Tucked in the riverside village of Newton Ferrers, a haven for sailing aficionados and opposite its neighbouring village of Noss Mayo, The Devon House provides luxury holiday accommodation, the perfect retreat for large families or group of friends to enjoy, all year round.

Please note: The detached studio annex, is accessed across an outside path away from the property - GUESTS ARE REQUESTED TO PLEASE CONFIRM AT TIME OF BOOKING IF ANNEX IS REQUIRED.  

From the entrance hall with cloakroom, a short flight of steps leads up to the upper floor: large open plan living room with full width patio doors; Lounge area with sofas and armchairs, gas log burner, step up to dining area to seat ten. Stylish minimalist kitchen with island and large gas range, fridge freezer, dishwasher, microwave.  Sitting room with sofas and bean bag, flat screen TV with full Sky Package including Movies and Sports, DVD player. Stairs to lower ground floor: Bedroom 1: King sized 5ft bed with built in wardrobes and patio doors to the terrace. En suite shower room with walk in shower, vanity unit, heated towel rail, WC. Bedroom 2: King size 5ft bed, built in wardrobes and patio doors to terrace. Bedroom 3: Twin bedroom with two 3ft single beds, built in wardrobes and patio doors to garden. Bedroom 4: Bunk bedroom with 3ft bunks, chest of drawers and bookshelves. Family bathroom with bath and handheld shower, separate shower cubicle, basin, heated towel rail and WC. Separate annex accessed across the garden path from the main house: Twin Bedroom with two 3ft single beds, central heating and en suite shower room. PLEASE CONFIRM AT TIME OF BOOKING IF ANNEX IS REQUIRED. 

Utility and boot room with washing machine and tumble dryer, sink, coat hooks and separate entrance from the garden, ideal if accessing with dog, walking gear or sports equipment.

The property boasts a full width balcony and terrace from which to take in the waterside views and stands in its own terraced gardens with lawn and shrubs. 

Private parking area for two cars at road level, from which steps lead down to the property. Further on road parking possible.

This is a beautiful house in a lovely setting......wouldn’t hesitate to stay there fact I almost claimed “squatters rights”! The Ship Inn is a lovely pub with a good atmosphere & friendly staff but at nearly 2 miles it’s a bit of a jaunt so we had to drive.

Furniture was all fine for 5 of us but the property advertised up to 10 people so living area could benefit from another sofa. We really enjoyed the stay. The view is excellent and was preferable to watching TV! Any walk from the property results in a steep uphill return journey. Good exercise!

We had a fabulous time. The views from the balcony are beautiful and the design of the house internally with large open plan living space was perfect for us. Unfortunately this summer Court Road is like a building site with lots of renovations and redevelopment, so the peace and tranquility was occasionally spoilt with the sound of a mechanical digger or electric tool. The Ship Inn and the Swan are only 1 mile away at low water. The 2 pubs are much further away (beyond our walking distance) when the tide was in (most evenings for us). That said we loved our holiday and would happily return to the Devon House. The support from Toadhall Cottages was faultless. Thank you.

A beautiful house thank you - we thoroughly enjoyed our holiday. The house has stunning views from an amazing balcony; it is a short walk away from the centre of the village which we were happy with but if you want quick access to the water with paddle boards etc you may want to be a bit closer. We would go there again without hesitation
