This is a pretty little property and nestled in the grounds of Whatley House in Beaminster, Dorset. Quietly tucked away from the main residence this ground floor conversion is approached through a private entrance shared only with the owner.

With exposed beams this property is ideal for couples looking for a quiet and relaxing break whilst still being just a short drive from the picturesque coastal town of Lyme Regis and the famous Jurassic Coast of West Bay and nearby Bridport town, famous for its artisan weekly market.  The property can be used as an ideal location for exploring the whole of the Dorset area. An easy walk along to the town centre with its selection of restaurants, shops, pubs and tea rooms, means you can forget the car and completely relax.

The country town of Beaminster nestles beneath the rolling West Dorset hills, around The Square you will find lovely cafes, restaurants and independent shops, along with traditional butchers, bakery, greengrocer, country florist and a little pet shop; you will find everything for your stay.  Summer hosts the popular Beaminster Festival  a packed program of music, drama and art events.

A must for walkers Beaminster is surrounded by public footpaths leading in all directions, for those with energy you can walk the many hills, you will be rewarded with stunning views to the coast and far reaching countryside.

Not far from Beaminster is the Elizabethan manor house of Mapperton, with its attractive valley garden. The house has been the home of the Earls of Sandwich since the Restoration of King Charles II. Concerts and various other events are held here. There are several other local gardens which are open to the public at certain times throughout the summer.

The former Broadwindsor Farm is now a craft and design complex of shops and workshops with its own award winning restaurant. The Llama experience offers a guided walk through the Dorset countryside with llamas and alpacas, or perhaps you would prefer a Donkey Walking Adventure – not the sort of experiences one might expect in a West Country town.

Please note:
This property is only suitable for a maximum of 2 adults and a small dog.
Serious cooks need to be aware of the kitchen limitations (this is a fold away cupboard arrangement - see accommodation section for details).
This is an ideal base for those who only plan on preparing simple meals while on holiday. The town has restaurants, cafes, pubs and tearooms.

Ground floor:

Lounge/bedroom including sofa, TV (with Freesat channels), small dining table for two and 4ft 6in double bed.
En suite shower room with shower cubicle, basin and WC.
Kitchenette (this will suit guests who are just preparing a simple meal), with two-plate hob mini oven, fridge with ice box, toaster and kettle.

Gravel seating area with bistro table and chairs and accompanying garden bench.  The owner is happy for guests to enjoy the garden through the adjacent gate.

Pretty Beaminster can be found a few miles north of Bridport surrounded by some of West Dorset’s most beautiful countryside. The town is surrounded by four of Dorset’s highest peaks with fabulous panoramic views, so a holiday in Beaminster lends itself to walking and exploring, but you’d be mistaken in thinking that was all it had to offer.

This small market town is crammed full of honey coloured Dorset stone cottages with pretty gardens, along with a central town square lined with independent bakeries and delis, as well as boutique shops and a choice of quality restaurants. Walkers and cyclists will be in their element here, with no end of paths and trails to explore through the rolling hills and wooded valleys that surround the town. Many take the family friendly 6 mile cycle path from Beaminster to Bridport and West Bay for a fun day out exploring the Jurassic Coast, famous for its fossils and stunning coastal landscapes. Or hop in the car to discover the many other fabulous beaches nearby including Burton Bradstock, Charmouth and Lyme Regis.

Food and drink enthusiasts can visit nearby award winning Furleigh Estate vineyard or find out how Black Cow vodka is created from cows milk on a tour at their Beaminster distillery. And a highlight of any holiday in Beaminster would be a visit to nearby Mapperton House and Gardens, a glorious Jacobean sandstone manor house and fifteen acres of gardens, home to the Earl and Countess of Sandwich.

So with fabulous scenery, beaches and outdoor activities, history and heritage and world class food and drink, a holiday in Beaminster offers such a variety of things to do we’re sure your holiday here will be one you and your family remember and enjoy.

The restaurant was full the evening we went (Wednesday) - fortunately we had booked well in advance - but we didn't have to wait long for our food which was freshly prepared and delicious albeit on the smallish portion size. Lovely, very pretty interior design. We enjoyed our meal and would eat there again.

We came here on an overcast day and spent over 3.5 hours just walking about these fabulous gardens. We took our own picnic with us but there is a cafe which was very busy at lunchtime with seating both inside and out in a large patio area. Really appreciated being able to take our dog in with us - we wouldn't have been able to visit otherwise. Thoroughly recommended. Wish I had had time to book it before we came on holiday as we could have used our Tesco Vouchers. Probably worth booking online in advance too.

July 2021

Beautiful gardens and very informative and detailed tour of the house.

August 2019

Spent a most pleasant couple of hours walking the grounds. Be prepared to traverse steps [up & down] but worth it especially if you like topiary which I am not a great advocate of but I found the topiary at Mapperton most interesting.

Eype Beach
(8 miles)

(2)

A small pebble beach close to the historic market town of Bridport, Eype Beach is a steep shelved beach (Eype means ‘steep place’) with beautiful views of the West Dorset coast.  Dogs are permitted all year round and refreshments are available at Lower Eype.  The beach is part of one of the most beautiful little villages in the area, where buildings can be traced back to the late 18th century.  Consisting of Lower Eype and Higher Eype, it’s the lower part of the village that has access to the beach, which also boasts the magnificent Golden Cap, the highest cliff on the south coast at 191-metres above sea level.  The beach is favoured by swimmers and fishing fans as well as avid fossil hunters, and there is parking nearby for a few cars as well as toilets and a pub.

West Bay Beach, Bridport
(8 miles)

(4)

Under the golden glow of the majestic sandstone cliffs and the Golden Cap, the highest cliff on the south coast, West Bay Beach (made famous by the popular drama series Broadchurch) is in the south of the historic market town of Bridport.  At the western end of Chesil Beach, the area forms part of the Dorset Jurassic Coast World Heritage Site within Lyme Bay and is a wonderful location for family holidays.  Bridport Town is a short bus ride away or a very pleasant 20-minute walk.  The beach itself is shingle, sand and pebbles with steep shelving, a slipway and a harbour.  There’s an auxiliary coastguard and lifeguards at your service, toilets, disabled toilets and a beachside refreshment kiosk.  Nearby activities include kayaking, snorkeling, fishing, sailing, swimming surfing and jet skiing.  There are also car parks close by and while dogs are banned from May to September, they are allowed out of the summer season.

Lovely to stroll along the top of the dune which is compacted, easy to walk on and accessible from either the pier or the road beside the Visitor Centre. Wonderful views.

October 2023

Lovely walk, bit strenuous climbing up Golden Cap, buts it’s worth it ! However there is an easier route too.

September 2018

Lovely place to wonder around. Great relaxing beach to stroll along brilliant view of the cliffs. Easy parking. Fish and chips from the Seasider chippie went there twice in the week. really tasty.

August 2018

we loved West Bay very much did not eat at any of the restuarants there apart from the George Hotel (one night) as Gluten Free options were either poor choices or non existant.

July 2017

East Cliff Beach
(8 miles)

(2)

A fine shingle beach with sand at the water’s edge, East Cliff Beach is a beautiful place to spend the day with the family on summer holidays in Dorset.  There’s lifeguard cover from July to September in the summer holidays on East Beach itself, but that doesn’t really cover East Cliff Beach, so just be careful when and where you swim and stay away from the cliff base to avoid falling stones.  There’s a long stay car park behind East Beach and a smaller short stay car park just before entering the harbour area in front of the Bridport Arms Hotel.  Toilets are located at the main West Bay Road car park and baby changing facilities are provided as well.  Dogs are permitted on the beach all year round, but it is a clean zone that’s regularly patrolled by wardens imposing fines, so don’t forget to clean up after your pets!

We walked from Lyme Regis to Charmouth across this beach at low tide. MUST be low tide. It was a super walk, a bit challenging in places as we had climb over rocks. The dog absolutely loved it.

October 2018

I really enjoyed this side looking at interesting stone formations. The beach 'shelving' has to be looked out for if you are paddling and it is better to wait until very low tide so that you can see where bits rise and fall.

Hive Beach
(9 miles)

(3)

A National Trust beach in Burton Bradstock, Hive Beach is part of an estate that forms one of the main gateways to the Jurassic Coast and the South West Coast Path.  Around it are beautiful cliff top walks, and surrounded by the sandstone cliffs, Hive Beach perfect for visiting families.  Made of shingle, it forms part of the larger Chesil Beach and is on a World Heritage Site that has the largest shingle ridge in the world.  The nearby Burton Cliff is an example of extraordinary geology in the area, which appears to glow bright gold in the sunlight.  Perfect for picnics, the beach has a car park and toilets nearby, linked to the Hove Beach Café which specializes in serving fish.  From 1st June to the end of September there are restrictions for dogs on the beach, but they are welcome on at least part of it all year round.

Cogden Beach
(9 miles)

(2)

A National Trust beach, Cogden is a little known, secluded sand and shingle beach that comes complete with a members’ car park.  It has a wonderful sense of feeling remote but being surprisingly easy to access – the bus even stops there!  There aren’t any facilities, but it’s a beautiful setting, and in truth, the lack of goings on is part of its charm.  Dogs are allowed on the beach all year round and it’s a haven for walkers looking to explore the area with the National Trust’s two mile/one-hour circular walk passing through it from flower-filled farmland, past ground nesting birds and along this striking section of the Jurassic Coast, known for having the largest shingle ridge in the world.

September 2023

Lovely peaceful location and had a pleasant stay

July 2023

The property was lovely we really enjoyed our stay. The host was a lovely gentleman very welcoming. Two things .... as I was a H&S for my job. The knives and saucepans were stored above head height. I moved them down on our stay. Just as a point also there were no cleaning cloths and the scourer left was old and used. We brought things with us luckily. Just a few small points nothing major just an observation on my behalf. We would visit again and definitely would recommend your services in future. We are looking to holiday again in September and will be looking to see what you have on offer. All the best Wendy

We are so pleased to hear that you really enjoyed your stay. Thank you for your feedback regarding the kitchen equipment - we have passed your comments onto the owner. We are happy that you would visit the property again and we look forward to welcoming you back to our properties in the future.

October 2022

Peter Bicknell, the owner, was friendly, helpful and gracious; a true gentleman. We did enjoy our stay; it was a suitable base in lovely surroundings within reach of many of our favourite haunts. We were impressed with the service and friendliness of Cilla and Camilla's but were very disappointed with Dexter's and would not recommend it; the staff seemed disinterested, the background music was loud and invasive and, although we were the only lunchtime diners, it took 3/4 hour for our meal to be served which spoiled it despite the quality of the food. We recommend the 2 local farm shops (Washingpool and Felicity's), their produce and food, Langdon Wood walk behind Golden Cap, Charmouth Beach and Fossil Museum, Mapperton House and Gardens, and Ferne Animal Sanctuary near Chard amongst other lovely places. There was something in the literature about an ideal base for families which seemed a bit ironic in relation to a one bedroomed studio!

August 2022

Enjoyed our stay very much and would return. Loved the peace and quiet of the property location, but also being walking distance to local cafe and pub. The Old Bindery was very clean, comfortable and welcoming. The owner was also very welcoming.

October 2021

Lovely little cosy cottage, very warm and welcoming, exactly what we needed for a short break away with the dog. Bathroom was spotless. Kitchen a tad small but we only had breakfast there so it didnt worry us, plus we are used to a campervan so this was luxury! Plenty of space to park and easy walk into town with some lovely places to eat. Lots are also dog friendly. Beach 20min drive was amazing.

We are delighted that you enjoyed your stay at The Old Bindery. Thank you for your feedback.

September 2021

Perfect compact cottage for two loved our stay here home from home Peter owner met us on arrival very hospitable without being intrusive & allows you access to his amazing back garden lovely gentleman Only 10 min walk into Beaminster Square for local pubs x2 & eateries also has small local coop Highly recommend this cottage & the beautiful Jurassic coast would definitely return

July 2021

We enjoyed our stay very much. The accommodation was, as you accurately described, very compact. The honest description was much appreciated, as we could prepare accordingly. We think it worth mentioning in the 'blurb' that there is a small refrigerator, as we had to ring to find out. It held more than we expected Disappointing not to pick up any wi-fi, so perhaps that should be mentioned (although we were warned that it was weak). The host was very friendly and accommodating, allowing us to wander around his delightful garden. All-in-all a very positive experience

July 2021

We had a fabulous stay. Our host, Peter, was charming and hospitable and we really appreciated being able to look round his beautiful garden. The bed was very comfortable and furnishings of very good quality. We ate out every night (booked in advance) as the kitchen (cupboard) was very limited for food preparation - but we had been warned about this beforehand and drove rather than walked to the square - free parking after 5pm!

June 2021

Kitchen area to small, no draining board and nowhere to stand toaster. Otherwise small but nice cottage.

May 2021

We had a truly wonderful stay. There was nowhere to put general rubbish so we just had to leave it in the garage unfortunately. Due to it being so small it’s not somewhere we would return to ourselves but we will most definitely recommend it to others. A beautiful location.

May 2021

Excellent stay in a lovely property ideal for two people. Host very welcoming. Would stay again!

September 2019

Yes very peaceful!

August 2019

Tranquil setting, wonderful property, pleasant landlord who could ask for more

June 2019

Whilst it is a small studio it was in excellent condition. The bed was very comfortable with good quality bedding. Furnishings were very well chosen. As we tend to go out and about all day the size was sufficient for our needs. A very enjoyable week.

January 2019

Very clean on arrival, excellent location and nicely hidden away. The owner was lovely and greeted us. Bed was very comfy, kitchenette was small but perfectly usable and bathroom was spacious. Ideal for couples wanting to explore the local area.

September 2018

The accommodation was outstanding...small but had everything that you could want and need...absolutely perfect. Mr Bicknell, the owner, couldn’t have been more welcoming and we had a fabulous holiday. 5* for everything and would highly recommend.

June 2018

Property was as described in the write up and proved a most satisfactory base for our short break which we thoroughly enjoyed

April 2018

yes it was a lovely stay and we highly recommend it

March 2018

We were very pleased with the cottage. It is small but completely adequate. I would rate it as value for money. One minor hiccup when we arrived, no hot water. Notified the owner and it was attended to promptly ( an electrical wiring problem ). Would we book it again - definitely.
