Located in a quiet residential hamlet this character holiday cottage, dating back in part 500 years with exposed wall and ceiling beams, offers good family accommodation sleeping up to 6 people. Walnut Tree Cottage a spacious, comfortable and interesting property is a must for those wanting to enjoy some quality time together in this unusual property.

The large well equipped kitchen opens onto the garden with garden table and chairs for alfresco dining. The fabulous lounge with vaulted ceilings and wood burning stove is a cosy retreat after a day out exploring the New Forest.

The property benefits from a peaceful secluded garden full of colour in the summer months.

Just a short drive is access to the open forest at Wootton and close by the New Forest villages of Brockenhurst and Burley are within a 15 minute drive. Local convenience stores can be found in the village of Sway two miles away, or a little further afield in the bustling yachting town of Lymington or New Milton. The beaches at Highcliffe (sandy) and Milford on Sea (shingle) are both within a ten minute drive away.

Please note the stairs are very narrow and the majority of ceilings are low!

The kitchen/diner includes Range master with electric oven and gas hob, fridge-freezer, dishwasher, microwave and extendable dining table with seating for ten.

Cloakroom with hand basin and WC. 
Inglenook with low ceiling, feature non-working fireplace, stairs to first floor, wooden beams and comfortable seating, through to Snug with (low ceiling) sofa and TV. Through to Lounge affectionally known as the barn, with vaulted ceiling, two comfortable sofas, TV, DVD and wood burner.

First floor:
Bedroom 1 with king size bed (5ft), far reaching views, dressing room and en-suite with walk in shower, hand basin, bidet, WC and underfloor heating. 
Family bathroom, bath with hand shower, hand basin and WC.
Bedroom 2, double bed (4ft 6in).
Bedroom 3, twin beds (3ft) into the eaves.

Secluded enclosed garden mainly laid to lawn with colourful shrubs and well stocked borders. Garden furniture. There is a table tennis table in the garage which also has space for bicycle storage.

Tiptoe is a peaceful little village of around 500 residents, surrounded by wondrous countryside, woods and streams.  You won’t find any double, nor single yellow lines here. Expect cyclists, horse riders and free roaming wildlife along the network of lanes along with the odd horse and trap. The relaxing and laid back atmosphere shrouds a flourishing, active community with two churches, primary school, two pubs and a farm shop. Tiptoe presents an exemplary example of a community Village Green, paid for and maintained by the villagers.

For your holiday essentials head to Danestream Farm Shop. An impressive destination for fruit, veg, dairy and freshly baked pies. The instore bakery bakes bread, cakes and pastries and the butchery sells free range local meat, home-made sausages and eggs. They also offer free delivery to your cottage.

For an easy meal, the two village pubs are The Plough Inn and slightly further away The Rising Sun. Both are superb free house pubs with excellent menus and delicious food. Both pubs cater well for families and have substantial beer gardens with play areas. Tiptoe is a really friendly village and visitors enjoy its thriving community spirit. Keep an eye out on the village website and notice boards for annual events which include: Easter Egg Hunts, Maypole Picnic, Village Fayre, Summer Fete, Dog Show, An Annual Cream Tea, Harvest Festival, Quiz Nights and Street to street Carol Singing.

A pleasant treat and good value for those on a budget. The staff were friendly and accommodating for those with food intolerances and happily moved the menu around to match suitability. There is a petrol station next door reasonably priced so that you can fill up ready for the next adventure.

Barton on Sea

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Highcliffe Beach

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

A picturesque, tree-lined beach of shingle, and sand at low tide. Good facilities on the cliff top including an excellent tea room, public toilets, baby change and a children’s play area in the Castle gardens. Plenty of parking and sloping access down to the beach. Highcliffe Castle beach is dog-friendly all year round.

Milford on Sea

A beautiful shingle beach with pretty painted beach huts, plenty of parking, and excellent coastal walks along Hurst spit to Hurst Castle with clear views of the Isle of Wight and needles. The superb Raft Rocks Restaurant is worth a visit with its Art deco style and roof terrace. You can also walk across the wildlife marshes to Keyhaven harbour and (in season) take the boat to Hurst Castle or the Isle of Wight.

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

Avon Beach

A family friendly beach close to Mudeford and Christchurch Harbour with plenty to do for all.  For those with disabilities or small children there is a beach level carpark, and to keep everyone safe there is a designated bathing area and a seperate area allocated for watersports, all overseen by lifeguards in the summer months.  This pretty sand and shingle beach is backed by trees and countryside and if you fancy some fresh local seafood or simply a coffee, ice cream or a cold drink, the beach is home to the excellent Noisy Lobster, serving breakfast, lunch and supper all year round.

Nice beach with good facilities

Beautiful beach, lots of sand for youngsters- definitely been high on our favourites list, for more than 30 years and still is now the 'children' are nearly 30! - well worth the drive from New Forest. The Noisy Lobster is great and now has an 'outdoor upstairs' too. The Beach Cafe, half-way along, is excellent too- used to do very good carrot cake! The connecting beach towards Steamer Point is dog-friendly all year which is a bonus. Walking to the quay end, you can catch the ferry to Hengistbury Head which is beautiful beach too and often quieter (top favourite!) Even this last week (JULY 2021) the 'kids' wanted to crab-fish from Mudeford Quay!!

6th October 2023 A superbly well equipped and spotless property, one of the best. Everything you could possibly need including bird food (nuthatch, great tit, blue tit, starlings, wood pigeon, robin and dunnock). Evenings chilling out in the lounge by the wood burner rounded off our days perfectly. The mirror by the gate was invaluable as its quite a fast road, especially in rush hour. Thank you for a beautiful property.

We had a wonderful week and found the cottage well placed to explore. The well equipped kitchen and ensuite bedroom especially apricated. Our children loved the toys/books and enjoyed playing ping pong! The garden is beautiful too, we spotted lots of birds, deer and really loved the setting.

A lovely well equipped cottage. Cottage was located to visit the surrounding areas of the new forest, 30 minutes and you were somewhere new to explore. Would definitely revisit this cottage.

This was our first stay in the cottage. We were very lucky with the weather and enjoyed a meal at the Plough, lovely walks and a day at Highcliffe Beach. It is a sandy beach with lovely cafes and walks by the castle. We enjoyed the log fire and with 2 people over 6ft has a laugh watching people bump their heads. It has been a lovely staycation. We really enjoyed our stay, the standard of the property was excellent. The garden is lovely. It’s a shame some drivers don’t stick to the 30mph on the road outside as it makes that road pretty unappealing to walk from as it seems too fast. I realise that is not something the owners can do much about! Otherwise a lovely property in a nice spot - access to New Forest and the coast was lovely.

Walnut Tree cottage was the nicest cottage we have stayed in. Close to New Forest and magnificent beaches. It was extremely well equipped and everything in working order. We had a wonderful week on the South coast and would definitely consider the area and cottage when booking future holidays

We have had a lovely weeks stay. This cottage is even better than the photos. We are so glad we picked this cottage. It has a wonderful charm about it and easily caters for a family. Table tennis proved very popular as well. Will definitely be back again.

This is our 4th stay in the New Forest and this is the best cottage we have stayed in. Lots of charm, very well equipped. Very central for visits to Burley, Beaulieu Motor Museum, Highcliffe beaches, Mudeford Quay and Milford on Sea. We went to Bournemouth on the rainy days and went to the cinema and sea life centre.

We've really enjoyed our stay in your lovely cottage with all its mod-cons and comfortable beds. I watered your hanging baskets and dead headed the pansies and roses. I couldn't resist, I work in the botanical gardens. We have done many long walks and visited the Isle of Wight twice so I am going home for a rest.

The perfect remedy for stress. Had a peaceful and relaxing time. The cottage was fascinating. Perfectly placed for the New Forest and the coast. Thank you for letting us stay in such a fantastic cottage! It was the perfect setting to celebrate a 30th wedding anniversary. We can highly recommend the tall tree trail which is only a short drive away. The owl in the evening is soothing and it's amazing to see the deer in the field behind!

Oh my goodness, what an amazing cottage. If you ever want to sell it give us a call!! Loved absolutely everything (despite us all banging our heads on several occasions!!). It is so refreshing to have such a well-equipped kitchen, DVDs and games etc. So much thought has gone into making us guests feel totally at home. All the little notes everywhere about keys, local amenities etc were so appreciated. My husband hasn't stopped talking about moving here since we got here and has been looking online but can't find anything to beat this. We could have stayed forever :)

An excellent place, historic, interesting, very comfortable, every mod con and detail there for you. Some low ceilings you will bump your head, but that’s part of the historic charm and only in parts of the house. A huge amount of living space, and very tasteful.

The property was ideal for our family group. Exceptionally well equipped and beautifully furnished and clean. Ample space and safe enclosed garden for our grandson to play in. The great selection of toys was a bonus. Table tennis in the garage was enjoyed by all. Location very good near forest and coast. We were lucky to have good weather but the selection of DVD's games and books would be ideal in wet weather.

An absolutely stunning cottage with the thoughtful owner having thought of every single thing. Including detailed instructions, toys for babies and toddlers and books for older children too. The kitchen was very well equipped with every possible equipment one would need and the garden is big enough and beautiful. Me and my family had a lovely holiday, thank you!

The cottage is perfect ! Location in the South pf New Forest and close to the sea is very good. The house is easy to find and still in a very quiet area with very nice views from the first floor ! The house is very well equiped and was all clean and warm when we arrived. Highly recommended !!! Aurelie and Thomas
