This charming little cottage is situated in the grounds of a Manor House, with the most wonderful views over fields and the Lymington River towards woods beyond. The cottage is in a very quiet position and access is down a gravel drive, which is about a mile long through a Woodland Nature Reserve. There are a number of lovely walks available from the property.  The property would best suit those who are used to and enjoy a simple country environment. One child welcome but please note that the property is close to the river and forest ponies frequent the surrounding fields.

Entrance to the property is through a Boot room, which opens into the kitchen/diner.
Kitchen/diner with fitted units, electric cooker, microwave, fridge-freezer, washing machine and dining table to seat four.
Door to spacious sitting room with chairs, a sofa, TV, plenty of books and a desk. There is a Z-bed which can be set up in the living room or boot room area which may be used for occasional use.
Stairs to First Floor:
Pretty bedroom with twin 2ft 6in beds that can be put together to form a king size bed (5ft), wardrobe and chest of drawers. 
Bathroom with bath, hand shower attachment, hand basin and WC.

Please note the open fireplace shown in pictures is out of use. 

The drive to Royden Manor is through woods approximately a mile along an unmade track. A private driveway leads around behind the Manor to the cottage with its own parking area. A fenced private area with a picnic table overlooks the wonderful views across fields as far as the eye can see to Lymington River, fringed with trees and open forest beyond. A beautiful spot. Use of tennis court by separate arrangement with owners, please provide own rackets and balls.
 

If you want a car free break, Brockenhurst is one of the best places to stay in the New Forest. It has a railway station in the heart of the village and branch line to the Georgian marine town of Lymington. London is just a 90 minute trip – perfect for a bolt hole weekend away.

Brockenhurst is in the centre of the New Forest. It’s a large, traditional English village displaying thatched cottages, quaint little lanes and gorgeous chocolate box picture perfect scenery. It’s a hotspot for visitors and locals to gather. It’s one of the largest villages in the area, yet its managed to preserve its countryside appeal and homely charm without the trappings of commercialism.  The vibe in the village is a gentle pace of life akin to how a generation lived fifty years ago. There’s no huge superstore, instead you will find a large selection of shops selling everything you’ll need for a holiday including grocer, butcher, baker, village post office and chemist as well as an array of interesting shops selling beautiful gifts, books and hobby crafts.

The most famous residents of the village are the free roaming New Forest ponies, cattle and donkeys. They are often seen around the village, at garden gates and in the high street peeping in to the shops in the hope of a carrot or two. Visitors love the novelty of shopping alongside four legged friends.

There are lots of great photo opportunities in and around the village. Head to the ford, known as ‘The Watersplash’ at the bottom of the high street.  You’ll often come across ponies and donkeys stopping off for a drink on their way to graze on the open forest which surrounds the village.

During warmer months’ visitors can head to a pretty picnic spot at Balmer Lawn. There’s lots of grass to lay out on as well as a shingle beach with shallow water overlooking the Lymington River – a great family spot!

It’s worth taking a look at the oldest church in the New Forest - St. Nicholas Parish Church which dates back to AD737. The church yard is just as fascinating. You’ll see an enormous Yew Tree to the left of the south entrance porch, that’s estimated to be over 1,000 years old. This is also a great spot to see a thick carpet of bluebells in the spring. Not far from the high street is the village hall which has a busy calendar of events throughout the year for locals and visitors to enjoy.

If you fancy some horseback riding, Brockenhurst Riding Stables based at the New Forest Activity Centre just outside the village have a great reputation. To hire bikes pop into Cyclexperience at the railway station, they have a large choice of bikes, electric bikes, tandems, tag-a-longs and children’s seats. There are lots of trails, routes and tracks from the village for bikes rides or walkers wanting anything from a short stroll to a daylong hike out in to the forest – pack a picnic and off you go.  

Brockenhurst also has a wonderful collection of coffee shops and cafes. Try Rosie Lea's Tea House & Bakery and The Buttery. There are super friendly pubs and restaurant’s serving great food, our favourites include The Snakecatcher, The Foresters Arms, Bistro 26 and a great Indian restaurant called Dynasty. There’s also a good fish and chip shop and Chinese take away.

The Filly Inn

Step in to this 17th century inn and you’ll find a warm welcome. Low ceilings, chunky beams and crooked posts and log burners create a homely olde worlde ambience. Outside is a large and spacious beer garden with glorious views over the forest and Roydon woods nature reserve. Food at The Filly has a fine reputation for its generous portions and fresh local produce, showcasing all the New Forest has to offer. Dogs welcome

A bit of a disappointment here, a very warm welcoming atmosphere but the food was not good value for money and we did not realise that they allowed dogs in the bar/restuarant area until we had been served our meal. We did not go again.

Very nice interior and outside seating area, front of house staff very pleasant but kitchen may have been short staffed. Pub was busy from early on with diners and there seemed to be long waits for courses, at one point the chap who appeared to be in charge went into the kitchen to assist (you can see the open kitchen). I has chicken schnitzel which was massive and a very thick chicken breast with fries and green salad which was just iceberg lettuce with Caesar dressing. Tasted good but expected more than lettuce on the side. OH had burger which was very good apparently. No room for dessert.

Outside is a large and spacious beer garden, just perfect to sip on a pint of delicious local ale, larger or wine. Surprisingly quiet for a Saturday evening, we sat outside in the patio area, there are also tables on the lawn. Good main courses, friendly and efficient service from young chap who I think is the Manager. Would visit again, but maybe give dessert a miss.

A beautiful shingle beach with pretty painted beach huts, plenty of parking, and excellent coastal walks along Hurst spit to Hurst Castle with clear views of the Isle of Wight and needles. The superb Raft Rocks Restaurant is worth a visit with its Art deco style and roof terrace. You can also walk across the wildlife marshes to Keyhaven harbour and (in season) take the boat to Hurst Castle or the Isle of Wight.

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

Barton on Sea

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

A picturesque, tree-lined beach of shingle, and sand at low tide. Good facilities on the cliff top including an excellent tea room, public toilets, baby change and a children’s play area in the Castle gardens. Plenty of parking and sloping access down to the beach. Highcliffe Castle beach is dog-friendly all year round.

A truly idyllic location away from the hustle and bustle of modern life. If you need to be in permanent contact with the outside world on your mobile, not the place to stay as it is a dead spot being in the middle of the forest. Drive is down a private track with the expected potholes so care must be taken. The manor is well signposted and when you drive down follow the track to the right turning just before the gate, turn at the corner of the orchard is tight so care must be taken going round it, but once there you will enjoy total peace and quiet and feel fully rested at the end of your stay.

Well equipped, cosy, homely cottage with character and charm. Idyllic setting in the forest, surrounded by bluebell woods and fields with ponies and deer leading down to a river.

We are regulars here, and find the tranquil atmosphere unique. Mr Morant is a very welcoming 'host'. I don't really think the brochure description, which says would suit people who prefer 'a simple country environment', really does warn fully how basic and remote the cottage is.

The cottage was comfortable, the surrounding area was beautiful - we were lucky with the weather which allowed us to make the most of it.

I loved the cottage and the beautiful location, and so did my two miniature schnauzers. The remoteness was no problem (although I wasn’t keen to have to drive back down the track alone after dark in case of car breakdown or any other problems). We had some great walks from the door and I would have liked more time to explore further. Brockenhurst is within walking distance, and Lymington only a short drive. The big boot room is a great advantage with the dogs. Altogether, a very convenient and comfortable cottage, with lots of personality. I am already looking forward to a return visit.

Had to arrive a day late due to the weather. Had a lovely week. I did receive a phone message from New Forest Cottages concerning the weather - apologies for not replying but there was no phone signal.

Really lovely setting; close to the woods and the coast. We saw lots of deer. The large utility room by the entrance is so useful especially as we had two dogs with us. Having a decent fridge freezer was also great as we tend to eat in a lot.

See above, the cottage would benefit from being cleaned properly, some new furniture, kitchenware, and emptied of out of date periodicals and generally being given some TLC the location deserves. Having said the above we did enjoy our stay and would certainly re-visit the area.

If you are wedded to your tech and must have mobile connectivity at all times, then this is not the place for you. However, if you love peace and quiet, nature and green spaces, then go ahead. We had a wonderful week in the cottage - yes, it is quite retro in fittings and features, don't expect an HDTV for example, but it's all part of the charm of a country cottage and I can truly say I've never stayed in a more relaxing location. Only a couple of tiny quibbles; the curtains in the bedroom could be thicker, be prepared to wake up at dawn if you stay in mid-summer! Also, if you plan on doing much cooking, bring a sharp knife and a peeler or you will go mad! Overall, we had a lovely, peaceful stay in idyllic surroundings.

I can only say one thing. This is the best place we have ever stayed. The wild life is amazing, the annexed is well equipped, also very spacious and comfortable and the area is very quiet everything we could ever want
