Christchurch Harbour with plenty to do for all.  For those with disabilities or small children there is a beach level carpark, and to keep everyone safe there is a designated bathing area and a seperate area allocated for watersports, all overseen by lifeguards in the summer months.  This pretty sand and shingle beach is backed by trees and countryside and if you fancy some fresh local seafood or simply a coffee, ice cream or a cold drink, the beach is home to the excellent Noisy Lobster, serving breakfast, lunch and supper all year round.

Nice beach with good facilities

Beautiful beach, lots of sand for youngsters- definitely been high on our favourites list, for more than 30 years and still is now the 'children' are nearly 30! - well worth the drive from New Forest. The Noisy Lobster is great and now has an 'outdoor upstairs' too. The Beach Cafe, half-way along, is excellent too- used to do very good carrot cake! The connecting beach towards Steamer Point is dog-friendly all year which is a bonus. Walking to the quay end, you can catch the ferry to Hengistbury Head which is beautiful beach too and often quieter (top favourite!) Even this last week (JULY 2021) the 'kids' wanted to crab-fish from Mudeford Quay!!

Mudeford Sandbank

This is one of the most scenic of New Forest beaches. Lined with some of the most picturesque and expensive beach huts in the country! There’s no parking next to the beach, as it’s a traffic-free zone, but there’s pay and display parking at Hengistbury Head from where you can catch a little train to the sandbank, and Mudeford Quay which runs a small ferry (5 mins) over to the sandbank. Can also be reached on foot and by bicycle.

Beautiful place, our favourite beach in south of England. It feels like an island, when you go over on the ferry and at times (off-season!) on sunny days it can feel like a little piece of Heaven, it's so peaceful and beautiful- bit of a sense of New England. There's a super little 'restaurant', the Beach Hut, which does great breakfasts, meals all day and some evenings. Also takeaway eg pizzas, you can eat on the beach. Very simple surroundings, with a sheltered veranda that can be uncovered in fine weather, and amazing views. Quite pricey and often very busy (and you are best to ring and check opening times and book since often weather and ferry-dependant) but the quality of the food and those stunning views make it more than worthwhile!

We thoroughly enjoyed our stay at the gate house. Wonderful location for walks from the door and cottage was well equipped and comfortable. Disappointed that compost bin not in evidence - thought this was going to be the first cottage ever where I could compost my peelings, but never mind! We had a wonderful break, thank you.

We had a delightful, relaxing 3 week stay, away from it all. I found the cottage to be comfortably furnished ina lived in style, others in the party felt the furnishings needed cleaning and upgrading. This was a place to leave the cares and worries of our busy lives behind, and enjoy the magic outside the doors. Will be back for another long stay.

Location was good - enjoyed walking direct from cottage using the disused railway and local routes of it to get out and about easily without using the car. After our initial cleanliness worries we found the cottage well equipped and reasonably comfortable. It allowed us to access Hampshire, Dorset and IOW easily. Local wildlife visited - including deer and ponies very close to garden fence. Big picture windows were bonus. Welcome notes were extremely helpful and allowed us to enjoy the break.

We loved our stay / it was just what we wanted.

We really enjoyed our stay. The log burner was very efficient and warmed the living area very well. We were extremely pleased with the generosity of kitchen equipment, e.g. plenty of crockery and cutlery of all types and a proper-sized family fridge. The provision of tea/coffee, milk and biscuits on our arrival was very much appreciated as was the plentiful supply of toilet rolls! We really got the feeling that we were being encouraged to make ourselves at home for our stay and we would definitely like to return at some point.

Yes over all we did enjoy the holiday the location was perfect although we might not visit in school holidays with the cycle route being busy

Extremely well equipped cottage, best I've ever stayed in. Lovely layout and was really nice to arrive to complimentary shortbread. Great information packet too.
