This charming semi-detached cottage, located in a tranquil woodland setting within the Holne Chase Country Estate offers spacious and comfortable accommodation for up to 5 guests. The cosy sitting room with woodburning stove provides the perfect space to relax after a busy day exploring. There is also a well-equipped kitchen and spacious dining area on the ground floor and 1 double bedroom, a single bedroom (with 4ft bed), a Jack and Jill style bathroom and a further twin room with ensuite bathroom. To the front of the cottage there is a delightful terrace area perfect for admiring the grounds.
Guests very welcome to explore the estate including the beautiful woods and the private stretch of the River Dart which passes through the grounds. A particular bonus for guests is that fly fishing for salmon and sea trout can be arranged through the owners.
Dartmoor National Park covers almost 370 square miles of open grassland, granite tors and wooded valleys. With activities such as walking, horse-riding, caving, cycling, climbing and abseiling on offer there are plenty of outdoor pursuits to sample. For those not feeling quite so energetic Dartmoor is still a fantastic place to simply get some fresh air, dip your toes in a stream or sit back and enjoy a Devon cream tea.
Please note: This property can be booked together with the two other properties located on the Holne Chase Estate – the adjoining Carriage House and/or Fishermans Flat (potentially providing accommodation for groups of up to 15 guests).
Front door to inner hall leading to dining room with CD player/radio/tape player and table with seating for 6. Archway to kitchen with electric hob, built in electric oven, microwave, integrated fridge freezer, washer/dryer and slimline dishwasher. Sitting room with TV, DVD player wood-burning stove, 2 sofas and an armchair. From inner hall stairs lead to first floor. Bedroom 1 with 5ft king size bed and window to front overlooking the grounds. Jack and Jill bathroom (with 2 doors - one to bedroom 1 and one to the landing) with WC, sink, bath, walk in shower and heated towel rail. Bedroom 3 with 4ft double bed (ideally for single occupancy) and window enjoying views over the grounds. Bedroom 2 with 3ft twin beds and views to front over the grounds. Ensuite bathroom with WC, sink, bath with shower over and heated towel rail.
There is a terrace to the front of the cottage with garden table, chairs and parasol – the perfect place for admiring the views and dining alfresco. To the side of the cottage there is also a lawned area of garden (not fully enclosed) accessed via a gate.
Game fishing available (fly only) by prior arrangement with the owners, £25 per rod / day – please enquire for further details.

Wonderful, restful stay. Quiet and secluded in lovely surroundings- the wood and river. Property has been tastefully renovated and owner was very friendly.
This property is ideally suited for those exploring Devon. We were out surfing, kayaking, paddle boarding and windsurfing during our week in Devon. The weather was absolutely glorious. Our must have though is bringing our dog because she is blind. She loved being able to potter about on the estate and we knew she was safe in such a secluded place. We visit Cornwall or Devon each year and only by chance came across Toad Hall Cottages. Wouldn't consider booking with any other company in future. Exactly the sort of properties we were looking for.
a beautiful and relaxing retreat, beautiful house and grounds made extra special by being able to stroll along the river Dart and watch the wildlife.
We have been staying in cottages around the country as a family for at least 15 years and this was easily the favourite. Beautiful grounds, just magical, peace and quiet, appreciated the high quality bed linens and towels. Perfect for our dog who swam in the river every day.

It was a wonderful holiday in a wonderful location. Couldn’t have been better. While the furnishings were not 5 star the cottage was very comfortable and had everything we needed. The woodburner and supply of wood was great. Thank you for a great holiday. Fantastic that our dogs were so welcome too.

A very nice welcome from the owner. Our dog was welcomed too. Felt the place was our own until large party moved into adjacent cottage. Walks in the estate’s woodland straight from the door. Yes, we enjoyed our stay very much and hope to visit again soon.
