We are delighted to welcome this impressive farmhouse in East Prawle to our portfolio for the 2017 season.
Locks Farm is a beautifully presented and spacious traditional farmhouse tucked away in the heart of the popular coastal village of East Prawle. Tastefully refurbished with flagstone floors and wooden beams it’s perfect for family gatherings, whether they involve winter walks along the coastal path and cosy nights in by the log burner or lazy summer days exploring and eating alfresco in the garden after a day on the beach. There’s an impressive kitchen diner, a generous sitting room with a log burner, a cosy snug room, a utility and wet room and games room in the garage. Upstairs the master bedroom and double room boast views out over the village to the sea and two further bedrooms complete this exceptional property.
East Prawle is a unique coastal village with a tranquil atmosphere. The village has an eclectic local pub that often hosts music in an adjoining hall, a village shop, café and easy access to the South West Coastal Path. A selection of beaches are on offer within a 3 mile radius, and access to the hugely popular town of Salcombe via the passenger ferry at East Portlemouth 2 miles away is easy. The bustling market town of Kingsbridge is a twenty minute drive away and historic Dartmouth is half an hour away.
Please note that the driveway in front of the farmhouse is shared with two adjoining properties, The Granary and the Shippen.
Accommodation: Back door into utility room with fridge, washing machine and dryer. Large wet room with shower, WC and hand basin. Garage/games room with table tennis/pool table and dartboard. Large kitchen diner with American fridge freezer, electric Aga and separate electric oven and hob, dishwasher, dining table with seating for 8, with radio and bluetooth connectivity. Just off the kitchen a snug with a 2 seater beanbag sofa, chair and pouf, TV with Sky Q and DVD player. From kitchen steps down to lounge area with 2 seating areas; reading area with coffee table and 2 two seat sofas and lounging area with wall large mounted 4K UHD TV, soundbar with Bluetooth connectivity and one 4 seater sofa and one three seater sofa and log burner. Staircase to first floor. Master bedroom with 5’ bed and en-suite bathroom with bath and shower over, WC and hand basin. Main shower room, shower cubicle, WC and hand basin. Further double bedroom with 5’ bed. Twin room with 2’6’’beds can be zipped together, (please advise at time of booking if this is required). Further double room with 4’6’’ double.
Outside: Courtyard with parking, large patio at the front of the property and access around the property to a paddock of half an acre and a pleasant small garden with garden table and chairs. (Please note there Is a right of way behind the property which is used infrequently).
Parking: Parking for 2 cars, in front of garage, additional space available for several cars on hard standing in the paddock.
- Included: Bed linen and towels (Guests to bring own beach towels), electricity, heating, complimentary basket of logs in the winter. Wi-Fi. High speed Fibre internet and Wi-Fi throughout. Sky Q on TVs. Mobile devices can be connected to Sky Q with appropriate applications loaded.

- Dogs: 2 well behaved dogs welcome. Pet charge £25.00 per pet per week.
- Local Facilities: Beaches Millbay and East Portlemouth (sandy), Moor Sand, Horsely Cove, Prawle Point and Elender Cove (shingle) within 3 miles. Pigs Nose pub and Piglet café and shop (open March to end of October) next door. Farm shop at Stokenham 4 miles. Garage with good shop and leisure store East Charleton 5 miles. Kingsbridge with all facilities 9 miles. Dartmouth 15 miles.
We have had a wonderful week in this comfortable and well appointed house. Great location, wonderful walks in the area.
We have had a fantastic week enjoying all the South Coast has to offer here in East Prawle. Locks Farm has offered us a very relaxing retreat where we can enjoy all the wonderful facilities this house has to offer, in particular the table tennis table.
Warm and comfortable and well equipped home. I took a photo of the Villeroy and Boch range! It's a beautiful design. We loved the lanes and verdant hedges with loads of wildlife. One request is a non slip mat for the oldies in the shower upstairs. Thank you for trusting us with your lovely home.

Had a comfortable stay, great pub up the road (lots of local colour!) Good Food In The Millbrook Inn, South Pool. All mod cons and very comfortable beds. Looking forward to a visit next year.
We;ve had a great week, East Prawle fair, Kingsbridge classic car rally and lots of beach and walking action. Pub up the road is fantastic. Accommodation is perfect.
Thank you for sharing your house, the children and the dogs have had the best time. The house is just perfect. The Pigs Nose Inn and coastal walks and cafe have been highlights. What a magical location. Start Point and Brittania Cafe Crab sandwiches are must do's.
